About this apartment rental
The Dimora dell'Erbe is a historic residence overlooking the Montepulciano course. It is the ideal place to spend a relaxing time away from everyday stress and immersed in the charming atmosphere of the Tuscan art city, so rich in art culture and food. The residence has been completely restored with great attention to the original 17th century architectural features and finely furnished with antique furniture, without neglecting sophisticated design details. Charming and of great personality as the dwelling is the location of the terraces, which give an unparalleled view on the Val d'Orcia, Val di Chiana until you arrive with a look at Lake Trasimeno.
The apartment has two independent bedrooms (Timo and Nepitella) with private bathroom, a bright living area with a sofa bed, a kitchenette with fridge, dishwasher, oven and induction plate; From here you can access the wonderful terraces that dominate Montepulciano and are offered exclusively to guests of the entire apartment. Independent heating and air conditioning and wi-fi service.
In addition to the entire apartment we have the possibility to rent rooms with own bathroom and independent access.

We can’t say enough good things about this unique rental. Yes, there are stairs but they are worth it for the amazing views of the charming Tuscan hill town and countryside. Very modern and clean unit with breathtaking views from the terrace. Building is very secure and Francia was an excellent host. She communicated with us before we arrived and offered concierge service assisting with winery tour and restaurant reservations. Location is perfect with shops and restaurants right outside your door. All in all a wonderful stay!

It matched the photos perfectly. It was our favorite place of 4 others. Lots of steps but that helped with all the pasta, pizza & wine we consumed. Breakfast was provided right across the street. Communication with the owner was beyond helpful! She was fantastic! We would stay again anytime. The village itself was so charming & wonderful restaurants. The people are very friendly.

My husband, friends and I stayed in this amazing apartment for 5 nights and loved it. Francesca and Lucia were kind and helpful with everything from check in to parking and dinner reservations. The apartment was clean and luxurious and the view was stunning. I highly recommend this apartment to anyone visiting Montepulciano!

All we can say is WOW!
From initial booking, to many questions before our arrival, to quickly answering questions while we were in town, Francy was amazing to work with. She provided many recommendations and all were wonderful. She is so lovely.
The apartment was great for our family of 4, with 2 teenage daughters. Centrally located for everything in town. Enough room for everyone and 2 great bathrooms. The roof top deck is wonderful. We spent so much time up there and even just stayed in one night and ate up there because the view was so beautiful.
We would definitely stay here again and wish we had more time there. It was our favorite part of the trip.

We stayed in this charming and stylish apartment for 3 blissful days. It is located in a great part of the town, close to great shopping and restaurants. Breakfast at a darling little bar/cafe across the street was included in the price. Francy and Lucy went above and beyond to make our stay memorable. Francy helped us make dinner reservations every evening and were always available to answer questions and provide aid. Lucy helped lug our bags up the 2 flights of stairs and was so delightful in every way. We would go back in a heartbeat! The apartment is beautifully furnished and has a rooftop patio that will make you swoon at the beauty of the area. This apartment really is the best of the best.

This place may have been a short hike from the parking, but worth all the effort with the amazing view from the roof and the beautiful accomodations. We will be back in the future!

We loved our stay here! We travel and stay in Vrbo’s frequently, and this was by far one of the best property’s we have stayed at. Not only did it have everything that you could want fully stocked, it is very tastefully updated while still maintaining the Tuscan charm. Francy and Lucy were incredibly helpful throughout our stay, the best hosts we have ever had! They helped with dinner reservations, winery recommendations, and any other questions we had! Will absolutely recommend this apartment to any friends visiting Tuscany!

We enjoyed our stay very much. So nice to be right in the center of things. A lot of up and down hills, but my 85 year old mother managed with our help. The apartment was very bright and clean.

We stayed 3 nights in this lovely two bedroom penthouse apartment in a historic palazzo right in the heart of Montepulciano. The apartment was clean and well decorated with historic wooden beams and had an amazing roof top deck with expansive views of the countryside and rooftops of the town. Francy was amazing, helping us with parking and making dinner reservations for us. Free breakfast at a local and historic cafe was a lovely touch. Pantry was well stocked including a nice variety of local wines available for purchase. I highly recommend staying here and we hope to return!

This property has been restored and renovated to the highest quality! I wish we could have stayed more than one night. Right in the centre of the old town with breathtaking views from the rooftop. I will definitely be back!!!

Visit to Montepulciano
The flat is centrally located in the heart of the town, easy walking distance to all the town sites and restaurants. Francy was very helpful with suggestions and information leading up to the trip and Lucia was a godsend on day of arrival meeting us at ghe parking lot and helping us make the climb with our luggage. We had a fabulous tour and wine tasting at Di Ricci winery in town and lovely dinner at Dolce Vita.

Oh, the view!
We stayed in the apartment for nine days in September, and despite how busy the town was, this place was a quiet escape. The kitchen was well equipped for everything we needed, although we didn't cook anything. We are in Italy after all! Each room had great views out the windows and the second bedroom has a small patio, that was shady in the afternoon. Our favorite part was the rooftop patio. We spent every morning and evening there, and often all the time in between. We never tired of the views from there, and the pictures don't do it justice. The only downside is there are 48 steps to climb, but we needed the exercise after pasta and gelato each day. There is a pizza place next door, along with gelato and deli just a few step away. Rent this place, you won't regret it.

Amazing Views Worth The Price!
My wife and I stayed here during a recent trip. The views from the rooftop of this hotel are unbeatable. The apartment was very comfortable. The owners also were very helpful with their instructions where to park your car and how to get to the apartment. We wish could have stayed here longer!

