About this house rental
Situated in the popular coastal town of Wells-next-the-Sea, Springbank boasts impressive far-reaching saltmarsh views from the sitting room and elevated decked roof terrace with hot tub. Comprising of contemporary interiors with an open-plan living environment, Springbank is a stylish base from which to explore the vast and beautiful surrounding coastline.
Styled as upside-down accommodation, enter into the open-plan kitchen/ diner, with traditional pamment tiled floor and granite worktops. The well-equipped kitchen cabinets circumvent an attractive island with sit-up bar stools, leading through to the sociable dining area where the glamorous dining table provides seating for six guests. A small courtyard garden to the rear of the property is accessible through glass double doors. From here, access the master bedroom boasting super-king size bed and an en suite bathroom offering bath with shower over. Two further bedrooms are situated on this floor. Bedroom two hosts a king-size bed, that can be converted into twin bed on request, with en suite shower room. Bedroom three hosts a double bed with en suite featuring walk-in shower. Upstairs on the first floor, the generous sitting room is located - the true masterpiece of this house. Large sliding glass doors along one side allow natural light to flood in and provide the ultimate viewing platform from which to take in the expansive moody views across the saltmarsh to the sea and estuary. Spot rare birds and a plethora of native Norfolk wildlife with the telescope provided. Also perfect for stargazing on a clear night. Nestle in to the large deep sofas and watch a film on the Netflix-enabled television after a day spent exploring in the big outdoors. Through the glass doors is a fabulous decked roof terrace, with ample comfortable seating and a hot tub. An external spiral staircase leads down to private enclosed courtyard.
Parking is available for one small car on the driveway. On-street parking may be available outside the property, but please be aware this is restricted during the summer months.
Springbank welcomes dogs, and is in a great location for discovering walks directly from the front door. Situated a mere five minute walk from the bustling quayside and town, and nestled on the Coasthopper bus route for trips further afield, you will never be short of something to do at Springbank.

Property needs a facelift.Quite a few things didn’t work well enough.
Hot tub wasn’t functional,owner didn’t respond to this,shower in main en-suite didn’t work.
Less than average compared with previous rentals,but we made the most of things and enjoyed our holiday overall.
Norfolk Hideways were really good and helpful and faultless but owner was unresponsive.Owners have just sold the property and didn’t respond to our claim for some recompense.

A great stay!
Had a lovely week at Springbank! Great property in a fab location. Been to Norfolk many times but never to Wells and will definitely be back. House was comfortable, had everything you need and close to everything. The upstairs lounge with the sun deck was perfect, and the weather was kind enough for us to enjoy it too. Added bonus hot tub! A well rested week - thanks!

Enjoyed our stay at asp Soringbank
We all enjoyed our stay here. The living room is especially comfortable with a large balcony and a stunning view. Parking for one car, the drive is shared with the bungalow next door but I never found it a problem in getting my car on and off the drive. We had a problem with the washing machine as it was leaking all over the floor, I called the holiday company and within 15 minutes the Plummer had arrived followed by the house keeper, Evie a few minutes later. It was her day off but she sorted out new towels for us as we had used the guest towels on the floor and took home our washing to do. Thank you Evie! Overall the house is lovely, it is nice and warm and I would recommend it to anyone thinking of going.

We loved this cottage, very clean and well appointed throughout. Good central location and the views from the upstairs lounge were great. Would definitely book here again.

Great location.
Great location, you walk to the beach along a raised path with fabulous views over the marshes, or drive and park at the Beach Road car park.
Springbank has a fantastic rooftop seating area with an enclosed patio area on the ground floor.
The bathrooms could do with an update.

Great location
Only 5 minutes walk to the harbour and 15 minutes to the beach. Good to have off road parking. Nice quality and comfortable beds and furniture. However just a couple of things, guests need to be aware of how steep the wooden stairs are in the description of property on the website, the radiator in the bedroom doesn’t work and we couldn’t get the telescope to work either.

