I hate writing this review, but I felt I had to let people considering going to nautibeach know what they were getting into.
The pictures LIE! We have been traveling to the Cancun/Playa Del Carmen area for 20 years and have stayed at many properties: both condos and all inclusives and this was the worst place we have ever experienced.
We paid in full for 5 nights and after arriving around 4pm the first day we knew we couldn’t stay. The condo/pool area/location of condo/beach/ EVERYTHING was run down. We contacted another resort and left at 6am the next morning as quickly as we could. After contacting the rental company we were refunded $0.
When we arrived, we were dismayed at the state of nautibeach. The security is a joke and basically non existent. The condo is NOT on the beach but behind buildings on all sides. There is NO ocean view.
The complex itself is rundown, with holes in the walls exposing pipes and wires.
The pool area was another disappointment. Run down with pool tiles missing and was MUCH SMALLER than the pictures showed.
Our biggest disappointment, and the main reason we decided to leave was as we were looking for the restaurant on site, we found it to be a pile of rubble. Apparently they are rebuilding the entire thing and the construction noise was unbearable. The construction is happening right by the beach chairs so as you can imagine there was ZERO relaxation to be had with jackhammers 5 feet from the beach chairs. Also, the beach is TINY!

We loved the location and property. Walkable to everything and enough space for our family. The pool and beach having shady and sunny space was great, and helpful staff!

Absolutely perfect place for family of four if looking for a relaxing beach vacation. Located right on the beach with chair and umbrellas provided by the resort. Five minute walk to the pedestrian street with tons of great restaurants. Can’t wait to come back!

Nautibeach's prime beach front locations makes it one of the best locations on the island. We had clean linens, plenty of pool towels and cold drinking water all week. When one of the air conditioning units seemed to be not working well, we let the office know and a staff member was there to fix it within minutes. The grounds are well kept and security is friendly, always looking out for us. The condo provided adequate space for our family with teenagers.
The Mayan Beach Restaurant on site offered a beautiful sunset dinner on our first evening there and we were attentive to us during the day. Kelly at the Mayan Spa was amazing and I had the best massage of my entire life.
We left the island feeling relaxed and rejuvenated and will definitely be back.

We’ve stayed in Isla four times and this location was very nice. We wanted a place with room for four, that was on beach and walkable to all the amazing restaurants, street vendors, and beach bars- but not locked into all inclusive prices. This was it! The area felt extremely safe and the staff were very attentive. There were always lots of options for beach chairs and a golf cart rental/tour company plus a convenience store right next door. The bar/restaurant adjacent to condo was amazing. The pool very nice. The one thing I will say is that Isla has gotten busier and more expensive compared to five years ago. The beach and the party boats that come from Cancun are quite busy in the afternoon with all kinds of competing loud music, but it goes totally quiet at about 830 pm. My only comment about the unit is that it has a massive balcony (seating for 13!), which is why I picked it, but the view not the best. Other hotels block the ocean and you are at the end of the building overlooking the parking lot/street.

This condo is perfect for walking everywhere, so many restaurants and shops within a short walking distance. Great air conditioning, the condo does need a little updating and fresh paint. 1 day with the golf cart was perfect to see the south beach. Fun people watching off balcony, the location gives it 5 stars!

The property is nice and clean. Amenities are nice. Proximity to the beach is good. Everything we needed was in the unit including beach towels. The only criticism I have is that having to be let into the property by the guard each time is kind of a hassle. There should be a better way, such a a code given for direct entry. A day pass for a guest would be nice if requested as well. Thanks!!

The manager was always accessible, the house was spacious and nice, there patio wrapped around and was nice. We didn’t have a problem with noise. It pretty much quieted down by 10 or 11 and you really could t even hear the outside noise if you were in the bedrooms. It was close enough to all the shops we walked everywhere until the last day when we rented a golf cart to go to the south end. We would definitely stay again.

Perfect little spot. Condo has great air conditioning! Bed and pillows were very comfortable and shower had good water pressure. Only mild complaints are that an elevator would be nice being that condo is located on 3rd floor and furnishings are a little dated. Other than that, resort, pool, pool bar and location are great.

Great location, clean and peaceful. We would definitely stay here again with and without our kids. Nice big outdoor patio that wraps on 2 sides of the condo since it is a corner unit. Please note the unit is on the 3rd floor with no elevator access that we could find.

We had a wonderful stay!! Loved having our coffee and toast on the balcony every morning (thank you so much for providing the coffee and sugar options). The blender made us some tasty afternoon margs. We loved watching the sunset from the balcony. The location of your condo was fantastic—so close to the many many amazing restaurants and food carts in playa Norte. We loved having a beach chair everyday and not having to worry about paying for one. The cleaning staff was fantastic and made sure we had fresh towels and linens every time they came. Just a lovely stay overall and we can’t wait to come back next year!!

The location is the best on the island. Right on North Beach and a quick walk to town. Great pool and restaurant on property. The unit is ok but could use some decorating and new towels. Very few amenities. Small bar of soap. No dish detergent. Maid service was good. The view is nice if you look straight out but if you look down it’s a parking lot and the street. The patio furniture seriously needs a refresh. 5 stars for location. 3 stars for the unit.

Condo was ok floors where sandy and dirty from get go. There is no one ever at the information desk and when you finally do find someone to help you they act like they are doing you a favor! Everyone wants a tip just to do their job!! Workers are rude and unfriendly.

Amazing stay
We got in early and she allowed us to drop our luggage in the condo before check in time so we wouldn’t have to lug it around for 3 hours. The wrap around balcony is amazing. We sat out there and just listened to the island. Super clean place.

Great experience
This condo was a very comfortable, clean, and a great location. The wrap around balcony was such a nice feature especially during the rain because we could still be outside and protected from the rain. The condo is conveniently located near really good restaurants, fun bars, and shops.

Great family trip to see friends.
Great week for me and my son. The condo was perfect for us. Slight issue with unscheduled repair but that was quickly rectified.

Place Was nice but needs a thorough cleaning patio was filthy when we checked in it wasn’t ready for two hours no hot water in the kitchen very bad water pressure the toilet stuck a lot the place just needs a little updating and a really good cleaning the downside is the other condos for rent are nicer and you don’t get Charge extra for the third person all the condos by the other sites do not do that at the condo sleeps five you pay us that price or condo was listed like that but we got charged for the third person not nice enough condo to get charged extra for

Nice condo, great wrap around porch. Very easy communication with owner. Nice and clean. Great grounds, pool, and beach.
This particular condo is on the side where beach clubs are located. Not just on weekends but all 4 nights loud thumping music til. 10...wknd was longer. Not good for early birders. During the week hardly anyone was there but still loud music.
Could also use an update on bath towels.

Wonderful locale and accomodations!
This was our second trip to Isla, and our first stay at Nautibeach. We were so happy with the locale and condo! Our daughters, who were staying at the nearby hostel with friends, were able to spend time with us for meals and the beach. The bed was comfy, and we loved relaxing on the porch. The kitchen was well-stocked and made it easy to prepare a few meals and snacks. We'll come again!

very responsive with any thing we needed. Condo is well equipped and organized.
The location is great, just a few minutes to the center of town.
For us the location was too noisy from both the street and nearby restaurants (loud music).
