About this apartment rental
This accommodation is the definition of luxury; it is fresh, modern and stylish whilst retaining the warmth of a home from home. The apartment is spacious, well suited to accommodating large groups and furnished with beautiful, hand-selected pieces.
The large living room is comfortable and a great space for entertaining as it houses a 50” Plasma TV, and a Blu-ray DVD/CD player. It opens onto a contemporary kitchen which is built to provide a trouble-free cooking experience with a cooker/oven, microwave, dishwasher and new washer/dryer machine. The cupboards are even stocked with crockery, cutlery and those all important pots and pans.
The bedrooms offer the excellent respite, comprising of two twin bedrooms, which can all be converted into king-size beds if necessary and a double master bedroom with en suite. Each bedroom has been carefully designed and furnished to ensure you have the best night’s sleep. All home comforts, including towels, a robe (for the swimming pool) and bedding are provided free of charge. There is also a second bathroom with a full bathroom suite including a shower.
For the ultimate in relaxation after a long day discovering the very best sights and sounds in Edinburgh head straight to the leisure facilities, exclusively for James Square residents. It consists of a swimming pool, basic weight machines, extra showers and bathrooms.

The flat is nice. Though fourth bedroom has no window which I would have preferred to know for the high price point. Audrey the property manager was lovely and very helpful.
However, communication with the owner could have been better and was somewhat off putting. The email about check in process seemed unnecessarily hostile - long paragraphs about timing and property respect which isn’t always required for all parties. Further, we booked for the pool mainly and we did not know it has to be booked until this email. No spaces left when we arrived. Pretty disappointing. Finally, I negotiated check out at 11am instead of the stated 10am in email - please note on VRBO standard check out is 11am! This was granted somewhat grudgingly. I wouldn’t have mentioned except that Audrey turned up at 10am anyway as she hadn’t been told by the owner. I see other reviews have mentioned similar.
Over all not an unpleasant stay but see points above.

We had a great time in this flat! From pre-arrival communication to the welcoming from Audrey everything was just great. There was plenty of room for our group and the public transportation is easily acceaccessible. .

This lovely apartment was ideal for our multi-generational family on nine consisting of 6 adults, a 4-year old, a 2-year old and an infant (almost 8 months old). The owner, Beverley, was extraordinarily warm and welcoming from the moment we booked this VRBO, and she and her on-site manager, Audrey, were consistently available, communicative, helpful, and eager to make our stay in Edinburgh special. The accommodations (4 bedrooms, 2 bathrooms, a large living room/dining room area, and a well-stocked kitchen were perfect - our beds were arranged to our request, and everything was very clean and comfortable. The washer/dryer were handy for our messy children and it was super convenient to have a lift and a parking space (even though we did not pick up our rental cars until the day we were leaving for the Highlands).
This safe and beautiful location is close to grocery stores, restaurants, and bus lines but we also loved walking from the apartment to the Castle, the Royal Mile, and every center city attraction. We wished we’d had more time in our schedule to use the pool on-site and relax in our VRBO, but we mostly kept busy exploring and touring during our visit. We’ll have to return someday just to bask in the amenities of Beverley’s place, and we absolutely recommend booking this apartment to everyone!

Absolutely loved this property! So well appointed, incredibly comfy beds and nice linens. The kitchen is well-stocked to cook for a group. The neighborhood is perfect - great restaurants, very accessible to buses, train adn trams to connect to the rest of the city (just 1 stop from Waverly in the city-center).
Cannot recommend this owner enough, either. They are very attentive and accomodating. Exceptional experience!

This was an excellent choice for a girls' weekend. Facilities for 7 of us were perfect. Great location for Haymarket Station, an easy 5 minute walk. We didn't have the time to use the pool but the roof terrace and conservatory were great.

The apartment was clean and tidy, everything was just a short walk away, the buses tram and trains are all very close, the pool and sauna are excellent, would definitely recommend a stay here

Overall it was beautiful and had full facilities within the property with plenty of extra towels, bedding, toilet items etc. Very pleased with the lovely and thoughtful groceries left for us including bread, butter, milk and more. A comfortable, pleasant warm place to stay and within easy walking distance to the city and it's attractions. Many thanks to our hostess for arranging the extra parking spot

8 of us stayed in the apartment for the last weekend of the fringe. It is well located with shops, cafes and restaurants nearby and excellent access to the bus network. It was about 30 minute walk from the main fringe venues.
The apartment is as described with 4 bedrooms, one of which is ensuite, and an open plan living area/kitchen. Two of the bedrooms are fairly small. Beds are comfortable.
There is parking for 1 car in a secure car park. The pool in the building is nice. It has to be booked in advance but we didn't have any problems with availability - one thing that is irritating is that only one of the 4 sets of keys has a fob for the pool so if the person with that key is out you can't get into the pool.
There were a few niggles which is why I went for 4*
- firstly there was a problem with the toilet in the shared bathroom which wasn't refilling after flushing so we had to manually refill the sistern. We reported it early on our first day and, although Audrey came to look at it, it was felt that they couldn't get a plumber in before the end of our trip
- none of the windows have proper window coverings. There are venetian blinds but they don't block the light so it was very light in all the bedrooms from about 6am. For a fraction of what we paid for our 3 night stay, blackout blinds could be fitted which would make it a lot more comfortable for guests who might want to sleep in.

We have stayed three times at this apartment as a group of eight friends. The forth bedroom is a rather confined with limited storage but for a short period of time it’s fine.
Overall the apartment is great.
P.S. There. Was a large circular pouffe in the corridor this visit. We’re not really sure what it was for apart from being a trip hazard, especially in the dark.

