This luxurious home overlooking the Atlantic Ocean is part of Sunrise Beach Resort, an exclusive gated community built in 2007 with only 10 other homes. This is #109 and I also rent adjacent homes 111 and 107 in case you need more than one. We are 80 feet from the water's edge facing Southwest. Lounge in your private hammock or enjoy the gorgeous tropical landscaping and cool breezes on the balconies or poolside, where you can sun, fish or boat from the docks. Key West is 17 miles away.

This is a stand-alone home just for you with breathtaking southwest views of the blue-green ocean and sunsets, private bbq and outdoor seating/dining.
Your boat, up to 25 feet, can be kept at the dock for your entire stay in the calm waters directly behind the house. I pay for you to store your trailer off-site.
Gated Community of 11 homes, which are all used exclusively as vacation rentals.
While there are infrequent buses to Key West to South and Marathon Key to North, a car is highly recommended.
Looe Key and American Shoal Reef can be seen from the house where you’ll find the most beautiful snorkeling and diving reefs in the keys along with excellent fishing. Fish or kayak right off the dock or you can venture out to experience the history and action in Key West located only 17 miles away. In the immediate area you’ll find several very good fine dining and casual restaurants, grocery, liquor store, and Cudjoe Garden’s Marina, a full-service marina offering boat rentals. The only 18-hole miniature golf course in the keys is located 15 minutes away. Bahia Honda State Park and the Dolphin Research Center, which offers dolphin encounters, are other area attractions 30 to 60 minutes away
The $225 cleaning fee is not collected with your reservation but is required. You are asked to leave it inside the home upon departure for the housekeeper. To be clear, this $225 is in addition to the other rental costs and taxes that are collected from you upon booking.
During high seasons, guests must check in or out on a Saturday or Sunday, unless stay is more than 14 nights. Exceptions are possible upon request. Purpose is to not block more than one week for short stays of 4 to 7 nights duration.
TRAILER AND VEHICLE PARKING: There is space under home for two standard vehicles. Campers, travel trailers, recreational vehicles, trucks with dual rear wheels and trucks larger than one ton are prohibited from the community. Please park under home and not to the side where it will block your neighbor. I pay for my guests to store their boat or boat on trailer at nearby facilities during their stay. If you will be bringing your boat, or PWC you must tell me now along with your boat description including length.
Boats, PWC and trailers are not permitted to be stored on premises except for day of arrival until noon the next day, and for last 24 hours before departure. Vehicles and trailers may not park on grass or hinder emergency personnel or block any guest’s vehicular access to their home.
CONDITION AND USE OF PROPERTY: The Property is provided in “as is” condition. Owner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access, pool, recreational equipment as applicable. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors. Guests shall not use the Property for any offensive or unlawful purposes and shall abide by association rules, and not commit waste or nuisance about the Property.
Extra fees up to $100 may be charged for excessive cleaning. This fee may apply for failure to follow checkout rules including emptying all trash, damaged or missing items including towels and furniture left out of place.
RISK OF LOSS AND INDEMNIFICATION: Guest agrees that all personal property, personal effects and other items brought into the Property by Guest or their permitted guests shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason. Guest agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions incurred by Guest, their permitted guests, or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property.
RELEASE: Guest acknowledges that use of amenities may be dangerous, particularly with regard to children, and such use is at the Guest’s own risk. Guest waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives for any injuries or death that may be sustained by Guest or their permitted guests or invitees on or near or adjacent to the Property, including any common facilities, activities or amenities including but not limited to pools, decks, kayaks, paddleboards, bicycles, snorkeling equipment and floats. Guest agrees to use any such facilities or amenities entirely at the Guest’s own risk and responsibility.
REFUNDS: If evacuation, or delayed arrival, due to a named storm is necessary, the unused portion of Guest payments will be refunded.
SMOKING AND PET POLICIES: Home is pet free and non-smoking both inside the home and on balconies.
A minimum fee of $250 will be charged for violation of either policy.
SUNRISE BEACH COMMON AREA RULES:
1. Use of common area including pool, beach, dock and TIKI hut
a. Limit noise to conversation level after 10PM
b. No loud music or boisterous noise at any time
c. No glass containers permitted
d. Children must be supervised at all times
e. No running, rough play or diving
f. Animals are not allowed in the pool
g. No smoking unless downwind from other guests and homes
2. Trash and Recycling:
a. All trash should be disposed of from homes and common areas in closed 13-gallon bags and placed inside the dumpster.
b. All recycled goods (cans, bottles, cardboard) should be placed loose inside the blue recycle cans WITHOUT bagging.
3. Use of marina and boat docks
a. Drive on docks and all mooring positions are on a first come first serve basis. There is no reserving of dock space. Drive on docks for boats 17 feet and smaller.
b. One motorized watercraft up to 25 feet in length is permitted per home with beam under 9 feet. Exceptions can be made for additional personal water craft based on available space.
c. Please be mindful of depth and stay inside of marker buoys.
d. Fish cleaning station is provided. Please hose any fish remains into bay and do not place into trash.
4. There are no common area spaces for parking.

My family of five (kids aged 9, 12, 13) had a great time! The girls split one king bed + an air mattress. We loved the location, as well as the paddleboards and kayaks. We visited both Key West and Marathon and enjoyed being in between the two. Great communication, comfy beds, super clean, highly recommend!

