About this cottage rental
Spacious three bedroom, one bath cottage with a 3-story boathouse overlooking the lake.
Linens/towels/toiletries/plates/glasses/coffee cups/Keurig/coffee/grill propane included. The main cottage has a large kitchen with a full size refrigerator/freezer/stove/microwave/kitchen table, the 3 bedrooms (king, full, 2 twins) and bathroom (full tub and shower), and a walk-out patio with a grill, patio table and chairs.
There are air conditioners in the master bedroom and boathouse living room and propane heat for cool nights.
The cottage is attached to the boathouse via hallway where the deck or living room surrounded by windows offer the perfect setting to take in the lake and amazing sunsets.
There is a recreation room in the lower level of the boathouse providing extra space to spread out, play games, watch movies or just relax.
Down the stairs from the main cottage is a private swimming/sunning beach with access to the boathouse that is full of amenities to include: two kayaks, pool floats, sun chairs, beach umbrellas, and life jackets.
It's a great, private place to take a swim or launch on a kayak fishing/site seeing cruise along the beautiful shoreline. There is no dock (predominantly west winds) but the front yard offers plenty of space to park a boat and trailer. There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles).
In addition, we are just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available. Campbell's Bay Campground (6mi) is also close by for Pontoon, Motor Boat, or Canoe rentals. West Swanton Orchard (.9mi) is a great stop for apples, soft ice cream and souvenirs. Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away.
It's a truly unique cottage centrally located within the best Pike, Bass and Walleye fishing grounds on the lake!
For those who want a bit more adventure, the Canadian boarder is just 4 miles north. There is a nice small, waterfront town with several great restaurants called Venice en Quebec just across the border. Montreal is also only one hour north so bring your passports!

I was disappointed that there was no dock and the water was difficult to get to. My granddaughter was so looking forward to playing in the water. Plus all the outdoor equipment (canoe, etc) were in a garage under the house and difficult to get to. Not as advertised

The stay was peaceful and quiet like we wanted! Big location within the home, unfortunately this Property had issues with big and Cobwebs all over the place inside and outside! They really need a cleaning of Webs ASAP. The beach area is over grown with weeds and bushes everywhere. The water was good for Kayaking, definitely don’t recommend you swim in the water ! Bring food prior to getting across the bring to Vermont!

My husband and I fell in love with the balcony view!! Very relaxing and peaceful. The house is quite spacious, which was good for our large dog to roam around. We luckily had a week of good weather and went kayaking almost every day. Everything was nice and clean and well stocked as well.

We had a lovely stay at the cottage! The view was spectacular. The place was bigger than expected with plenty of room to spread out. My parents loved sitting out on the porch with the lake view. My boys loved kayaking and fishing right from the back yard. Beautiful biking on Isle la motte nearby and walking at Missiquoi wildlife refuge. The host provided everything that we needed for the stay to make us comfortable! Wonderful place for a quiet and peaceful get away! Would definitely recommend for both couples and families!

Beautiful place in a great location. Unbeatable view of Lake Champlain. We wanted to get away from our usual rat race in our home state for a few days and this was the perfect place. The communication with the owner when I had a question was great. Highly Recommended!

We stayed with 2 other families of our friends for the long weekend. We knew the area a bit before, so we booked quite confidently.
The cottage is a typical lakeside cottage for this area, spacious, comfortable, with everything that you may need for the pleasant stay. Easy to access, easy to find everything. Beds are comfy, what is there is working fine, things are simple, but functional. The area is very quiet and relaxing.
In a day we knew half of the village :) OK, this is an exaggeration, but still, the people around are very nice, the local grocery store, which is a minute of walking away, seems to be the local community center. You can ask the owner any question about the area, where to find things etc. Also she stacks pretty good selection of every-day things, so do not worry if you run out of eggs, bread etc.
The beach is quite good, a bit small, but the water level now seems to be a bit higher than usually. The owner offers many water toys so you do not need to bring yours. I even saw the fishing rods there, but I had my stuff. And fishing there is indeed quite pleasant, especially at sunset.
Sunset views from the balcony are just gorgeous.
And, finally, can't say anything but good about the owner, Josie. It was very easy to communicate with, she was getting back promptly with the answers to any question I asked.

The cottage was exactly when I expected everything we needed was there. The hostess was readily available for any problems that may have arisen. We enjoyed ourselves and we would go back. Thank you, Josie great time.

My husband and I had a wonderful stay with our two pups at the cottage on Lake Champlain. We were able to let the dogs swim on the rocky beach, launch a boat with my in laws down the street, and walk to the market for bait and snacks. The house has a large kitchen, many beds for a number of people, and areas to spread out if needed. Josie is a wonderful host who is responsive and dedicated to making your stay wonderful. We would book again.

