About this castle / palace rental
Guests have said that it is just like having your own stately home for the weekend and there is certainly a Downton Abbey feel about Kinblethmont House.
Its unique atmosphere comes from the house's Victorian pedigree mixed with its contemporary comfort and homliness. Please scroll down to the bottom of the facilities section to see links to our own website and video -it will give you a good idea of what it is like on Kinblethmont estate. Kinblethmont House is situated about 4 miles from Arbroath.
There are 14 bedrooms and 9 bathrooms so we can comfortably accommodate up to 28 but it also works well with smaller groups.
Having had many family parties here ourselves, we can thoroughly recommend Kinblethmont as a large holiday home for gatherings of friends or family reunions for short breaks or weekly lets. In the summer you can play croquet or badminton, visit the unspoilt beach at Lunan Bay or just relax on the sheltered terrace in the sun with a coffee or gin and tonic while the children (of all ages!) play.
All around you can hear wonderful birdsong and if you are patient you can hear the drumming of the woodpeckers that regularly visit the feeders outside the kitchen. The house is set amidst mature woodland with specimen trees and there are some lovely woodland walks around the estate at all times of year. The immediate area is also particularly suitable for cycling.
In the winter you may prefer to cuddle up in front of a roaring log fire and play parlour games or try your luck at snooker or table tennis. The more adventurous may even decide to check out the snow sports at Glen Shee or the Lecht. Whatever the weather the children will have huge fun exploring the extensive woodland policies or playing hide and seek.
All house lets include linen, towels, bathrobes, electricity, central heating and logs for fires. We can also arrange child and baby furniture (cots, high chairs etc) and office facilities.
For those wanting some help with catering we have contacts that can provide special meals, some food for you to put in the oven or full catering - just ask and we will put you in touch with one of our excellent local caterers

Americans & Brits all met for a large family reunion at Kinblethmont! The stay was perfect. Communication with Jess & Gem was easy, helpful and kind. The house was absolutely beautiful and always had exactly what was needed- an extra tablecloth, an immersion blender, sharp kitchen knives, etc! Local recommendations from Gem were all spot on as well. A glorious stay!

This property is amazing! the grounds are so beautiful. the rooms are beautiful. We were a party of 14 and there was plenty of room for us all. Jessica was on Holiday so we worked with Gemma who was fantastic, She stayed in touch to make sure we had everything we needed which we did!!! I cannot recommend this property enough. Don't hesitate......book it

Stayed with a large group of friends and the property is absolutely fantastic. Everything you need is there and Jessica and Gemma were so helpful from start to finish. Gardens are beautiful and even the weather cooperated! I thoroughly recommend Kinblethmont if you are lucky enough to have the chance.

This property is absolutely amazing. Highly recommend and would to do this again if we had another large group. Was able to accommodate 22 of us with plenty of extra space and beds leftover. The gardens and grounds are beautiful.
The host, Jessica, was very responsive, thoughtful, and nice throughout the entire process. Gemma, the property manager, was so helpful with everything and gave us a wonderful tour and welcome. The recommendation to use Sinclair's for catering was also spot-on and a must.
No complaints at all, highly highly recommend this property. Do not hesitate to book.

What an outstanding property. I couldn’t have hoped for any more for my birthday party. The house is incredible. There were 24 of us and we all thoroughly enjoyed ourselves. The public rooms are special. Dinner was a tremendous success. Couldn’t have hoped for more

The Big House at Kinblethmont was the ideal setting for our family reunion (group of 26). The house was beyond what we expected and as great as it looked in pictures, it was even better in person. Everything we could have needed was provided for, the kitchen, bathrooms and bedrooms were well stocked – and all our family were asking where the linens were from, since they liked them so much. The central location allowed us to plan daily excursions to various sites, including a local distillery, the town of Arbroath, St. Andrews, Balmoral Castle and even a drive through the Highlands. The owners (Jessica and Robert) have preserved the character of the home, providing a unique and fun experience, while also ensuring modern amenities and facilities that can support large groups, such as ours. Gemma was fantastic to work with in planning our visit and was available and responsive to all our questions.

I cannot say enough wonderful things about our stay. 15 of us gathered to celebrate a birthday and not only was the house incredibly beautiful and big enough for all of us to be more than comfortable, Gemma went out of her way to help us plan and make things as easy as possible including helping us find caterers, entertainment, and more. Jessica also came to speak with us and share history about the estate. The moment we left we all already began talking about coming back again. At first we thought we might be too remotely located…however, once we got to the mansion, no one wanted to leave except for a day of golf. Thank you, Jessica and Gemma for a magical vacation.