I was a little concerned when I initially reserved this property. My husband and I were traveling with 3, 15 year-old boys and I was concerned the boys would prefer to stay directly in Key West with all of the more touristy activities and find Cudjoe Key and this property boring after a few days, but surprisingly I was wrong! The boys absolutely loved it! They thoroughly enjoyed all of the amenities this property offered. They took advantage of using the fishing poles, bikes, kayaks and pool. It was nice to see them enjoy being kids and not captive to their electronic devices!! Most of the neighboring properties were occupied but we had no issues with any of the other renters. The units are extremely close to one another so one may feel as though they don’t have a lot of privacy especially when enjoying the outdoor space each unit offers but again this wasn’t a bother to us. The unit is exactly as displayed in the pics and offered working appliances that we benefited from. Cudjoe Key is a more relaxed environment with a seemingly smaller population than Key West but a close 20 minute drive that allows you to visit as often as you’d like. This really is the best of both worlds and satisfied all of us. We will definitely look to stay here if we visit the Florida Keys again.

This is the second time we have stayed in this gated community at one of Johns properties. Once again, it did not disappoint. You are on the water with plenty availability for kids to swim or fish. The chairs along the pool and waters edge are so comfortable. There is even an added bench at the far end of the dock, perfect for watching sunsets. The house is your own. 2 floors. Plenty of space. The beds are super comfortable with an array of pillows, hard and soft, for whatever you like. Extra linens, beach towels, anything you could need in the kitchen. We enjoyed using the kyacks but there are bikes for use also. The underside of the house has a cool relaxing seating area with table and gas grill. We used these often. The houses that John owns in this gated community are also unique in that they have stained glass windows and none of the other homes have that. Very beautiful. Highly recommend this property and owner. You wont be sorry. We also explored Bahai Honda State Park, 20 minutes from the property and spent 2 different days going into Key West, one of which was to go to Ft. Jefferson on Yankee Freedom. You are 30 minutes from Key West as well, but not in all the crazy.

Our family thoroughly enjoyed everything about our stay at this property. John, the host, provided great resources and advice prior to our drive from Ft. Lauderdale to the house. We dipped in the pool every day, used the kayaks - very easy access, dined at several recommended restaurants, absolutely LOVED Looe Key Resort for the snorkel tour, and enjoyed Bahia Honda’s Sandspur Beach twice (easy to rent beach chairs!) We adventured to Key West one day and sadly missed the Florida Eco-Discovery Center (open Wed-Sat only), but caught the sunset from Mallory Square. There is nothing missing from this property. Its location, cleanliness, pool/amenities, and being so well stocked were excellent. We highly recommend, and thank you so much John for sharing your gem!

We had a fantastic stay on Cudjoe Key! The house was beautiful and very clean, and the amenities were great. We loved having the pool and the little beach for the kids, as well as the bikes and water toys. The kitchen was very well equipped for a rental property, which allowed us to have a lot of meals at home.
The location was perfect, too. We felt super close to Key West and activities on other islands, but had a quiet home to retreat to when needed. The grill and fire table under the house were great, and the sunsets on the dock were amazing!
We had one very minor problem during our stay, and the owner was so responsive and helpful. He had a solution for us in minutes. We will definitely be staying here again!

We spent the week of the 4th at the unit. The property manager was very responsive and very accommodating. The unit was very clean and comfortable. The docks and cleaning station was nice and the folks at the marina were very helpful. We enjoyed every minute of our stay and are looking forward to our trip next summer!

Wonderful experience from start to finish. Sparkling clean, comfortable & cozy with spectacular views. Close to everything you could need or want. Easy drive to Key West and grocery stores. Great restaurants are nearby. We took the owner, John's, recommendations on a couple of places and Kiki's Sandbar was the absolute best! Owner provided enough trash bags, hand/dish soap & laundry detergent to last an entire week. This was unusual & very much appreciated. The entire resort felt very secure. My only caution is beware there are many steps if they are an issue for anyone in your party. I HIGHLY recommend this property for an amazing vacation in the Keys!

Took our 21 foot boat, 1/2 mile from boat launch. Put in early to store trailer there. The second option is just up the road and has plenty of storage. Boat docks are nice. Very shallow coming and going depending on tide. Dock area is quite deep. Rooms were extremely clean and comfortable. Very close to key west. Great additional items at location to enjoy exploring (kayaks and SUP). Good fishing all around. Not sure I would recommend the square grouper maybe bad day for them but food was not good and staff were very rude. The 420 lounge above it was much better but adults only. Going north from Vrbo about five miles on left side is a tiki bar that had great food and many locals and music. All in all we had a wonderful stay and will be back

This is our second stay in this community but the first time in this condo. We really enjoyed having access to the bikes, paddle boards and kayaks. We had a minor issue with the blowup mattress on the pull out couch and John took care of it right away for us. He’s very wonderful to work with. We will be back!

The property and location were perfect for us. You have the quiet of Cudjoe Key. Only 30 minutes from Key West. The condo was clean, comfortable, well equipped. Loved the fire pit outside and setting on the water. We honestly didn't need anything, but whenever I did message the owner he quickly responded. We will definitely be back.

The home was immaculate and had absolutely everything you might need and more! The owners have truly thought of everything. My family of four was extremely comfortable in this house. It has amazing views and was very safe. Kayaks, paddle boards, bikes, and a grill are there for your use.