The apartment was as advertised - with 4 bedrooms, 2 baths and a large sitting room and kitchen. The local property manager Audrey met us in person after a challenging travel day and responded quickly to a couple of questions we had. We took advantage of the washer and dryer, which worked great and it was very convenient being within walking distance of the Haymarket station for excursions and travel into the center of the city. It was also easy to get Ubers/Cabs when necessary. Lots of good restaurant options within walking distance and a very quiet and secure apartment building with very nice tenants. The only complaint we had was communication with the property owner, Beverley, was challenging and we didn't get Audrey's contact info until the day before arrival, which made us nervous. We did not use the pool but one of our guests said the rooftop sitting area was very nice.

Audrey was very welcoming and helpful. 10 min walk from the Haymarket station was convenient since we ar traveling by train. Grocery stores super close by. We were disappointed the dryer was broken but made do. Kids enjoyed getting some energy out at the pool!

We enjoyed our stay in this spacious apartment. It was particularly convenient for trains and trams from Haymarket. We’d like to recommend the Mia Italia restaurant which is a short walk away for good food, friendly staff and reasonable prices.

The apartment was very comfortable and close to restaurants and stores. The Royal Mile is about 1.5 miles but you can easily find a taxi. We were able to see and do everything we wanted to do.

Audrey met us and was extremely helpful. Even had milk and butter and bread for. We enjoyed the swimming pool and the Wi-Fi an tv worked well. It included Netflix and prime video Everything we needed. Very clean and spacious.
We would recommend it to family and friends.

Beverley’s apartment is comfortable ,very well equipped and spotlessly clean. Audrey who met us at the apartment to let us in was very helpful and friendly, thank you.
Only negatives were the double bed in the main bedroom was very uncomfortable , as mentioned on a previous review! The wardrobes are full of ‘stuff’ and so not giving much hanging space .
Having said this we would recommend .

Conveniently situated, apartment was very well equipped and spotlessly clean. Only downfall was a lot of the storage space was full of bedding, furniture etc., and you need to book the pool in advance, which we weren’t aware of until we arrived. Audrey was lovely and very helpful, making our check-in easy. Would definitely return in the future.

The apartment was clean and it looked like the pictures shown on the website. Felt it was made to look bigger than it actually was and had it of been 10 adults it would of been a bit small, the decoration of the apartment wasn’t really suited to children as there were glass dinning table, glass coffee table and glass coaster all which had sharp edges no covers on the tables corners to prevent any possible injuries this apartments is not catered for children to many hazards, also the bedroom with the en-suite is absolutely terrible it’s a cheap bed, with a mattress that is too small for the frame a swell as it also being a cheap matteress as every time you move you can hear the springs creaking loudly with every move as well as feeling them, we didn’t sleep well at all in this bed due to discomfort but also over a few days of attempting to sleep in this bed we decided to look underneath to see if there was a problem and the slates were all over the place creating big gaps and uneven spaces, what makes this worse is that the people or owners are aware of it as they have placed a sheet over the bed frame and then the mattress on top of it, for the price we have paid for such a short stay there is a certain level of comfort we were expecting which we didn’t receive, and feel massively disappointed that we paid well more than we probably should of as the level of discomfort that this has caused us has impacted our ability to enjoy as we were unable to have a comfortable sleep as well as having to deal with back issues as a result. This apartment is supposed to be able to cater for 10 adults but yet only supplies one parking space and again we were nearly at capacity and we needed more than one car and at a steep price of 75 for the weekend is absolutely astronomical for a space for 3 days. This needs to be part of the information so people can make an informed choice, we want to make a formal complaint and have pictures of the absolutely disgusting excuse of a bed which is causing me issue with my back now that I would like if you could tell me the process for this as we are not happy

The place was as featured, everything was in place and then some. We felt like at home. I did not find single thing that I needed that was missing. Very clean and cozy and approximately close to the city and Castle. Stores are nearby as well as abundance of restaurants in variety.

All in all a very good stay at a very nice property. This place sleeps 8-10 people, but you only have parking for 1 vehicle.

Lovely flat very close up city center. The smoke alarms went off for no apparent reason but no further issue after we spoke to the landlord. Wasn't aware of the 10am checkout before booking so the landlord allowed us to check out at 11 - though didn't tell the property manager who told us we were late checking out as we were leaving. The welcome email to check in is incredibly hostile with very long paragraphs about respecting the property. I understand they've probably had some bad experiences with guests but the threatening tone of the email was very off putting for myself, my husband and our two elderly mothers who traveled with us. Otherwise a very nice place to stay for a visit in Edinburgh.

5 of us stayed here foe a yearly reunion. The apartment was great, clean, plenty if crockery etc, fabulous welcome pack. Audrey was really helpful. I found the communication prior to visiting the apartment was a bit lacking as I like to know well in advance what is going on and we had to wait until the day before

Check in was a bit confusing as we received no contact ahead of time. Try to call many times and message through Verbo but no response prior to our arrival. We were welcomed on arrival so all worked out in the end but a bit stressful before.

We stayed with 10 adults utilizing the pull out in the living room. There was ample space for everyone. We used the property mainly to sleep while we toured the city. We were there in September and had unusually warm weather so having no fans or air conditioning was a bit uncomfortable but I think that’s pretty common for most residences in Scotland

This listing was fantastic. It fit 6 adults comfortably. The apartment was beautiful and extremely clean. Very good location as well, as the closest tram station was approx a 5 min walk. Would recommend this to everyone.
