In the winter you will be close to world-class ski resorts including Copper Mountain, Keystone and Breckenridge all minutes away! (Copper Mountain is nine miles away. Keystone is 11 miles away. Breckenridge is 11 miles away. Arapahoe Basin is 16 miles away. Vail is 28 miles away. Beaver Creek is 38 miles away.) Located in the exclusive mountain neighborhood, The Reserve at Frisco, you and your group will have easy access to dining, shopping and outdoor experiences. Rose Crown`s open floor plan, large windows and wood finishes create the perfect updated-rustic atmosphere where you will truly feel immersed in the Colorado experience. The living room with fireplace is a cozy spot to unwind for the night with cable TV and a DVD player to keep you entertained. In the downstairs media room you will find a flat screen TV and a wonderful selection of books! In the master you will find a Smart TV, jetted soaking tub and private deck access. Also included in the unit is a washer/dryer for your convenience. Six 2016 mountain bikes (of various sizes) are available for guests to use. Paved bike paths will take you to the town of Dillon (five miles), Copper Mountain (nine miles), and the town of Breckenridge (nine miles). If the hot tub breaker fails the breaker is located in the garage. It is on the same side as the bikes, closest to the garage doors. Breaker #6 and #8, both white. Once you turn the breaker on and off the hot tub will come back on, taking about 4 hours to re-heat if left off too long.

Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.
3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.
4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.
5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.
6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.
7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called
due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction.
8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. Nice clean home in lovely neighborhood. Plenty of room to relax and enjoy family of 10. Kids loved the hot tub and all the bikes for use in the neighborhood and trails around town.

Definitely exceeding our expectations. The kitchen had every imaginable platter/utensil/gadget which made cooking a very pleasant experience. Plenty of room for the kids to explore. Nice neighborhood.

We were two families and a coach.
Our athletes (daughters) had plenty of room to hang out and the bunk bed situation was perfect for them. The jacuzzi was a welcome bonus at the end of long training days.
The kitchen was perfectly stocked and I could crest Large meals for everyone each night.

The houses' amenities were great. The well stocked kitchen made cooking dinner easy. The hot tub and sauna combo were a huge hit. Easy garage parking to avoid cleaning snow off the car in the morning.

The house was very nice and clean. Everything was as it was advertised on the listing. The only issue we had was that we had (3) families so (3) vehicles to park. No street parking was allowed and the snow piles limited driveway use to one car. The garage was tight for (2) additional vehicles but we made it work. Other than that, everything was wonderful. We would stay here again!

Nice home. Property should include tissues under paper products. Outdoor chairs could use an update. Cushions on chairs are not removable thus rather wet in the AM. Plus they were very well worn & tattered. Used towels to cover seats that were wet.
Other than the above recommendations, it was a nice home.

I have to say this management company really cares about their customers and kept good communication under an urgent situation. We were very excited for our family trip to this cabin, it was going to be the first time we could get all our adult kids in the same place, same time in a while. It is a good cabin, plenty of space, jacuzzi, sauna and nice big table for family meals/games and a good size kitchen to cook in. Unfortunately, when we got there, one of the parts to the heating system had broken down. This left us with no hot water and no heat. Hannah & Julie of the management team were very responsive though and did everything they could to find a repairman and the parts needed in the current difficult time of supply chain issues and all during a holiday weekend. They had their local repairman working late into the night to diagnose the issue and try to get the system up and running, but it was going to need a specific plumbing part and plumbers to fix it. When they realized it wasn't going to be able to be fixed right away, the repairman went and bought us 8 space heaters to keep us warm at night which helped immensely as a serious cold front had moved in. Sometimes things go wrong with houses and no one is to blame, but staying on top of it to get problem sorted out and good customer service made all the difference to us.
I'm happy to report it is all fixed and working well now. The floor heated cabin is a nice treat. We would definitely come back :)

Very nice home in Summit County
Really enjoyed our time at this summit county property. Hot tub, sauna is nice after skiing. Kitchen well setup. easy to get stuff in and out through the garage. Electronics/Tv's and sound system are "ok", but could use an upgrade. Bunk bed mattresses are soft/need replacing? Master suite upstairs very nice.

