About this house rental
A grand Victorian Home, High View is set on the top of a hill overlooking south London and only a ten minute train journey to central London
With a large driveway with parking for four or five cars, the house also boasts an enormous lawned garden, large terrace with
dining and seating areas as well as an elegant balconied terrace.
The ground floor is accessed via large double doors to the hallway with a grand staircase. This floor is served by a Butler's Kitchen well-equipped for entertaining. The drawing room leads to the balconied terrace while the interlinked Salon and Dining Room has a large dining table and seats up to 16 comfortably.
On the lower ground floor you will find a large country style kitchen plus
secondary kitchen as well as an elegant breakfast room and media
room with mirrored bar. There is an additional shower room on this level
with double basins plus WC. The large kitchen leads to a terrace with tables and chairs.
On the first floor there are three bedrooms - the stunning pink and gold Versailles Room, white Moroccan-style bedroom and the
Master Bedroom which features a huge soaking tub and antique French basins. This floor is also served by a large shower room
and the Silver Bathroom with its marble and silver basins and large soaking tub.
The second floor has a further four bedrooms all of which are themed - from The Dormitory with its row of four single beds to
the Patchwork Room with double bed, The Ticking Bedroom with three single beds and elegant Grey Bedroom with antique double
carved bedstead. The Coral Bathroom features a traditional roll top bath and original fireplace while the adjacent bathroom features
a roll top bath and enormous walk in shower.

We were nine people staying at High View for 5 night in July.
The house is gorgeous, just as the pictures shows. Well equipped kitchens, the beds are very comfortable, and good cleanliness. The outside area is beautiful, but unfortunately

House was beautiful and check-in easy. Allowed for a group of 14 to have many nesting places and quiet separate bedrooms. Potentially not perfect for handicapped travelers (taxi/Uber to downtown ranges 50-70 min, subway beautiful/efficient (50 min) but 15 min downhill and 20 min uphill back, no bathroom on 1st floor). Local restaurants spotty, delivery can be amazing. Best for larger groups. If you love longer walks and the adnenture of train/subway travel in an affordable/beautiful roomy place to stay that is well appointed - perfect!

The property is spacious and the beds comfortable. It is clearly used as a photo shoot location so is very elegant to look at. Some things do not work. No bulbs in some bedside lights. Were we supposed to bring our own? A bath in a bedroom that is just for show. No stereo as advertised in the details. A booklet in the property with wifi details etc. included would help and save me a call to the owner.The house next door has garbage all over the driveway. Abandoned shopping trolley etc. Nearest restaurant is 1.5 mile to walk to. Small grocery store about 1 mile away. Overall though a very good property and experience.

Thirteen of us stayed in this beautifully decorated and welcoming home for the Christmas holidays. Each bedroom, bathroom, dining space, and sitting area was elaborately decorated and lovely, but gave very little space for stowing personal items. The kitchens were fully stocked with the things we needed for cooking large family meals. We found everything we needed in the neighborhood on a daily basis so if your holiday is more about staying put and enjoying family time, this home is perfect for you. The commute into London is a bit long, so account for that when making plans.
Our family loved staying here and I think yours will too.

This home exceeds expectations!! A truly beautiful residence! One challenge is that Croyden is not connected to the Underground. There was difficulty, time to time, obtaining an Uber into London and back, especially in the evening! However, this was a minuscule inconvenience because this amazing home outweighed any logistics!

Myself and my team of ten rented this property and the neighboring coachhouse for a weeklong coworking trip.
We found this property to be very beautiful and extremely spacious. The location was a short walk to the nearest rail station and bus stop. The transit into central London did take some time (30+ minutes) but for the price and size of this property, nothing else could compare. The house has many levels including a media room, multiple dining rooms and living room areas, and two kitchens. Our team was able to work and eat together in common areas, and also retreat to other areas of the house when needed. We never felt cramped, even with our large group. The backyard and patio were lovely spaces as well.
Ahead of the trip, there were periods of time that the hosts were unresponsive. Once we arrived to the property, there were some issues with working power outlets and wifi, but the hosts were quick to reply and resolve these issues.
Overall, we highly recommend this property to large groups looking for a space that can accommodate everyone.

This place is absolutely gorgeous! Traveled with three elderly, 2 infants, 2 toddlers, and 4 adults. There was more than enough room for everyone and check in check out was a breeze. Beautiful local park very close by for morning walks. Also recommend uber eats or any other app to bring you local groceries. Safe neighborhood and walking distance to metro. The details of this place are magnificent and you'll spend much of your time appreciating your home for however long you are staying. Would recommend to anyone and would be a dream to come back.