The apartment can only be described as spectacular - fully modern with an old world feel, and the terrace.... oh the terrace! Breathtaking views and a private area where we enjoyed wine, naps and simply chatting on the lounge while listening to the church bells in the distance. Seriously, does it get any better?Upon arrival (using the directions provided - they worked perfectly!) Francy met us at the apartment and after showing us around took us to the parking area where we actually found free parking on the street - a plus for coming in October we heard.Breakfast was a nice bonus and a lovely start to the day just a few doors away - we sat on the restaurant terrace and lingered over coffee.An apartment we will always remember, thank you for an amazing stay! Absolutely the best
Words don't describe nor do the pictures of how awesome this place is. Great location with an amazing rooftop area that we had all to ourselves. The views were just incredible. Our hosts were outstanding. From providing dinner recommendation, to reservations, to taking us to the train station. There are not enough stars to give on how awesome they made our stay.

Outstanding apartment in the heart of Montepulciano, loved everything about it.
Location was great, parking at P6 lot was convenient, and the rooftop terrace was delightful. We stayed for 3 days in mid-October when the crowds were less and parking was plentiful. This apartment was a great base not only for exploring Montepulciano, but for day trips to Montalcino, Pienza, Cortona, etc. The apartment was light and bright and very clean. Would definitely book again.

Dell’Erbe apartment was truly spectacular!!! Francy was so kind, helpful and a gem to work with. Every detail of the apartment has been given careful attention. The furnishings and linens are the very best! The terrace overlooking Montepulciano is magnificent! We can’t say enough beautiful things about this lovely retreat!

A new family favorite!
During our recent 7-day stay we fell in love with both Montepulciano (and the surrounding area) and this apartment. We all agree that we’ll definitely be making a return trip to Montepulciano and when we do so will time our trip around availability of this rental. Communication prior to our arrival was outstanding, with detailed and very helpful information on the unit and restaurant/winery recommendations. When we arrived, the owners’ agent (Lucia) accommodated our late arrival and even met us at our car as finding parking and rental location is a little tricky the first time. The apartment was in a great location and a very easy walk to restaurants, shopping and sights. You could tell that a lot of thought went into renovation of the apartment ... the finishes were very tasteful and high-end. Yes, the living room space was cosy for a family, but who cares when you have such an amazing rooftop terrace to spend all of your time in? The space and views were stunning! I wouldn’t be surprised if this apartment has the best rooftop patio in Montepulciano. The bedrooms and baths were lovely and spacious. The kitchen was efficiently laid out and equipped with new appliances. We didn’t take advantage of the breakfast vouchers left for us, but did appreciate the thoughtfulness. Bottom line, we would highly recommend this rental!

Fantastic location, fantastic place.
Clean, spacious, perfect. The only thing that would have made our stay better would be better weather so we could use the roof top patio more. Coupons for breakfast across the street at the best cafe in town was a great touch. Sometimes I forget what the second B in AirBnB stands for. The views from the deck are fantastic. I can’t imagine there is a better spot to spend a few days in Montepulciano.

Beautiful, charming, clean, well-appointed, great location,
We had a fantastic stay at the Dimora Dell'Erbe. The apartments at the top floor were charming and beautifully decorated and the terrace was unbelievable, offering unparalleled views of Montepulciano and the surrounding countryside. The owners were incredibly accommodating and available to answer any questions we had about the property and town; moreover they gave some great restaurant recommendations, tips on where to park, what to see, etc. we'll definitely be staying again in the future. 5 stars without hesitation.

Spacious, clean, new, and, best of all, incredible views.
This is a perfect apartment for your stay in Montepulciano. As noted by others, parking is difficult, but that is the same in every hillside town in Tuscany that don't (thankfully) allow a lot of cars to enter their narrow and charming streets. Parking at P6 and P7 were pretty close by and because we went on the shoulder season finding a free option was pretty straightforward. Even if you don't 10 Euro is not a bad deal for a full day. I recommend this apartment highly if you're looking for a homebase to explore the area. We went to Montalcino, Siena, and Orvieto and also spent a full day just staying put in Montepulciano. We made dinner reservations a night in advance so that we could eat a great meal after returning from the countryside.
As for the apartment itself, I can't say enough good things. Newly renovated with bathrooms in each of the two bedrooms. I understand you can rent a just a bedroom as well and then the kitchen/dining/living room becomes a common area. That would be a great option too if you are just one or two people and looking to save a little money. Breakfasts at neighboring cafes were included and quite nice. The views! Ah, the views. My only complaint would be the lack of silverware in the kitchen. Oh, and do be reminded, this property doesn't have a washing machine, though that service exists nearby in the town if you just want to do drop off/pick up.

Gorgeous accommodations, amazing roof terrace, convenient and central location - a WIN
The place is just like the pictures - beautiful. Everything has been newly remodeled and done in great taste - simple, elegant, classic. The second bedroom has a gorgeous terrace off of the main street. The roof deck has spectacular views. It is modern but at the same time goes with the environment, and is just the best setting we had during all of our travels in Tuscany. The building is gorgeous, there is a great coffee shop across the street, which is full of shops, gelato, restaurants, you name it. No hotel can beat this. Dimora is very sweet, attentive, helpful and just gives off an aura of being a genuinely good person.
Parking in Montepulciano was a bit of a nightmare - this is less about the property and more just something to prepare for. We were there in a particularly popular time for the town, so in the evenings the parking lots would all fill up - my advice is to arrive before dinner time to find a nearby place to park or you'll be searching for a spot for a long time and might have to haul your stuff up the incline into town. That said, of all locations, I don't think it can get more convenient than this place, and Dimora offered to help (meet us and bring our luggage into town with her car given that as a resident she can drive into places were others can't).