We had a fabulous family gathering and in no small part to this wonderful place. Lots of activities, beautiful rooms and gardens and plenty of space to be social or find a room to read a book. Hosts were amazing and responsive. Local golf courses were fab too. Highly recommended. Thank you!

We went to Kinblethmont for a family birthday party, staying for a week. The property and extensive grounds are lovely - a real treat to stay in. We did self catering (couples taking turns) and had external caterers on one night. The facilities were extensive for this, so it worked out really well. There is plenty to do in the house and grounds - and in the wider area. We enjoyed walks on beach, cliff & hill, and visiting local towns. The owners were very helpful both before and during our visit - especially welcome, because we had to re-arrange twice over 2 years, because of you-know-what.

5th New Year here, wouldn’t stay anywhere else!
We are a group of 7/8 families and have loved every new year stay here (5 since 2011). The house is amazing, so grand yet homely, warm and with everything you’d need for a large party to stay. Our kids have been coming since some were just babies, now ranging from 6 to 17 and they love exploring inside and out. We hardly see them except at meal times, as the house is full of adventure for them. The kitchen and catering equipment make self catering on a grand scale easy. The catering dishwashers are fantastic and means we spend more time partying! The new walk in cold room is a great addition too. We love all the thoughtful extras in the kitchen and bedrooms - tinfoil, cling film, kitchen rolls, washing powder, dishwasher fluids, fluffy dressing gowns and towels, hairdryers, toiletries - all things other large rental houses don’t provide (we’ve stayed in a few!). The beds are super comfy, and bathrooms plentiful and nicely upgraded. The house sits in lovely grounds with lots of options for play, walks, runs and off road cycling.
The location near Arbroath and Lunan Bay is perfect - it feels very secluded but with shops and attractions just a few minutes drive away. We always get our food delivered from the local supermarket and the steak pies ordered from the local butcher, so have never used the catered option, but knowing how well Jessica and Penny Ramsay have always looked after us, I’m sure that would be a brilliant treat.
The fact that we are now planning our 6th visit is the best review we can give. Kinblethmont is a gem and we are always so grateful to be able to stay and create amazing memories every time.

House rental for wedding weekend
We stayed in Kinblethmont house over the weekend of our wedding, using it to host drinks for some of our friends and family on both Friday and Sunday. The house is amazing, really has the wow factor but at the same time feels homely and cared for. All the beds were very comfortable and the kitchen is well stocked. We are trying to find an excuse to go back!

Amazing old house, well equipped
Amazing house which made you feel like you were living the life of a lord of the manor. Really well equipped for large parties and great kitchen and dinning room's that had everything you could need to make staying here easy and enjoyable.
There was lots of activities for adults and children alike, we thought we'd be exploring the area but generally never left as no one was getting tired of all the things to do.
Owners were helpful and prompt.
Only reason not to recommend this is we want to come back and don't want it to be too busy. All our party enjoyed themselves!

50th birthday weekend
I booked Kinblethmont House and several outbuildings for my 50th Birthday weekend. I and, I was assured, everybody else absolutely loved it there. It's a charming place in a picturesque setting with vast grounds to roam around in. We all felt right at home despite the size of the house. Everything you could possibly need is available. The owners are very nice and will try to accommodate even urgent last minute requests. I wouldn't hesitate to use it again and thoroughly recommend it.

So much better than a home away from home!
There are surprisingly few properties able to take 25 guests in Scotland. So glad this one does. It's not that it is grand, you can find grand in many places. No, it is that it is grand and still feels like a home, a much rarer thing!
Although not all the bedrooms are fancy, none of them are bad. The place isn't super slick and polished but none the less it feels like a place that is cared for and invested in regularly. Everything works the way it should, even the piano is tuned.
Well equipped especially the kitchen areas and dining room. There are things to do on rainy days with snooker, table tennis and more.
Very convenient for Arbroath and the shops.
Jessica was very helpful and accommodating and honestly although it may be expensive if there's only a few of you but if you are a large party it is very good value for money. Better than a hotel stay by far.

Fabulous setting for our family get together
Fantastic location for our family get together, house was amazing, a real treasure trove of antiquities to interest all ages. Extremely well kitted out with everything you could possibly need for a large get together. I would definitely recommend Kinblethmont to anyone, only piece of advice would be to bring slippers for younger guests as old wooden floors did cause a few splinters for a few of our younger children but other than that this place was a real find for our family celebration and thoroughly enjoyed by everyone from under 5s to over 70s. Go you won't regret it!