Although the photos for this property are beautiful, they do not do justice to what you will experience when staying here. It was the most beautiful, fantastic, perfect house we have ever rented - and I've rented a lot of properties for our family vacations over the years. Every room was a work of art. Every bedroom perfect. We absolutely could not have asked for a better place to ground ourselves during our recent 10-day stay in London with 15 family members.
There were a few tiny problems - one, the smoke alarm went off repeatedly for no reason at all. We wouldn't even be cooking anything and it would go off. Two, one of the bathrooms on the upper level - the one without the shower - had a bad odor that couldn't be identified or fixed. So we did tend to avoid that bathroom. Also, the downstairs expresso maker had been filled incorrectly by a previous tenant so could not be used. And when it rained, there were a couple of leaks on the top floor as well. But overall, it was fantastic.
We had a personal chef come to the house the first night and prepare a 6-course meal for us. He found everything he needed in the downstairs kitchen for this extravaganza, and the house is so well-stocked with dishes, silverware and glasses that there were no problems serving either. There are plenty of refrigerators - they're small in comparison to the US but they worked just fine for us - one downstairs and two on the main floor. And the table on the main floor was HUGE - all 15 of us could be seated together so that was wonderful too. It was a great way to start the vacation.
The gathering rooms were perfect for the group as well. In other houses it's often a problem to find seating for 15 people in one room, but it's not a problem in this house. At the end of each exhausting day full of excursions and sight-seeing, we could meet for drinks and talk about the day. Again, just wonderful.
We rented two large vans for our group, and parking was ample for both. We used the vans to get to the train station, - about a 20 minute walk, so decided we'd be too tired at the end of the day for that, so got the vans. The house is also walking distance to a local grocery store. So again, just perfect.
Communicating with the owner was simple and they always answered promptly. There were no surprises - the TVs worked, the WIFI worked, everything worked!
Hopefully I have conveyed how fantastic this house was! If you're considering renting it, DO IT! :)

Our family and a couple friends spent 15 days at this property. On day 1 everyone spent the first two hours walking around the house and facetiming images to their friends and family back home. The home is a masterpiece; decor is incredibly beautiful yet the home is very accomodating and comfortable. We prepared large family meals in the two well-appointed kitchens, which are stocked with everything a gourmand would need. There are numerous areas to congregate or to get away from others, and the grounds are stunning. We rented a car, but two train stations are within .5 to .75 miles, as are grocery stores, restaurants, etc. The trains run directly to London Bridge Station and Victoria Station, and those can get you literally anywhere you want to go - quickly and easily. The home has five levels and many stairs, so may not be ideal for someone with mobility issues. Balconies allowed us to watch foxes laze in the yard and gorgeous sunsets in the English countryside. We are coming back, if the owners will have us. Thank you!

A family group stayed here for 5 nights over Christmas. The house is fabulous. It definitely exceeded our expectations. We've stayed in some lovely houses before but this was so well styled and the owner clearly has great taste. I would definitely recommend this. The area outside is not the best but we knew what to expect. We wanted to be in South London so we could all meet centrally. There was ample parking for our 5 cars. The house had everything you could need. The only downside was that when we first arrived the house was very cold and took a while to warm up but after the first 24 hours it was fine. The upstairs floor needed heaters to keep it warmer but these were provdied. An amazing house - no wonder it has won awards!

I booked this house for a group of ladies to get together.
Unfortunately after having a booking confirmed for several weeks last minute my booking was cancelled. For me to try and re book a house for 17 ladies 2 days before our trip would prove difficult.
We last minute got this house with the same host and company which was beautiful. However our weekend consisted of the host contacting us on several occasions and asking us to plug the wifi in so they can monitor the sound level and noise. We found this an invasion of our privacy as well as being rather big brother like.
The first evening there were apparent noise complaints which we admit as a group of 17 ladies we may have been loud (but don’t accept a big group booking if you’re conscious of this)
The second day the host contacted me twice to plug the wifi in, it was accidentally unplugged to charge a mobile phone as we didn’t need the wifi and at this point- this was before we were aware that it monitored the sound. If we didn’t plug the wifi back in the owner said they would send maintenance round to attend to it ASAP.
We were out the whole day and evening and we kept getting calls from the owner to keep the noise down even when the house was empty. This stress was inconvenient and ruined our meant to be “relaxing” stay.
Finally on our last day we cleaned the house, washed up and put both dishwashers on with the dirty dishes. We took all the rubbish and recycling out and even ordered more toilet roll for the next guests as we had used the small amounts they had provided. We locked up and ensured the floors had been swept and all bedrooms were left acceptable. We also provided further pantry items such as oil, pasta and un opened cereal for future guests. We got hit with an extra cleaning bill as there was dirty laundry and the beds hadn’t been made. If there were strict ways on how to leave the property this was not explained or no instructions left anywhere in the house. I am still contesting this fee as I believe this is a form of getting more money out of people and is unacceptable to complain when the place was left in a respectable state.
It’s a shame as the house is lovely and there’s such a potential but for an owner who is so precious about noise they shouldn’t accept group bookings.

An amazing property…. Ideal for us.
We travelled as a group of 15 females for a short break to London, just wish we had longer to spend more time at the house. The house had everything we needed and plenty of space.
I can highly recommend this accommodation and would use it again.

We had a small group of families get together for a new year's eve dinner and drinks and this place was absolutely perfect for it. The rooms are beautifully done, and the entire place has sort of a shabby chic look which I really liked. Definitely recommended!

Each and every bedroom was a delight and the amount of space for entertaining was perfect. We were a large group of twenty but comfortably enjoyed dinner both nights in the dining room. We chose to self-cater and the kitchen had absolutely everything we need and plentiful oven space. More impressively though is the beautiful decor - it helped turn a lovely girly catch up weekend into a truly special occasion. We were lucky enough to enjoy beautiful weather during our stay and so were able to utilise the gorgeous outdoor space. In fact, we only ventured away from the house on Sunday afternoon for lunch at the Alma pub in Crystal Palace (which I would also highly recommend). I would also like to thank the owners for their hospitality. It is no small feat to arrange a weekend for 20 people and Catherine did all should could to make this as easy as possible. Do not hesitate to book for your own stay!
