About this house rental
Crown Villa is a hidden gem in arguably one of the best locations in Wells-next-the-Sea. Positioned at the top of The Buttlands square, this beautifully charming property puts you right in the heart of this pretty seaside town and within a one-minute walk of the famous Crown Inn owned by celebrity chef Chris Coubrough, the Globe Inn pub/restaurant and 'Bang' in Wells which is one of the best places to enjoy breakfast in the town.
This genteel and charming villa with its pretty bay windows with original glass, means you have lovely views across the square to the front and over the rooftops and towards the church at the rear. Retaining all the character of a bygone era, this immaculate villa means you will have a wonderful and relaxing stay. With its pretty south facing garden to the rear, you can retreat with a coffee and the newspaper and plan the day over breakfast.
With so much to do and everything being right on the door step, you will find it hard to leave Wells with its bustling harbour, shops, restaurants, beach, sand dunes and pretty beach huts.
Stepping inside this elegant and immaculate property you will feel at home straight away. The small entrance hall leads into a small galley kitchen and then through into a rear hallway and into a pretty and light dining room with french doors opening onto the terrace and garden and also into the large drawing/sitting room with feature fireplace. Head upstairs and you will find two double bedrooms (one with en-suite) overlooking The Buttlands and a single bedroom plus a family bathroom all comfortably furnished with oodles of hanging space and plenty of drawers.
With Holkham only a 30-minute walk away or a very short drive and Norfolk's loveliest village, Burnham Market close by too, this lovely house will make a wonderful place to stay in North Norfolk.
Make sure you take time to visit the wonderful National Trust properties at Blickling and Felbrigg whilst in the area and also walk the coast path and visit the RSPB nature reserves at Cley-next-the-Sea and Titchwell

Great location but too cluttered
We enjoyed our stay and would love to
stay again. A wonderful location and all arrangements were very easy. We are pleased to hear that a dishwasher will soon arrive and also hope that the back hob will be fixed.
However the property has far too much furniture upstairs for a holiday rental. The bedrooms are far too cluttered .

Wet week but lovely house
We enjoyed a cold and wet December week at Crown Villa. The house is in a perfect central position. We walked to several different places to eat during our stay.
The bed was very comfy and the kitchen good with nice new appliances. The house was nice and warm.
It would also be lovely to stay there in the summer.

Fabulous family break
Crown Villa was absolutely perfect for a short break near the coast. The cottage had everything we needed and was really comfortable - we loved it. It was in a perfect location for shops, pubs and restaurants. We will definitely come back!

Comfortable but needs maintenance.
A comfortable well equipped property but needs some TLC. The kitchen tap leaks and the washer on the cold tap in the en suite wet room is breaking down. The window frame in the main bedroom is covered in black mould which is unappealing and the frame is rotten and gives when one opens the window. (I would hope that the cleaners have reported these problems). The location is good as long as parking can be found on Buttlands which can be problematical. On the whole a good property and one which we would consider using for our two annual stays in Wells next the sea, but given the price increase for the same period next year, we will pass.
I assume the customer service question relates to Norfolk Hideaways and not the owner with whom we had no contact. Norfolk Hideaways have been excellent in these difficult times but I look forward to actually speaking to their staff again and not having to do everything on line. I like many others miss the personal touch.

Great Location but House Looking Tired
The house was excellently located in the heart of Wells next the Sea and provided a secure garden for our dog.
Whilst the house was spacious it was starting to look tired. A little bit more attention would make it an excellent holiday let for the money charged.
A property of this size warrants a dishwasher (we weren’t even provided with a washing up bowl). Also, the oven was filthy and we had to clean it before we could use it. Both settees in the living room felt very old and as a result uncomfortable. Whilst there were a few bits of antique furniture, most of it was chunky modern type pine (you could barely move in the dining area and bedrooms for furniture). Overalll, if felt a bit cluttered.
The “welcome pack” consisted of several A4 sheets that had been written over and altered making the 2 pages on what to do if the boiler went wrong incomprehensible! Also, the jobs we were expected to do were well beyond the norm!!
The en-suite shower room was old and felt unclean. The drain was so slow that the whole room filled with water and the temperature gauge kept falling off the shower, meaning you had to guess the temperature.
Having said that, the location was lovely and quiet at nighttime and the beds ultra comfortable. The patio and garden were very pleasant to sit in and a real sun trap. Also, it was a lovely gesture to have a delicious large cake and bottle of wine waiting for us on our arrival.

Nice little cottage. A few things lacking.
Parking difficult. Facilities really should include a dishwasher in this day and age or at the very least a drainer rack supplied. The information book was scruffy, out of date and inaccurate e.g only 1 front door key, access to shed no longer possible - garden parasol (much needed as it was a very hot week) was therefore unavailable, as were pegs for clothesline.

Good base for a holiday in Wells
Crown Villa is comfortable, has a lovely outlook and is very well situated for pubs, cafes and shops. It has the added advantage of a pleasant and private garden. The beds are comfortable and it’s nice to have two bathrooms. Unfortunately we found the Wi-fi to be unreliable and apparently insecure (set-up needs updating) and the instructions for using the tv system didn’t help - has some element of the system been changed since the instructions were written? Overall, a good stay and we are booked to return to Crown Villa, thank you.

Lovely little cottage, clean, comfy and homely. Three adults, 1 child and 1 dog loved our stay and enjoyed using the villa as a base to explore Norfolk

The house is in a terrific location in this small, quiet resort.
The property has terrific potential but is very tired.
The main living accommodation and outside space is really good though there is a shortage of useful side tables in the living room.
The kitchen is well equipped - though the fan oven did not appear to work.
The bathrooms are antiquated and, though not dirty, appear so due to their age. The showers are outdated.
The bedrooms are comfortable and have good linen though 2 of the rooms have a big wardrobe too many in them which crowds the room.
We had a lovely week but there is so much scope for improvement with this accommodation

A most relaxed and comfortable week spent at Crown Villa
On arrival I found the property very welcoming, comfortable, cosy and everything I wanted. The garden is a lovely space and because we were lucky with the weather we could take advantage of it. I wouldn't hesitate to return.

Lovely location and beautiful villa
We really enjoyed our stay at Crown Villa and the location was excellent. The garden was a wonderful sun trap and the villa was well-stocked with everything we needed. Our only complaint with 3 children and limited eating-out options (covid!) is that there was no dishwasher and the kitchen felt a little cramped. The beach hut was superb!
