About this house rental
Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation. To the front of the property is a traditional Cotswold stone wall with a path leading to both the front door and the door to the utility room. To the side is a gravelled driveway for parking up to 4 cars and solid wooden gates with a security access lock. Behind the gates is a further parking area for an additional 2 cars if required. There is a good size garden enclosed by a stone wall to three sides which is mainly laid to lawn and well stocked borders. A large patio area can be accessed directly via French doors from the kitchen/diner and has a large table and chairs for 8 people and a picnic bench ensuring plenty of outdoor seating. During the summer months a barbecue is available. The games room is located in a wooden clad building in the rear garden and has a table tennis table and table football.

Northcote was just perfect for a wonderful weekend stay with old friends. Kitchen was fully equipment, Beds very comfortable. Local area was great with restaurants, cafes and shops just a short walk away.

This was our second stay at Nethercote House, but the first during the summer months. When we stayed over Christmas the house often felt chilly, but that wasn’t an issue in the summer.
The house is perfectly located, a ten minute stroll into town, so within walking distance of lots of shops and pubs. The house is comfortable, spacious, and for the most part well equipped. One decent sized fridge plus two small fridges are helpful when catering for a large number. I would definitely recommend this house for a large family group or a group of friends.
Some of the small issues we had had our previous stay had been resolved, which was good to see. The dryer has been fixed and now stays on instead of randomly switching off (although having to vent the dryer to the outside, therefore not being able to use it unless we were home is a little inconvenient). A soap dish has been added in the master (en suite) shower. A small thing but one which makes a big difference. I don’t know if the radiator in that bathroom has been fixed as it was warm enough this stay not to need it.
A couple of minor quibbles - there were only 2 tea towels and no oven gloves which was a challenge and would be easy to fix. And although there was enough outside seating with picnic tables, some more comfortable outdoor chairs for people to sit and relax in the nice weather would have been nice to have. These are just minor quibbles though. Overall it’s a great holiday house.

A great house with numerous bedrooms that suited our family of 11 perfectly. Plenty of space for us all and good facilities. Positioned a short walk from Bourton On The Water, making it really easy to get out and about to see the local attractions without needing a car. Communication with the owner is quick and helpful. Would definitely recommend.

A large and comfortable house. Suited all ages. Nice garden and games room. Very easy walking into Bourton on the Water with all its attractions. No need to use the car.

The house was everything we wanted in a terrific location

The property was perfect for our group stay (4 families - 8 adults, 6 children), exploring beautiful, but busy, Bourton-on-the-water. Lots to see and do in the area, the house is very well equipped, table football, table tennis, medium sized garden, gas BBQ, large kitchen/diner plus 2 lounges, plenty of cutlery, crockery etc. We managed with only 3 bathrooms (1 of those being en suite). The only downside, as per other reviews is the beds - the mattresses are very hard and uncomfortable, springs move and creek as you turn over, which doesn’t make for a decent night sleep. It would prevent a repeat booking. Change the mattresses and it's perfect!

A real gem tucked away in an amazingly pretty village which was within flat walking distance to the heart of the village. A family get together, large enough to accommodate 11 of us comfortably, felt cosy and inviting. The additional games room in the garden was an excellent respite where the younger ones (& older ones) could escape if desired. It was well equipped with everything that we required. Sitting around the huge breakfast tablet enjoying a traditional English breakfast each morning was a real joy. A fabulous house in a fabulous location!

What a fabulous place for our 3 night family get together. 8 adults two young children and a toddler
Plenty of space inside for socialising The kitchen was incredibly well equipped with a fabulous table for us all to sit round
5 double bedrooms and a further 4 beds in the loft provided plenty of choice for bedrooms
The weather was lovely so we had picnics and played games inthe garden and had a table tennis competition
Plenty of parking space for our four cars and only a five minute walk into the town centre
Great communication with the owner and instructions

We had a most wonderful time at Nethercote House! The space was very well appointed, very clean, and an unbelievably convenient location! It was so easy to pop out the door and be right in downtown Bourton-on-the-Water in less than five minutes. We regularly popped in and out throughout the day in different groups due to the convenience which was such a nice treat compared to always having to consider needing to load up the car to head places together as a group! The fenced in yard was also so great with young kids so they could play outside and burn off some energy :) The place really was a delight - definitely recommend!

We enjoyed a brilliant family weekend to celebrate two birthdays. The house is well equipped, clean and comfortable. The children could play safely in the secure garden and loved the games room.

