The place has lots of potential and it sounds like it used to be a nice place to stay but at the moment it's a bit run down and needs work. The staff doing cleaning and check-ins were refugees from Myanmar and didn't speak much English however they were lovely people. The food in the restaurant was always delicious and very reasonably priced. Don't expect much from the rooms they are very small and basic and some things don't work as they should but it was cosy and a quiet place.
The beach outside the rooms is only really swimmable in the morning as the tide goes out and it's ankle deep for a few hundred meters. The owner walked around yelling in Thai all the time and I saw a few altercations with guests who weren't happy with their rooms but if you were nice to her and when she wasn't stressed she seemed like a fun person. The place just needs some work and some training for the staff and it would be a very comfortable place to stay

Beach location
I bit to open to elements for my particular taste

My bungalow overlook the see, just a few meters away, so could not have been better, except for that that during the day there was low tides during my stay. So checked the tides schedule in advance of your booking, if having a water in your doorstepes is a must.
7/11 grocery store close buy and night life bars just couple of kilometers away.
Bungalws very small, the bed was taking the most of the room.
And very basic bathroom. With gaps around the ceiling leaving room for insects to enter. although it never happened during my 3 nights stay there.

Very nice location next to the beach. Unfortunately, it is a 5 min walk from the main road and not all of the (sometimes very rude) taxi drivers want to bring you to the property.
The 5p bungalow us too small for 5 People, especially if you want yo stay more than 1 night. The bathroom is very basic.
The property is family owned and only 1 person could speak some words in English. That gives a lot of confusing if something is asked. They do not react to messages sent via booking.com. I asked for a pickup, but they did not answer.
To my opinion, and compared to other properties in Thailand and at Ko Tao, they asked too much for the room.

I was near the full moon party
Our bathroom didn’t work, single fan in the room, dog stole an item of mine

Good location, beach view was nice, literally one of the best sunsets on Koh Phangan. The cats were also adorable. The hammock was great
The room was absolutely tiny, everything was full of sand all the time, they could've had a foot mat in front of the door or something.. No fridge. With luggage (2 people) there was literally no space to move around. For this price there should be an ac in the room or the ventilator pointing at you at least 😅 the Bungalows could use some maintenence, they looked like they'd fall apart soon and definitely need some love sooner or later

Nice hut. Nice terrace with Hammock. Chickens roaming the place were nice. Hammocks on the beach
Ridiculously expensive, almost criminal. Room was so basic. Bathroom exposed to the outside. No storage space. Restaurant was awful, had to wait 1 hour and 15 for a bread roll with jam and butter?? Burger I ordered looked like a hospital trip waiting to happen, this took 1 hr 45 to arrive. The “beach” is not good unfortunately. very little space to sit and enjoy and for about 50 meters going out to sea is knee deep and dirty. not the hotels fault at all but just a shame.

We loved the location on the beach and the very calm ocean right outside our door. Also very close to 7/11. The restaurant is pretty good as well.
The room very very basic and pretty dirty. There was rat poop on the sheets and unknown brown stuff on the bathroom floor. The pillows were like boulders. The WiFi didn’t reach the rooms. The room held heat and so it made it impossible to sleep, we only had two fans in a large room with three beds. We paid a lot because we were there for the full moon party and we did not feel like it was worth it.
3.3
the location - right on the beach and about 25 mins from the main beach
the facilities were uncomfortable, there was no aircon, food from the restaurant took 1.5 hours to come and the woman at the front desk was rude and impatient
3.3
I liked the low-key vibe and how quiet it was.
Considering the standard, I'd say it was overpriced.

The location is calm and quiet
Shared bathroom, no aircon, mosquitos, room too small

Food was alright. It’s on the beach. Wi-Fi was OK.
The rooms are like hot-boxes. No plugs by the bed. Bathroom is essentially an outhouse in a different building. No flush on the toilets. Ants all over the bathroom and toilet walls. Stairs up to upstairs rooms are actually dangerous. There seems to only be one woman who speaks English so if she’s not there, there’s nobody to help you.
3.3
Comfy bed, beach is about 20 metres away.
Was a small wooden shed. Ours had a dent in the floor because of the termites so we couldn’t stand on that bit in case we fell through it. Not worth the £80 that we paid for the night.
3.3
Little bungalows near the beach. Bathrooms are more basic. Hammocks to relax in. Saw the owner as we were leaving and was as offered a ride to the pier but had already booked a taxi.
Nothing really. I'd say most of the island is more scooter friendly than walkable.

simple but supernice place for reasonable money … expect a 30 year timetravel … food is good and pink is really a lovely person ❤️

Price was good. Restaurant at the reception was also good and reasonably priced. There was lots of friendly cats and dogs.
When I checked out and ordered a taxi through reception, I was charged 800 baht. I said to the owner I thought this was quite expensive, and demonstrated via Google maps that the drive was only around 20-25 minutes. The owner argued that traffic meant it would be much longer.
Anyway when I got to my destination it took slightly longer the expected time, even including the time to drop off another guest, so it turns out the Google maps estimation was accurate, and the owner was simply lying to me about the traffic in order to charge a way above average rate. After I feel I had been a respectful guest, being lied to and overcharged on checkout left me with a bad taste.

The staff was very friendly and helpful. We accidentally booked a room instead of bungalow, but they made it possible to switch. The view is beautiful and it’s a very quiet and peaceful place.
There was only one wall outlet so it wasn’t possible to charge your phone and let the fan blow at the same time.
3.3
Lovely location not too far from the full moon party and close to night markets. our bungalow was right on the beach. friendly staff
It wasn’t a huge issue but the shower was cold water only and toilets that were manual flushing with a bucket.
3.3
Lovely place with many animals and really close to the beach. Super friendly staff.

Location was great, with more shops, local places to eat, pharmacy, car/bike rent, etc. in the near. Our bungalow was about 2m from the sea, it was amazing.
The bungalows are the the thai standards. Without ac, warm-water or flush toilet, but when you longer there, you know, this things what you don’t need. The beach is’nt the most beautiful what we on this island saw, but ok. Swim in the sea is also not the best.
3.3
Bed like concrete! Flush the toilet with a bucket of water. No a/c in the rooms.
I will never stay here again...