The Perfect Get Away
We were able to check in early, and that was amazing since my family was coming from across CO to meet at this house and celebrate Thanksgiving, 2021 together. The kitchen was perfect for prepping and cooking, and the amenities were amazing - more than what we expected! Coffee every morning; spectacular views; close to all the needed stores and activities. We enjoyed our stay so much - thank you!

Great property. Responsive and attentive people who run the property. Extras in the kitchen that I wasn't expecting (coffee filters, olive oil, etc.). I brought my own large cast iron skillet, but they had most everything you need/want for cooking. Hot tub was great after long days of hiking. Everything was in working order. Ample space to not only join together as a group but also to find areas when we wanted our own space.

This is a beautiful home that is immaculately kept. It is located in a lovely neighborhood with amazing views and with close proximity to many hiking trails and Dillon reservoir/Frisco Bay if you enjoy water recreation. The kitchen is the most well-stocked of any home I have stayed. The property manager is friendly and provides quick communication. I would highly recommend.

Perfect ski vacation!
The house is awesome. Clean, spacious, close to shops and a short drive from Breck and Copper. We had 9 guys stay at the house very comfortably and bad a blast relaxing in this house each day after skiing. I would rent this place again when we’re back in Frisco.

Great Thanksgiving Getaway
First and foremost I would like to thank the management company for their promptness and professionalism. They were always quick to respond and helpful in every way. We even left 3 coats and they were quick to check the house for them and hold them for us for the week until we come back to ski again. The kitchen, as was mentioned in previous reviews had everything we needed plus some. Spices were on hand as well as condiments in the refrigerator. All kinds of pots and pans, mixer, blender, potato masher, yada, yada, yada. Kitchen was spacious enough for 4 people to be cooking at one time. The bedrooms were all larger than they appeared in the pictures. Beds were comfortable. Two bedrooms on lower level, one on main level and master on upper. All are ensuite except the one on main level which has a 3/4 bath across the hall. Floors are all heated. The house was quite warm as we even had to turn off the heat. We liked the wooded setting in the back of the house which many of the pines trees were decorated with Christmas lights. There was a pac-n-play as well as a baby gate in the house. There are a slew of bikes available for use in the garage. This lovely home is conveniently located close to town and we walked to the grocery store. Okay, I think that about covers everything you might not have gathered from the pictures, Again, we loved working with the management company. The house is great.

The bikes were a great addition to this property. We rode bikes to breckenridge and took the bus back into town. A great fall weekend away.

Loved it!
3 Families=5 adults/3 older kids - plenty of room to have your own space even in the main living area! So many unmentioned extras! Plenty of towels, extra blankets, and even a small supply of community consumables in the kitchen! If you arrive late - bathrooms have mini shampoo/conditioner and soap to get you started! Kitchen is well stocked with variety of pots/pans, dishes, and lots of silverware! Felt resort-like the conveniences of your home in a private serene mountain setting!
5 Diamond Mgt was outstanding - expediently responded to all my inquiries. One of the best I have dealt with.
Top floor is the master bedroom - can get a little warm in July but an open balcony door and box fan (included) cools it off fairy quickly once the sun goes down. But I bet it would be perfect in the winter!!! Main Floor room was a bit warm in July, but tolerable. Lower level rooms are noticeably cooler and living area is a perfect snuggle with a blanket and settle in to watch a movie room. Lower level bath next to Sauna is also a steam shower, which helped soothe the sinuses from the altitude adjustment.
Would love to see this place at Christmas - Vision a Norman Rockwell nostalgic experience.

Great Frisco Home
Everything about this property was as advertised and was fantastic. We found the home to be very clean, well appointed and in a great location. We will come back for sure!