Lots of room for all us the teenagers loved the games room and great big kitchen diner so we could all be together!

Spacious property suitable for family groups or friends. Our family groupof 10 were easily accomodated.The house had been professionally cleaned which is in our opinion very important.The kitchen and dining area were our favourite as it has a large table which the grandkids loved. The house is so convenient for the town which meant that we just walked everywhere.

The house was very comfortable and user friendly. We loved the kitchen where the older ones could sit and watch the younger ones cook! In the end we were never more than 10 people staying at a time, it might have felt a little small with 24 but like that it was perfect.

Great, spacious property. Good spaces for people of a range of ages to gather together. Outside games room a bonus. Comfortable beds, plenty of hot water - everything we needed! Plus a really good location.

The house was just as described and in a prime location, walking distance to the beautiful town. perfect for large groups such as our family Christmas get together of 12 from grandparents to teenagers. Only complaints would be the very limited TV choices and very hard beds in all bedrooms.

Nethercote is a great house for a family gathering. It was exactly what I hoped for and more for my birthday celebration weekend.
The rooms and layout of the house is excellent. It was spotlessly clean and the kitchen has every utensil needed. It really is a short stroll to the town. The garden is great for summer guests. I would definitely recommend and hope to revisit in the future.

Very clear instructions to find the property. Great location near to the village centre. Spacious with lots of room, there were five of us. Lovely and clean, the two bottles of welcoming wine was a nice touch. Definitely recommend for a weekend break in the Cotswolds.

As a group of 9 making our first trip overseas, we could not have asked for a better experience. The house met all expectations from the description. There was plenty of room for all of us, and it was nice to have separate living rooms. The town is very picturesque and a short 5 minute walk. We had many quick walks to town for food and drinks and to soak in all the great culture. They have eveeything you need in the kitchen, and the kids enjoyed the ping pong table. Would definitely recommend, and if we go back, hopefully its not booked 😉.
Communication started early and had a quick response. They were very helpful with any travel questions that we had. Highly recommend this property.
Only caution i have is if you're tall, watch youe head in some of the doorways, my tall sons found out the hard way, lol.

The location was perfect. The house needs some attention. Beds definitely need to be upgraded.
The backyard would have been more enjoyable if table pictured in listing had been there.

Great property that really stands out.
The walk to the town was even shorter than I thiought it would be.
The configuration of the roooms leaves plenty of options for big gorups and the master ensuite is a wow factor.
Small and reasonable maintenance issue was taken care of on the same day very professionally.

We had a few hiccups to start however I have to say they were dealt with very professionally and extremely efficiently.
The house is lovely and in a really good location, you can walk everywhere. Plenty of cafes, restaurants and pubs, again all within easy walking distance.
Beautiful garden which easily accommodated all 13 of us.
On the downside all beds need attention, other than that great place, we all enjoyed our stay and would definitely go back.

Booked Nethercote House nearly 2years ago to ensure we had a base to leave from, for our daughters wedding at nearby Stone Barn.
We were a family group of 13 adults using all six of the bedrooms. Downstairs bedroom ideal for my elderly mum who was able to easily acess the downstairs shower room.
At no time did we feel on top of one another. The games room was fab and used frequently. Michael, the owner, arranged to have the gas BBQ available for our stay which we enjoyed on the sunday of our stay.
Some parts of the house require a little TLC but this did not detract from the overall beauty of the house which was clean, comfortable, wonderful garden with a great games room, and greaat base to explore the Cotswolds. Plenty of space for everyone and space to find a quiet corner if need be.
On arrival we were pleasantly surprised by the thoughtful food hamper which was such a lovely touch.

Great location short flat walk to the centre but far enough to avoid any noise. We were 9 adults and the property felt easy and comfortable to stay in - good layout for groups and a bit of own time and surprisingly large on the inside.

We had a great stay at Nethercote House. 3 nights with 11 family members whose age range was 14-83. The house has a lovely layout with a good flow through the rooms and plenty of space. Everything had been thought of, there was even 3 fridges so self catering was a breeze, even for 11 people.
A short walk into the village which, maybe 5 minutes, which is very picturesque, and also fine for someone with limited mobility.
Perfect, and would definitely return.

We had a lovely stay, the house was lovely with everything explained really well by the host!
It’s was very easy to walk into the town as it’s ob 5 minute walk away with lots of great attractions near by to.
We would highly recommend and definitely be back again to stay in the future!
