This stunning 5 Bedroom island retreat captures the essence of Caribbean living in modern relaxed style. Meticulous attention to detail can be felt in every aspect of CooL HouSe s understated elegance and premium quality finish - one of the true gems of Antigua s beautiful western cape.

Nestled deep within the gated security of Jolly Harbour, at the end of the secluded North Finger beach, far from vehicular and pedestrian traffic, CooL HouSe is the perfect island getaway. Enjoy convenience, safety and privacy without finding oneself in the middle of nowhere although the house’s tranquility would sometimes make it seem that way.

Three main buildings adorn the property, connected by garden walkways dotted with tropical greenery, a soothingly bubbling fountain and relaxing areas to chill out in the shade. Caribbean “outdoor living” is not a catchphrase, but a central axiom defining the entire design of every space in CooL HouSe.

The heart of CooL HouSe is an outdoor covered dining, living, coffee, bar and billiard area overlooking the turquoise tranquility of the Caribbean Sea. A 40-foot unobstructed view overlooks the pool and effortlessly transforms into a mosquito-free zone with fully automated screens that protect the entire living area. Enjoy being outside all evening long without any nuisance from bugs whatsoever. Relaxing on the couches with a view to the beach, playing a game of billiards, dining on the luxurious 14 seat live-slab table, or enjoying a cocktail at the wrap-around bar, all while basking in the glow of a western sunset and the murmuring of the sea.

The kitchen and main living areas catch the trade winds and allow the breeze to flow right through the complex, while being at the heart of the house. The exclusive custom made and installed German kitchen comes completely stocked with any and all necessary professional cooking gear. Appliances include a wine fridge, separate beer and drinks fridge, the main Miele fridge, a professional grade under counter ice maker, a massive gas cooktop, and all of the necessary small appliance goodies. A breakfast counter and large couch are integrated inside the kitchen for convenience and conviviality while preparing and enjoying the space, as well as the wrap-around bar connecting straight through to the main kitchen counter area.

Attached to the kitchen is a second living room area with a huge 80-inch television and sound system as well as plenty of comfortable seating for a fully immersive television experience. The area can be segregated with tall glass doors for privacy and air-conditioned viewing if desired. 6 Sonos speakers are found throughout the main building with several different listening possibilities.

The master suite is connected to the main outdoor living area via a side hallway, and features an unobstructed view of the beach, with it’s own private seating area/balcony. The breeze-through design connects the en suite bathroom to CooL HouSe’s luscious interior courtyard. The spacious bathroom includes a large shower, stone countertop with twin Italian sinks, a deliciously inviting bathtub for soaking in the sounds of the water feature beside and the gentle air of the winter trades at night.

Two supplementary buildings each house a pair of fully appointed bedrooms with en suite bathrooms, king size beds and a myriad of possibilities to ensure guest comfort in many different configurations. All of the bedrooms include air conditioning and private outdoor seating areas with individual entrances. One of the bedrooms is equipped with a kitchenette with a small stove and refrigerator for convenience. This same bedroom communicates via interior doors with another bedroom configured with two bunk beds: 1 single over single, and 1 single over double. This allows for a very complete child sleeping capacity, or comfortable accommodation for an adult couple as well.

**Of note regarding occupancy and sleeping arrangements is that Cool House is only suitable for a maximum occupancy of 10 adults + 3 children. This is due to the bed configuration in the 5th bedroom.**

CooL HouSe’s open design, with individual spaces delimited by landscaping and features means there’s enough roof for everyone. A living experience where there is literally enough space for guests to be on their own, in one of the myriad of spots throughout the compound, or then together when desired in the shared areas. Daybeds in the courtyard and a huge integrated seating area for snoozing by the bubbling water feature, a rooftop patio to enjoy a lazy end of day cocktail, comfortable lounge chairs poolside as well as 2 in-pool loungers, beach chairs beside the sea, there is certainly something for everyone.

The pool features a saltwater chlorinator that is extremely easy on the skin and eyes. There is a shallow wading area convenient for toddlers or for enjoying the integrated pool loungers in the sun. The patio includes 2 professional in-deck Tucci umbrellas for those who desire a little shade from the hot Caribbean sun.

There is a large separate laundry room complete with a very high capacity washing machine and dryer such that any work carried out by cleaning personnel will not disturb guests during their stay.

In addition to chilling out at the house, Jolly Harbor is home to a large well-stocked grocery store, golf and tennis, restaurants, bars, charter sailing and fishing to name a few. We can easily arrange many of the other services, sightseeing or adventure activities located on or from the island upon request. Such requests may include:

The beach house includes five bedrooms each with en suite bathrooms, a private beach, swimming pool, parking, a luxurious landscaped courtyard, and a large main building featuring a true outdoor living concept throughout.

Interaction with guests:
You will be welcomed at the property by our delightful house manager, Michal. She will assist you with any questions or supplementary requests that you may desire.

Other things to note:
It is recommended that guests rent a car/jeep to fully appreciate all of the places and activities that Antigua has to offer. Jolly Harbour itself is quite a large gated community, so getting to and from the house, groceries, restaurants etc will require a method of transportation.
If you require a golf cart, please contact jollycartrentals well in advance to ensure availability.

Cool House is a registered and certified rental accommodation. It is listed in the ABTA website under the name "PC Holdings".

Some guests may wish to consider travel insurance that includes trip cancellation coverage for accommodations as well as flights depending on specific airline policies regarding flight cancellations to mitigate local or international changes in travel conditions.

Occupancy Tax: The Antiguan Government has imposed a new occupancy tax as of October 2021. Since the tax is based on occupancy numbers, we cannot add it to our quoting system as VRBO does not allow this kind of per-occupant levy during the booking process. Although we could theoretically add a blanket percentage to the price, this would not be an accurate or fair reflection of the reality. Therefore, we are unfortunately constrained as per the government rules to ask our guests to pay a per person tax of 5 USD each day stayed at the house. This can either be paid in cash to Michal our manager, though should you prefer, I can also put through a payment request through the platform prior to arrival.

Every full week rental inculdes a cleaning, usually around the midway point of your stay.

The house is great - even better than it looks in the photos. Between the house, the pool and the beach, we rarely left the property. Jamie and Michal were a great help, even getting jumper cables when our hire car broke down on the way to the airport. Chef Sira cooked for us two nights. Both meals were excellent and we highly recommend her.

2nd year in a row down and already booked for #3. Awesome place to stay. All the amenities one could ask for. We cannot wait for our stay next year. The Villa is amazing and makes you feel relaxed as soon as you come thru the doors. Owners are so easy to work with and Michel, property manager is so accommodating. See you in 2024!

The villa is excellent with very well thought out design, provisions, and features that lead to comfort and top of the line stay! Michel was an excellent manager and responded to every request and question quickly and thoroughly. 5 couples with plenty of room. Her suggestions of activities and restaurants was excellent and always spot on. Al Porto was excellent for dinner and then later for take-out pizza. Hemingway's in town for dinner was one of the best Caribbean restaurants we have ever eaten at with outstanding service. We did the Extreme Navigation with Adventure Antigua, and it was a great day. Cannot say enough about this property and its management.

Rarely does the experience exceed the listing's expectations but this property is just perfect. The contact for the house was fantastic and super responsive. The chef for the house was magical and not only cooked but also cleaned up and served. She even took the time to show us the best supermarkets and liquor stores outside of Jolly Harbour. We were there for a week, and the chef prepared six different meals of all types (breakfast, lunch, and dinner). We were celebrating a milestone birthday, and she arranged for a birthday cake based on my specifications. Just a great experience all around.
