The vibe. I love the decor - it makes you feel like you're actually in Mexico.
Felt safe and peaceful.
It's feels like going to grandma's house. Maybe because it literally is somebody's home (as you can see their car parked inside the garage-lol).
The value is great- which is why we tried this place.
MARIA the cat- she's the sweetest.
1. Wifi is not consistent. We work remotely, and we have to leave the hotel and find another place with strong wifi. Not suitable for remote work. Netflix didn't work- that's how slow internet is in our room.
2. Breakfast is limited to only 1 choice. So if you choose 1 hot menu, you can not add a fruit plate. I wish they could just have a buffet style.
3. Location - you will need a car. No dedicated parking. You park on the side street.
4. I am into the caring for the environment, but I don't appreciate all the little notes around the room reminding guests to turn-off the AC when not in the room, or "Don't let the water RUN". They can just verbally tell the guests at checkin. Again, feels like grandma telling me all these rules- jajaja
5. The smell - I can't describe it. Maybe because the AC is off most of the time, the smell of the old room seems to overpower the entire area.
6. Keys- we have 3 keys we needed to get in (1 for gate, 1 for the main door, and 1 for the bedroom- jajaja) it's like you're in a Squid Game- lol.
Overall, a decent stay for people who simply wants a place to sleep. I will choose this home in the future if I am not working.

Einfach alles! Unser Zimmer "Angél" mit Balkon war super. Diese familiäre Unterkunft ist eine Oase mit wunderschönem Garten und Pool. Jessi hat uns sehr herzlich empfangen und uns die Vermietung eines Rollers sowie einen Tauchgang organisiert. Die Eigentümer Patricia & Caesar waren stets kommunikativ und gaben uns das Gefühl, ein wenig zu Hause zu sein. Zu Fuss ist man in 20 Minuten im Zentrum und an der Meerpromenade und dies nach einem köstlichen Frühstück.

It is so peaceful! Everyone who works there is so friendly and helpful. The room and bed were very comfortable. The pool and outdoor area is like an oasis! We thoroughly enjoyed our stay here and would definitely stay here next time.
The only things that could have made it any better would be if there were a refrigerator and a water kettle in the room for coffee. Other than that everything was perfect

The vibe of Patricia’s place is really chill and homelike. We loved staying here a bit away from downtown. And the supermarket right next door is great. And the breakfast is delicious!

We were very excited about this stay, and we liked it so much that we stayed longer! The building is a gorgeous old home and the pool area is excellent - great pool, jacuzzi and a good spot to have breakfast. The rooms were massive, with a big bathroom (huge bath!) and seating/wardrobe area. The breakfast was delicious and there is a massive supermarket across the road, and a kitchen available. The cat Maria is very cute.

what wasn’t to like?! everything was perfect and made for literally the most relaxing work-cation. everyone was so kind, the breakfast was lovely, the room was wonderful—comfy bed and nice bathroom. It’s about a 35 minute walk from the main drag, but the island is so safe to walk. cabs are easy to find too! The pool area is refreshing. Truly, one of my biggest pluses is the drinking water and ice that is included in the stay! As a frequent traveler, that’s an absolute luxury that cannot not be highlighted. Hands down, the most pleasant stay I’ve had in a long time!

The property was gorgeous, the staff was amazing and very helpful and the breakfast was scrumptious! Our room was spacious, scented and very clean. The only thing I found a bit uncomfortable was the firmness of the beds but we got use to it after day 2. Overall I would definitely stay again!

The breakfast was out standing. The staff was prompt with assistance and the food was delicious. It was so peaceful to sit in the garden and eat your breakfast and drink coffee in the mornings. The garden is unbelievably beautiful. We saw and mingled with the other guests at breakfast or at times we were the only ones in the garden. The staff was very attentive. The location was excellent for us as it was near grocery, taxi stand and within walking distance to several restaurants. The hacienda exceeded our expectations. We read all reviews prior to booking and they were very accurate. The hacienda is beautiful, amazingly decorated and well appointed with everything you would need for your stay. The hosts were so gracious and appreciative of our visit. My husband had a massage while there and raved about how wonderful it was. There was ample parking for your mode of transportation. Maria, the house cat was such a cutie. We would highly recommend a stay here.

It has a very romantic and charming atmosphere, every room is beautiful and special, it is nice and quiet, very clean, wifi is good, staff is very friendly, breakfast is good, pool area is very nice and with a jacuzzi, and there is a cute cat called Maria in the garden.

Very nice colored relaxing place with outdoor pool and jacuzzi. Very friendly and helpful owners, always ready to help and inform. Nice staff. Good breakfast. Kitchen and fridge available for guests, next to the pool. Next to an “always” open supermarket. About 2km from the town center (and certainly quieter so), where ferries to Playa del Carmen are also located. Taxis to the center are cheap (50 pesos, ie less than 3 US$). Good wifi. Cozumel seems to be a quiet and globally safe place.