The property was great - just as described in the listing! The layout of the house was perfect for our party - the game room was far enough away from the bedrooms that people could go to bed undisturbed while others stayed up late. Unfortunately, the weather didn't cooperate with us to enjoy the lake that was only a few feet away, but it was a beautiful view and we were able to kayak at least once! Josie was easy to communicate with and the house had everything we needed (plates, cutlery, towels, blankets, etc.). I would recommend this house to others for sure!

We were in VT to find a place in Burlington to live, but used this cottage as home base. It is a cute, funky lake cottage that are not 5 star accommodations, but with views and lake access that are amazing. Josie was great to communicate with and answered all my questions right away. There was not one thing we lacked for. She thought of everything including a happy birthday banner and plates and napkins when I mentioned we would be celebrating a birthday. We were a bit thrown when we realized the area really didn't have any restaurants around...and the few pizza places closed at 5 except for one. It is extremely rural and peaceful.My adult kids loved the kayaks and my husband got to happily fish for hours after buying a license down at the market. I don't know if it was the fresh air or the super comfortable bed, but it was the best sleep I have had in a long time. If you want a peaceful place with incredible views, check this place out.

Amazing views and incredible property! The kids enjoyed the water and all the supplies in the boat house that came along with it! The kayaks were a huge hit. Very peaceful and relaxing for nightly campfires on the beach. Very clean house with all essentials provided. Would definitely book again!!

Had a wonderful time, everything was perfect. the most beautiful sunsets from the balcony,grandkids had a great time swimming and use of the kayaks provided. the kitchen was well stocked with everything you need as well as all the other essentials provided. Stores and things to do close by, all and all had a great time and wouldn't hesitate coming back to this nice beautiful quiet area. Thanks to Josie who was a teriffic host. Thanks!

If you need a place to unwind , right on the water this is the place to be . Perfect beach camp rental with all the basics you need but Bonus outdoor private beach space with chairs , floats and kayaks. Boat lunch a mile a way . Walk to the market . Most beautiful Sunsets . Responsive owner !

Excellent Place to Stay
The whole family stayed for the 2nd year in a row. Very dog friendly. Kids loved walking to Hog Island Market for snacks every day. Great beach for swimming (bring water shoes, it’s rocky). All the water toys our family needed were provided. Game room was a fun place for family game night. Excellent balcony for spectacular sunsets (really spectacular). It’s an older camp on the lake, and if that’s what you are after, this is a great spot.

Excellent Family Vacation
We staycationed in VT during the pandemic and this was an excellent place for our family. The camp was in a great location and the private beach access was a huge plus. There were many water toys to enjoy! The kids LOVED walking to the market with a few dollars for candy and ice cream every day. The balcony and sunsets were amazing - that was parent quiet time while the kids got ready for bed. There were so many unique VT adventures to have just a short distance away. The hostess is a great communicator and the check-in and checkout process was seamless. We booked this spot for the second year in a row!

Neat spot right on Lake Champlain
Had a great time with some buddies and enjoyed the house. Interesting setup with just about everything you need. Enjoyed some kayaking and fishing during the day and lakeside fires in the evening.

Our stay at the cabin was relaxing and peaceful. We sat at the beach, fished, the waves were a little choppy for the kayaks while we were there🙁. Would stay there again if ever we return to Vermont.

Great location, nice size, lots of room. Everything you need. No need to bring anything except food. Right on the water, spectacular views of sunsets. QUIET!! We had no problems at all, we will definitely rent this place again and again!

We enjoyed our stay. We did a lot of swimming. The cottage is cute and very clean with a spectacular view of sunsets each evening!! We were able to bring our dogs too.

Wonderful Stay!
We had the nicest time! It was perfect for myself, husband and our three children (4.5, 2.5 and 7 months). It was very spacious and the view of the lake was gorgeous. Only negatives (and outside of the owners control) were the bugs and the heat! We had a HOT week. I will say the ac units did a great job. And we spent a lot of time at the water! Josie was such a wonderful host. All in all we LOVED our time here!

We really did have a great time there. Even with weird weather. The private beach area was very nice. (Water shoes needed. ) The house was the perfect size. All the appliances you need. Enjoyed our stay!
We had a wonderful time at Josie’s place! It was ideal for a family getaway, and Josie was helpful and easy to communicate with. The location was great and we enjoyed time by the water, and also day trips into St. Albans and to Jay Peak.

The views!
The views of the lake and the mountains are breathtaking. The sunsets are beautiful (highly recommend a sunset kayak with the kayaks on the property). Josie was very responsive and check-in/check-out was easy. We’d definitely come back!

We had a great time at the house. Sunsets were the best part of our day. Josie was very accommodating. The temperatures dropped unexpectedly during our stay at the house, Josie came over and made sure the heat was turned on for us. Thank you for taking such good care of your guests.