Great location, comfy bed!
We had a wonderful long weekend in January at Springbank. The place was beautifully clean, welcoming and comfortable. The bed was extremely comfortable too! Excellent location, right by the harbour :)
Only downside is that if you are a dog owner, this place is dog tolerant, not dog friendly. The lounge is upstairs and they prefer you don't take them up there (we're pretty sure children make much more mess!). Totally understand not letting them in bedrooms or on furniture but this seemed a little much and wasn't detailed on the booking info. Classic case of the owners not understanding the human-hound holiday. Having said that, it wouldn't stop me returning.
All in all a great place and I would recommend it!

Love this house
Lovely house with everything you need including dog bowls for water and food- The layout is amazing and views out across the fields is so relaxing.
If you have dogs my only recommendation is take some rope or a bike lock etc to secure the gate because the lock is not great and you don't want to find your dogs running out on the main road and also a portable stair gate so your dogs don't go running up the steep wooden stairs to the lounge. We did because we been before to ensure our dogs stay safe etc

Good house in central Wells
The bedrooms at the front of the house were big enough for double beds but nothing else. No wardrobes or hanging space. Unable to get in and out of bed on both sides. The other bedroom was fine with plenty of space. Kitchen and dining area good. Lounge excellent.

Ideal spot for a winter break
Great house and so conveniently placed in Wells so we could go for walks from the house or stroll down the road to shops or places to eat. Each bedroom having it's own ensuite bathroom was much appreciated by all. Of course the crowning glory is the wonderful upstairs lounge with plenty of comfortable seating and amazing views out towards Holkham Woods.

Short break at Wells
Ideal location. Property well equipped. Roof terrace a real plus especially with the great weather. Parking tight but a plus. Ideal for families with older children or 2 families together.

Not ideal for our needs
Although dogs are allowed they must stay down stairs in the kitchen. Therefore we do too, resulting in upstairs lounge and balcony being a waste of money.
Car parking difficult if you have a largish car, space too narrow. Parking on street is not easy when Wells busy.
We unfortunately spent one morning moping up a waterfall that had come through kitchen ceiling after heavy rain, only to discover same thing happened week before to previous residents.
Plus point house was very well equipped.
The back yard needs a tidy up and face lift.
The gate needs repaired to secure the area for dogs.
This is potentially a lovely property but requires upgrading to match the marketing description
Over all we enjoyed our holiday.

We have stayed here before and find it very comfortable - suits our family of 6 adults.
Great location from pubs, restaurants and the quay, all only a few minutes walk.
Fab views from the upstairs balcony
perking for 1 car in driveway and we always manage to park on street as June is quiet, guess you would have to use car parks in Summer season.
We always have trouble closing the sliding door and would suggest this now needs some attention to stop one of the side from moving. Proves very annoying trying to get the two sides to connect together.

Second stay at Springbank. Love the house and its location. Very comfortable and modern.
Great house, Well situated and always clean and welcoming. The roof terrace is a great asset, as is the large kitchen and dining area.

1st time in 10 years of having hoilday homes that there was no welcome pack !!!! we have always had milk,tea,coffee sugar and a few other things too !!! It's great location and lovely and clean,

Home from Home
This was our third stay at Springbank and every time we have walk through the door we feel we have ‘come home’...the location is great and sitting on the decking is the highlight of the stay enjoying the views and just watching the world go by. The accommodation has everything we need ...3 En-Suites!! ideal when you have teenagers!..the kitchen is also the true hub of this home....

Was great property for adults only! 3rd bedroom extremely small! All in all a lovely property with fabulous outdoor space upstairs! Very steep stairs so not for disabled!!!! Nice to have a parking space. Great location cation!

We love returning to Springbank. Very comfortable stay and suits are needs. Fabulous views from the balcony, We always manage to park outside on street in June with smaller car the drive.

Great property and great location
2nd time here. Very comfortable and well equipped. Biggest TV we have ever seen! Wonderful roof terrace with nice views. Great location, 1 minute walk to the harbour and town. Generally very quiet at night. Our car could not get into the allocated space if the next door space was being used. Medium size/small cars should be OK. On-road parking was virtually impossible, may be easier at off -peak holiday times. But there is an open air public car park 1 minute walk away which we used. Would definitely come here again.

Shower Broken - problem when there are six people.
Main Bathroom - could do with better clean, could not close window.
Need to leave instructions for washing machine.
Patio and terrace furniture should have been cleaned.