Great hosts and staff. Great to have fridge space for any requirements and places to relax or cook if needed. Lovely cat who likes a cuddle.
The neighbour’s dogs would bark at all hours of the day and night. They kept me awake or woke me a few times even with ear plugs, and really diminished my stay/sleep. It’s a shame because of how lovely the place was. If I managed to sleep without dogs, it would have been a 10.

When I booked the Hacienda Boutique I thought those photos were too beautiful to be true. In reality the place shines even more. Above all, Patricia and her husband Cesar made me feel like a loved member of their family. They took care of everything for me. Transport, scooter (even returned it for me, so I had zero hassle with it whatsoever), scuba diving, restaurants, you name it. They just went above and beyond! The chefs who prepared my breakfast (many choices) were equally caring people, who never missed a beat to make sure I had everything I could desire. What else is awesome there? The pool with outdoor kitchen makes no sense for a hotel with just a couple of rooms. I had it for myself most of the time, which made me feel just grateful. Even the cat made me feel good, lying down next to me purring. And of course the other guests. I met wonderful people who I got to spend time with and adventure the island. Why is this possible? Because when Patricia's children got married and moved out, she and her husband decided to turn their home into a boutique hotel. They spent two decades caring for their property and are now giving travellers a chance to benefit from the space and the relationships they so thoughtfully built over time. I had the best time with everyone they recommended to me. This place is perfect as a home base from which you can discover some of the most beautiful beaches and dive sites in the world. Enjoy ;)

The place had a really
awesome looking interior and we were welkomed in a great way. The hostesses were friendly and Maria the Cat even gave us a complimentary sniff of the hand. If you like a more modern style you would still be impressed by the old school look of the house.
The place is somewhat removed form the restaurants, so a scooter would solve that problem best. The taxi people dont have an official rate so that can be quite a hassle.

EVERYTHING! How could you not!? The decor, the quiet location, the safe & secure walled gardens and property…it was all perfect. Each room appears to be decorated individually and beautifully! I particularly loved my bathroom; the tiles were such a joy each morning.
The orientation of the property and it’s facilities led by Jessie on arrival was 10/10. I knew EVERYTHING from her and had no questions. For a solo female traveller this was FANTASTIC.
The garden/pool area is an OASIS; so relaxing and beautiful.
The shower was fantastic and there was ALWAYS HOT water.
And mustn’t forget Maria the friendly resident cat - what a cutie.
I’m so happy I stayed there, thank you SO MUCH!

Beautiful room, with a large comfy bed. Delicious breakfast. Great pool area and jacuzzi (although we were out and about so didn't get to make much use of it). Really useful to have a fridge guests can use. Great communication from Patricia. Friendly resident cat called Maria!!

We had a great stay at the Hacienda Boutique B&B. Breakfast was simply amazing, way exceeded our expectations with a menu and personalized service. Our Room was comfortable & spacious. Location was further out, but we had a scooter and this wasn't a huge factor. Close to store for shopping. Loved the large pool and hot tub. The property is very Boutique and offers a really neat vibe. Maria the cat was great to hang with!
I understand you can't always control who the other guests are who stay there, but with how the property is laid out, if you have other noisy or annoying guests, there's really no way to get away from them. It was posted around that there is no smoking, which we 100% appreciate, but there was still a smell of cigarettes on occasion while we were there. Water Pressure/Volume in shower left a little to be desired, maybe a different showerhead would be good, but that's getting petty.

The Hacienda was a little oasis set in residential Cozumel. It was beautifully designed and had everything we needed for a comfortable stay. Patricia and the rest of the team went above and beyond to ensure we had everything we needed. We also booked a tour with Patricia's help which turned out to be our highlight during our five days on the island. Although it is out of the centre it has a supermarket next door which has a taxi rank, so getting around is still easy. We appreciated the cooking facilities in the outdoor kitchen and Maria the cat was a delight.
If we were being very picky we perhaps would have liked a fridge in the room, but the shared fridge in the communal area outside did work well. Breakfast was good but if you don't like eggs then there's not much of an alternative. Everything else was great.

It was such a calm place. Very peaceful. Classical music throughout the day. A little cat (her name is Maria) roams around. Sit by the pool with a book and relax.

It was a bit further than most rental spaces but I had rented a bike so it wasn't all that bad; just a tad outside the centro. It was about an 8 minute bikeride.
I had a room right off the pool, which was very cool, but I shared the washroom and shower with the pool goers. Sometimes it would get very wet in there. Altogether though, this would not be a factor in me deciding to go back. I would absolutely.
