Lower Mill Estate is family orientated, however, discreet adult gathering are welcome.
2 dogs are allowed at a supplement of £25.00 each.
Complimentary access to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools (shut in winter), outdoor plunge eco pool, steam room, sauna and treatment rooms for a range of massages and spa beauty sessions (bookable at an additional cost).
A guaranteed later check out of up to 4pm is available on Sunday at no extra cost.
Ashton House on Clearwater Lake is a 3 storey /5 bedroom/ 3 bathroom/4 WC lakeside facing house (1 en suite in the master and 2 family bathrooms on each floor, 4 WC) sleeps maximum of 10 adults and 2 kids 1 child above parents in top bunk/parents in a double below, 2nd child on a z bed in parents bedroom. 4 doubles and 1 twin (1 of the doubles is a bunk bedded rooms with standard double on the bottom and single on the top) plus 2 infants sleeping in travel cots.
A z bed is available for 1 child at a supplement of £25.00, this is charged for separately by us after your booking is confirmed. Please advise if the z bed is required?
2 travel cots are available at a supplement of £10.00 each, this is charged for separately by us after your booking is confirmed. (A flat bottom sheet is provided, however, a quilt and pillow are NOT provided due to health & safety). Both the same size 72 x 101 x 71cm.
2 high chairs are available free of charge. Please advise if travel cots and high chairs are required.
Open plan living/ dining/kitchen/study is extremely spacious and the features a 2 storey gable with a designer mood light, suspended from the 2nd floor ceiling.
Based within a private gated development with 24 hour on site security and takes advantage of membership of the renowned on site Spa with full height glass, gabled walls and only 1 minute walk from your front door.
This award winning property offers 70 m2 of private and very secluded ground floor decking and grass, as well as 11 meters long first floor balcony, enclosed with glass balustrades makes the most of its location with full height south facing panoramic double glazing affording views of a small lake. Please note that during May to September the estate is unable to cut back lakes plants due to strict ecology plan limiting water views. We recommend Somerford Lagoon for water activities as the lake is larger and much more accessible.

We booked here for my 40 th birthday week for a family holiday to celebrate. The house was spacious and beautifully laid out in terms of space and chilling areas. Perfect location to near by amenities such as the bar, pool and activities hub. Loved left a range of books and games and football table. Also left a lot of furnishing to use in terms of cutlery plates, plenty of storage space and loved the balcony.
Would be 5 star but there was a lot wrong with the house which made it slightly uncomfortable to stay. There is no air con and when the hot weather the house became a little hot especially top floor, the fans left not all of them working or didn’t make a difference. The oven was broken or barely worked taking a long time to cook food. the 2 main beds in master bedroom and big double were either broken or really wore down not making a good night sleep. Also there is 4 bathrooms but only 2 main shower which made it difficult for large party to shower so could do with less baths and more showers in our opinion.
Overall service fantastic location and activities to do, scenery and care of the facility 5 star
, just need to bring the house comfort to a little more modern standard and then fabulous.

Yearly family gathering from around the world. Lovely home which worked very well for all of us 3 siblings and our respective families and my mother. In total 7 adults and 4 children ages 7 and under. Location is safe and quiet. The pool was lovely to have and my 18 month old loves the water. The house layout worked very well and it was mostly clean but a little tired. Bedding and towels well presented. Only 4/5 stars as there were lots of dead bugs on places like curtains, shower wall, windows frames etc. House could do with a deep clean and a lick of paint considering the rentals prices for short periods.

A ladies weekend, we found the property and the lower milks estate perfect for our needs. The house was beautifully presented and immaculately clean. The facilities of both the house and the estate were excellent. Despite not amazing weather, we were able to utilise the outdoor pool at the spa which was fantastic. We had a private chef visit the property and the kitchen easily met his needs. All in all a fabulous relaxing break

We spent 7 nights here as a group of 11, ranging from 3 years to 70 years old. All the amenities were available within the house for all our meals, and enough things to do within the lower mill estate, also good access to local towns.
It rained a lot of our stay but with access to the pool and a lovely house to enjoy cosy days everyone was still entertained.
Everyone commented on having a magical time.

We enjoyed the space and access to the facilities-!swimming/gym/ tennis which meant our family gathering was enjoyable for the whole age range.
Everything worked and we were especially impressed with how well equipped the house was. Too often we have found kitchens to be lacking in pots/ pans etc but this was no problem at Ashton house which really had everything we needed.
We would have preferred an extra shower rather than three baths but that is a minor concern. Families with small children and dogs should be aware that the small garden is totally open and drops straight into the lake edge which could be a concern.
Ashton house is a well equipped and comfortable property and can be recommended for a large family gathering.

The information provided on the lead up to our trip was very informative.
The check in process was easy, albeit we didn’t think to get the key to the property on foot and was waiting outside the gate to the house for around 20 minutes until a kind gentleman let us in. The house was just perfect! Everything you could possibly need to maximise on your stay. Fantastic amount of space for a family of 12 to socialise, get ready and enjoy.
The property was clean, well equipped and fun.
Lower Mill Estate is a wonderful place to enjoy too as well as neighbouring towns.
Our waitress at Ballihoo was fantastic, such a down to earth lovely lady. The food was tasty.
We booked Family Yoga in the Tipi which was brilliant. Steph was such a warm person who made it so much fun for all of us (age ranging from 5 - 60 years old).
A couple of negatives;
1) The smell outside the front door. Unsure if it’s a drainage thing? Sewer problem or just the stagnant smell being surrounded by a lake but it’s pretty strong. Especially if you leave the kitchen window open?
2) Ballihoo Market - my husband went into buy a couple of essentials - crunchy nut cornflakes (small 300g box) and a back of BFree chocolate biscuits - £9.25!! Would definitely expect to pay a bit of a premium for the convenience but that’s daylight robbery. £4.50 max that would be in a supermarket.
3) Slightly misleading property image. When you walk around the Estate there are houses that are right on the water. I thought that this houses was over the lake. There was a lake behind us but you can’t see it or across it. I thought you would be able to see it whilst on the balcony or something but this could’ve been my own mid interpretation.
Highly recommend this property! We didn’t want to leave. Thanks for a wonderful stay!

We hired this as a family weekend for a birthday treat, the property is in a wonderful location and is beautiful, every room had towels and there was plenty of equipment in the kitchen for all our needs. The house was a good size and well furnished. The view of the lake from downstairs was limited, the doors need soft closing hinges. Some of the kitchen facilities didn't work. Nevertheless we really enjoyed our stay.
