About this house rental
Located in the heart of the traditional maritime town of Wells-next-the-Sea, this attractive spacious red brick property is within walking distance of the bustling harbour, fantastic pubs and restaurants, and a flurry of shops. With comfortable contemporary styling throughout, Kipling House perfectly embodies modern coastal living. Boasting two parking spaces, this hideaway is well-equipped to receive families and friends.
Convenient for storing boots, and buckets and spades, the property is entered via a lobby. Leading to a grand entrance hall, the ground floor comprises of a combined kitchen and dining area, and an inviting sitting room. Featuring a large arch window with views of The Glebe, the well-equipped kitchen is light and bright, boasting a Range cooker, and ample cupboard and worktop space. Enthusiastic chefs will love rustling up a delicious meal made from the areas delicious local produce. Seating for up to eight guests is provided by the charming dining table. Perfect for gathering together over breakfast to plan the day ahead, or for sharing food, wine and conversation long into the evening. Separated by an arch way, the adjacent sitting room offers ample comfortable seating appointed around a gas wood burning stove. The deep sofas are perfect for nestling into after a day spent in the big outdoors as warmth and ambient light fill the room. Large arched french doors lead onto the fully enclosed rear garden. On warm days, invite the outside in and let the fresh sea air drift through. Thoughtfully curated, the ground floor features quirky and artistic coastal inspired curiosities.
Ascend the glass balustrade staircase to arrive on the first floor. The master bedroom hosts a magnificent wooden sleigh double bed, and is served by a contemporary shower room featuring walk-in shower with copper effect tiles. Bedroom two hosts a modern four poster double bed, and is served by en suite shower room. Wrought iron twin beds are provided by bedroom three, and is served by a spacious family bathroom featuring a large bath with shower over. Both bedrooms have been decorated in a maritime inspired colour palette, with beds dressed in good quality linens and sumptuous soft furnishings to ensure that guests experience a much-needed restorative deep sleep.
Outside, the large walled courtyard garden is fully enclosed making it a safe place for supervised children and dogs to play. With an outdoor dining table and accompanying barbecue, guests are encouraged to revel in the sun, enjoying al fresco dining and time spent together. Situated in a quiet corner of the garden, a charming pagoda makes an idyllic spot to share a tranquil moment, and perhaps a carafe of wine. Close to the beautiful Wells harbour, guests can enjoy the sight and sounds of the sea from the rear garden. Tucked away on a side street, this hideaway offers peace and quiet away from hubbub of the town centre, and retains the convenience of all amenities being within walking distance. Parking for two or three cars, depending on the vehicle size, is available on the gravel driveway to the front of the property.

New Year in Wells
On arrival at the house the first positive was the porch area. This was great for unloading and keeping our dog safe during our stay.
The house has been excellently modernised and furnished and well stocked in the kitchen area. Everywhere was warm and welcoming with a great bonus in the lounge of a gas burner which threw out lovely heat whilst producing flames to mesmerise our spaniel. The garden is ideal for those with dogs and would be ideal for a fish n chip supper in the summer. The harbour and shops area was literally 100 yards away so a great spot for peace and quiet but close to the action although not in January as most hospitality seemed to be having an extended break. The bed was firm and the shower high specification.

A Beautiful House for a Weekend Away
The house is ideally situated in the heart of Wells-Next-The Sea with parking which is ideal. The house has been lovingly decorated/refurbished and has all you will need for a weekend away on the Norfolk coast. A home from home.

Second stay at Kipling House
Lovely well appointed house. Tastefully furnished and decorated. Excellent location just up from the quay. Would have preferred a king size bed as husband and I struggled in a double, in the end we slept in separate beds.
From a Norfolk Hideaways point of view I do think you should put on the cottage description that dogs are not allowed upstairs and on furniture when booking. You should not have to find out this info when you get there. Thankfully not a problem with our dog but I think some people will find it a problem.

Fantastic Location & Great Cottage
Having booked a number of cottages through Hideaways this was the probably the nicest, the size and facilities were great, cleanliness excellent and some lovely touches like a Christmas tree (we were in the week before Christmas).The outside area was paved which was ideal for the dog and fully secure and a 2 minute walk to the Quay & Staithe Street for all the shops. There is an entrance lobby were dirty boots can be stored & the dog cleaned prior to entering the cottage although if you do bring a dog there is a good groomer just at the end of the road that does a great wash & blow dry if they are dirty after the beach.
The owners clearly have a huge amount of pride with little notes all over the cottage and a lovely pack of brownies as a welcome gift,the only negative for us was the flooring in the hall had lifted right in front of the kitchen door ( covered by a rug) which did cause a couple of trips but was minor and I am sure the owners had the repair in place.
We would definitely look to re book as Kipling House is worth every penny.

Great house
Really well equipped house, home from home. There wasn’t a thing we needed that wasn’t available. Lovely quality linens & towels. Cosy sitting rooms with gas fire log burner & decorative fire. Wouldn’t hesitate to recommend & we hope to stay again.
We actually met the owners who were very accommodating of us arriving a little early after a very long journey.

Long weekend early November
Kipling House was warm, clean and well equipped. Beds were comfortable, good quality showers. The position close to Wells harbour was a bonus.
Dogs welcome with bowls, towels and a chew each. The entrance lobby was very useful for drying them off and also our boots and raincoats.
We have booked a longer stay in 2020

Ideal location and a comfortable home to stay in.
Our stay at Kipling House was our second as we stayed there last year so it was obviously a good place to stay.
The location is ideal and the house is furnished very well making our stay very comfortable although the flooring in the hall just outside the kitchen door was lifting and did become quite dangerous as we kept tripping on it.
