This luxury Palazzo has eight enormous bedrooms, seven bathrooms (six en-suites), magnificent views, indoor/outdoor dining facilities and is ideal for family/friends on holiday or for celebrations, weddings and anniversaries. It has a large outdoor private pool and a number of terraces. The Palazzo was completely but sympathetically renovated to the highest standards by local artisans, retaining its magnificent chestnut beams and vaulted ceilings. It has a fully equipped kitchen with Godin cooker and two dishwashers. Within walking distance is an excellent pizzeria and the hilltop village of Monte Santa Maria Tiberina with restaurant, bar and shop for general supplies. Just 10 min by car is the Caldese Golf Club and Equestrian Centre. Citta di Castello, 15 minutes by car, is a buzzing town packed with restaurants, bars, cafes, supermarkets, sports facilities and shopping. The perfect villa for a summer holiday in which to relax and unwind.

Amazing property. Spacious inside and out. Beautiful peaceful and scenic views. Drive up to property is about 15-20 min to access main roads but we’ll worth the time.

Le Palazzo est spacieux, la piscine immense, la vue incroyable, le village charmant, .... c'est notre troisième visite. Celle avant la quatrième ! Pour plus longtemps l'année prochaine.

Eighteen members of our family made the long and at times, difficult journey (courtesy of BA) out to this amazing villa. We have all been to Italy many times before but this surpassed all our previous experiences. The villa was so lovely, it was large enough to house all our families without ever feeling that we were on top of each other. The interior has been beautifully restored with the stone and brick being both lovely in appearance and cool to live in. The gardens and the pool were delightful where we all spent many hours keeping cool and enjoying the magnificent views. We have endless photographs of the amazing sunsets that are on display every evening. It is truly the most beautiful place to stay and we have all agreed that we will, as a family, return again and hopefully stay longer next time.

A magical and wonderful week.

The interior has been beautifully restored with the stone and brick being both lovely in appearance and cool to live in. The gardens and the pool were delightful where we all spent many hours keeping cool and enjoying the magnificent views. We have endless photographs of the amazing sunsets that are on display every evening. It is truly the most beautiful place to stay and we have all agreed that we will, as a family, return again and hopefully stay longer next time.

In 16 persone, abbiamo affittato la villa per il ponte di capodanno dal 30 dic. al 2 genn.
La villa è ancora più bella di come si vede nelle foto. La proprietaria si è dimostrata sempre disponibile in tutto. Dotata di tutti i possibili comfort: riscaldamenti a pavimento, tutte camere con doccia e vasca, tv via cavo con sport e cinema, piscina, biancheria da letto e da bagno, doppia lavastoviglie, doppio frigorifero, stanze immense, camino ecc ecc. Insomma, come da titolo, una villa fantastica. Inoltre, la posizione è incantevole e domina la vallata.
A piedi è raggiungibile il paese di monte santa Maria in tiberina e, dalla villa stessa, partono parecchi sentieri percorribili a piedi che vanno dai 25 minuti alle 4 ore di camminata ( egregiamente segnalati).
A dimostrazione della disponibilità della proprietaria, ci ha proposto il check out del 2 nel tardo pomeriggio.
Un'esperienza sicuramente positiva sotto tutti gli aspetti. Grazie!

My fiancee and I invited 16 adults and two children for a small intimate wedding, and week of relaxation in the beautiful Italian countryside at Palazzo Prugnoli. It was the perfect place to have a wedding, it was the best week of my life.
When we arrived at the property I was very impressed by it's beauty and grace. The house has an amazing sense of space, and every detail is perfect. The entire house was spotlessly clean, and furnished with a mix of lovely antiques and classic contemporary pieces of furniture.
The kitchen is a dream for group cooking. There is every appliance or utensil you need to cook. The kitchen has a 4-foot-long antique marble basin sink (not shown on the website) that is stunning. We cooked for 18 people all week long in the kitchen, and enjoyed every moment of it. There are enough wine/champagne glasses, dishes, and cutlery for at least 25 people. The stove is amazing, a work of art.
The bedrooms are very large and lovely, with crisp white sheets, hotel towels, high-end firm mattresses, and pretty tapestry quilts. The bathtubs and showers are amazing. We never ran out of hot water or water pressure, which is very unusual in Italy.
The grounds are stunning, and the view is an ever changing mesmerizing vista. The house is within walking distance to a pristine medieval town, but it feels like it is in the middle of the Umbrian countryside (which it is). There are no other houses, cars, paved roads, or commercial buildings visible from the Palazzo, though they are nearby for convenience. The outdoor chess set was a huge hit with everyone, there is also ping pong and croquet.
M.S. Tiberina, the town, was charming and beautiful. Though, there was not a lot to do there except have a drink or meal overlooking the Umbrian countryside, which was very lovely. We visited Citta Di Castello, Gubbio, Perugia, Montepulciano, Crete Sienese, and Cortona. We also went horse back riding five minutes from the Palazzo, and flower picking. We visited nearby farms and vinyards to buy local food and wine products.
The owners were a delight, always reachable by phone. They do not live on or near the property. The caretakers of the property, who were charming, were on hand to meet us, give us the keys, and answer any questions. They do not live near the property and we had the entire place to ourselves for the week.
Our family loved the Palazzo, I highly recommend this villa.