A rare, beautiful & majestic weekend with friends
Kinblethmont House is a truly wonderful place to spend time away from 'normal' life. We felt so lucky to have the run of this historic, art-laden gem of a house. There were 25 of us gathered for a long weekend and no-one wanted to leave. We also had run of the grounds and beautiful walks through the estate. To the side of the house there is a beautiful lawn, with a croquet lawn, we spent a fair few hours there playing, talking and drinking fizz! The walled garden can either be a tranquil place to read a book, sipping a G&T, or a fun-filled space for all (there is a table tennis, a volleyball net, a badminton net and other 'toys' that you can use).
The house is fantastically appointed to make staying in it so easy - there's absolutely everything that you need. There's an inspired trio of gadgets - a walk in industrial fridge, an industrial glass washer (takes 30 seconds!) and an industrial crockery and cutlery dishwasher. All of the rooms are delightful - with period furniture and wonderful art.
But what makes Kinblethmont such a dreamy place to stay is that the Ramsay family give you the run of it for the whole of your stay.
If you are thinking of a really special place to celebrate anything - I'd urge you to stop your search here - you really won't regret it!

Another amazing stay at this gorgeous big house!
This was our 4th stay at Kinblethmont with our gang of friends to celebrate New Year. With a party of 18 adults and 14 kids (ages 2-16), yet again the venue was perfect for all our needs. Loads of public rooms means plenty of space for everyone, and the refurbishment works particularly to the bathrooms and kitchen, have made Kinblethmont even better than ever. Bedrooms are so warm and comfortable and the little luxuries of toiletries and bathrobes is a lovely touch. It's location is ideal to enjoy nearby Lunan Bay for a New Year's Day jaunt, and whilst it's handy for the shops in Arbroath for last minute supplies, it really does feel like we're a million miles away from the world when we are here. Thanks again to Jessica, Penny and team for making our stay just perfect again. Loved it!

Perfect weekend at Kinblethmont House
Everything about the weekend was perfect - the house and the grounds were stunning, ideal for a large group like ours. The facilities were exceptional (indoor - the snooker table, table tennis, sky television, grand piano, large dining room and outdoor, in the walled garden - the football, volleyball / badminton nets, etc. etc. and the beautiful grounds more generally). The bedrooms and en suites were all extremely comfortable and the extra touches (robes and white company towels, for example), made us all feel very at home.
Penelope, Jessica and Robert were also uniquely helpful in advance of the weekend. I have organised these types of trips a few times before and never had such proactive and willing engagement. The caterers that were recommended (Sinclairs) were superb - I would thoroughly recommend that other groups do the same as us and invite them in for the full weekend - and arranging for the paintballing company (Skirmish) to come on site worked extremely well.
All in all we had a fantastic time. A truly 10 out of 10 weekend.

We were greeted by Penelope who expertly showed us around the House. The house was very well set up with everything you could possible need for your stay, the standard of equipment within the house was outstanding. The walled garden is a beautiful area, safe and perfectly manicured, a fun place with areas set up for games.
Our family had an amazing time and would recommend the House as a great experience.

Incredible property in an incredible location
We booked the whole house for a double 60th birthday celebration for family and friends for the Easter weekend 2017. We planned for the whole weekend to be fully catered and Roberts recommendation of Marshall Wilkie proved an inspired choice. The food and service were second to none and there was an unianimous view amongst our group that the whole experience was perfection. That combined with a number of events we had planned resulted in valuable memories that will remain with everyone for a very long time.
If I had to do it all again, I would change nothing! Thanks to Robert, Jessica, Penelope, Marshall and his band of gold.

Kinblethmont House
We booked Kinblethmont House and the cottages in the grounds to celebrate our Silver Wedding anniversary and my parents Golden Wedding anniversary.
Booking was so easy, Jessica could not have been more helpful.
As we got nearer to our stay, Penelope contacted us to make final arrangements; she was so accommodating and went out of her way to ensure everything was in place to make our stay special.
On arrival, Penelope greeted us and gave me a comprehensive tour of the house so we were familiar with everything before our guests arrived.
Our guests could not praise the cottages enough, they are completed to a very high spec.
All I can say about Kinblethmont House is that it's beautiful! We entertained over 50 people during our stay and this was easily accommodated in Kinblethmont House. The family went out of their way to ensure we had everything we needed.
I cannot recommend Kinblethmont House and cottages highly enough.
This is the second time we have stayed and we will certainly be back!