We returned this weekend (May 30th 2009) from a very successful holiday including 3 generations. The Palazzo Prugnoli exceeded our expectations. The house is very spacious and well furnished, (NB comfortable beds) the grounds and pool were well kept and had just the right amount of shade during the hottest parts of the day, and the views were stunning. We were greeted on arrival and departure and had access to help in an emergency but otherwise left to our own devices - perfect.
We found the journey from Rome more difficult than expected and would advise others to leave plenty of time for the journey and for the essential shopping trip. Unfortunately Ryanair flights to Perugia don't arrive on Saturdays. Also, make sure you have enough room in the car to squeeze in the shopping you will need for the next couple of days. Try to arrive in daylight. The house is in a very rural area and the drive involves some steep hills, hairpin bends and faith in the written directions. This was challenging during the day but much more difficult for those who arrived after dark.
Our group involved 17 individuals from 15 to 76 and the house and location had something for each of them. It is a short uphill walk to the local village; this has the essentials of a bar, pizzeria and restaurant. The local restaurant squeezed in 17 of us without complaint and the homewards walk downhill, in the dark was entertaining, partly because of our failure to bring torches, but also because of the show of fireflies which illuminated our way home. The house is set apart from the villiage but only by a few 100 metres so, whilst private, it does not feel isolated.
Locally we found plenty to see and do with side trips to Gubbio, Perugia, Arezzo, Citta di Castello, and Assisi as well as 2 golf trips. The local golf course is extremely hilly and exposed so try to hire buggies to help you around.
The pool is a good size for water volley ball and we played every day.. There are also boules and croquet so no excuse for boredom. We had great weather but if things weren't so warm there is a great games room with PS2, Sky, table football, children's games and so on. In additon there is an upstairs sitting room for more sedate relaxation.
Only people this might not suit are those who need urban environments, those with mobility problems (lots of steps) or those with very young children (i.e. under 5s). Otherwise, fabulous and highly recommended.

Wohnen im Palazzo mit Blick auf Umbrien/Toskana
Monte Santa Maria Tiberina ist ein Ort, der wie ein Adlerhorst von weitem zu sehen ist. Im luxuriösen Palazzo kann man mit Freunden oder der großen Familie stilvoll wohnen und die herrlichen Ausblicke genießen. Die Verwalter kümmern sich und geben Tipps. Wir wurden erwartet, das Haus war sehr sauber und Kinderstuhl und Bettchen standen bereit.
Die Küche läßt das Herz jedes Hobbykochs höher schlagen.
Es war kühl im Oktober, aber bald war das ganze Haus wohlig warm. (Man beachte die etwas erhöhten Heizkosten in Italien!)
Orte wie Gubbio, Arezzo aber natürlich Sansepolcro und Città di Castello sind nur einen Katzensprung entfernt.Wer sich auf den Spuren von Piero della Franceso bewegt, ist in dieser Gegend richtig. Wanderkarten gibt es kostenlos im Tourisbüro von Città di C. Man kann herrlich vom Haus loswandern. In Città gibt es tolle Lokale, wir verbrachten aber unseren letzten Abend bei Polina und Alberto im Palazetto in Monte Santa Maria Tiberina nur ca. einen Kilometer vom Palazzo entfernt alle waren begeistert, gemütlich und familiär - Polina gewinnt jeden vor allem aber die Kinder!
Im Palazzo können Sie Urlaub genießen vor allem bei schönem Wetter lädt der Pool alle ein und abends das Kaminzimmer mit gefüllter Bar.!
