While you are here, you can experience our exclusive in-house leisure cruise on Edgartown Bay. Unwind as you enjoy picturesque views of the Vineyard from the water. The first floor has an abundance of living space, tastefully furnished with comfortable oversized couches and sisal rugs. Infused with the owners overseas travels, you'll find touches of intriguing art from far away artists.
Brazilian cherry hardwood floors grace the entire house, providing a warm and inviting ambiance. The great room features soaring 28 foot ceilings and a three sided balcony above the living room, creating a remarkable sense of openness for great entertaining.
French doors lead to a wrap around porch. offering views of an expansive lawn for outdoor enjoyment. A private outdoor shower is available for a refreshing post swim experience, complemented by beautiful gardens and plantings that surround the porches.
The first floor also features two bedrooms and one full bath with beautiful tiles. The dining room has a Mexican table that seats eight which opens up to a sun lit screened - in porch - a favorite among all.
The kitchen is designed with a built-in charming sofa for conversations with the cook and a large centered island is perfect for making those dinners. .
There are two bedrooms on the first floor. one of them has a queen bed and the other has a queen and 3 twins.
Moving on to the second floor you'll find two bedrooms including the master with a balcony and its own full bath.

Our stay at the property was relaxing and fit all our needs! The checkin was easy and the two properties accommodated our large family gathering. The gardens are beautiful, and the kids had fun playing in them during our stay. It’s located off the road, and is nice and quiet for your stay, but also an easy walk to the road and farmers market. We would definitely stay again. Thanks Kati!!

We recently stayed at Kati’s property and unfortunately, our experience was not pleasant. From the moment we arrived, it was clear that cleanliness was not a priority so we cleaned the bathrooms and washed the sheets because we have small kids including a 9 month old. We also wiped down countertops, etc. The house was filled with bugs and spiders….cobwebs were in many spaces making us uncomfortable. We all left with multiple bites.
We were excited to stay at this house based on the reviews. Unfortunately, it was disappointing to find that what was advertised as a cozy getaway turned out to be a spider filled house with ripped, stained bed linens with holes.
To make matters worse, when I voiced our concerns to Kati, her communication was accusatory instead of caring. She called her house cleaner Anna to come clean but Anna was loud, aggressive and offensive and we should never had to interact with her as a guests of Kati’s. The cleaners came to clean the bedrooms but the new sheets they put also had holes and rips.
List of things we noticed:
1. Stained sheets in 3 rooms
2. Ripped sheets with holes in 3 rooms
3. Dirty shower walls
4. Spider webs in every room
5. Bugs and mosquitoes in every room
6. Kitchen coffee maker dirty and stained
7. Overall cleanliness was lacking
After we left, Kati was texting us defending Anna even after I asked her not to text us again. I wouldn’t recommend this property to anyone who excepts 4 or 5 star accommodations.

I rented Kati's house for my family and friends for (4) nights for my daughter's wedding. We wouldn't change anything about the property - beautiful interior and a wonderfully landscaped property. The guest house was a plus to have additional space for guests. We want a reason to go back and won't look to stay anywhere else!

We had a wonderful time. The house was perfect! It was clean, cozy and quiet. Kati and Mark were great host too. They even offered to come over and make us a fire! There were beach chairs, coolers and everything you would ever need in the kitchen. We walked to town everyday which was about a 15 to 20 minute walk. I highly recommend this house and I sincerely hope to be back!

We stayed at Kati’s place for my son’s wedding. It was fabulous. Very spacious. Lots of room for the 11 of us. Kati was great. She welcomed us with homemade pie and banana bread, from Morning Glory, just down the road. The house is very well equipped. Great for cooking and everything you need to take to the beach. The house is tastefully decorated and the grounds are beautiful. Loved having our morning coffee sitting in the screened in porch looking at all the plantings. Also the house is situated in a great location. I highly recommend this property.

We rented this property to celebrate my grandfather's 90th birthday and had several family members out to celebrate. The space was great for a large family or several small families. It was a lovely walk to town (about 2 miles) and close to the state beach. Kati and Mark were great and easy to communicate with, would highly recommend!

The house is just fantastic, location is close to town & morning glory farms/bike path. The hosts were very helpful, responsive and sweet. They even left us some baked goods and a card to welcome us to the home.

Great stay!
My friends and I stayed at this house to kick off our summer. This house was clean, spacious, and in a great location. Kati and Mark were very helpful and available if we needed anything. They set up a fire for us and even left us some sweet treats! If you are looking for a fun and relaxing weekend, I highly recommend this place!

Sandy Feet is the perfect home away from home while vacationing on Martha’s Vineyard. Every detail was well thought out including the décor and basic essentials; everything you could think of that you would need while away from home. The cleanliness was impeccable. But what made the home really amazing was the owner, Kati. She is a gem and it was clear to see that Kati really cared about her guests comfort and making them feel at home. My family and I rented out the main house and the guest house. With a group of 17 people it was a challenge to find accommodations for all of us, but Sandy Feet was the perfect choice for us. I was astounded that Kati provided an extra bed for us that wasn’t even advertised in the listing just so we would not be too cramped. Our stay was wonderful from beginning to end. We were welcomed with delicious pies and yummy specialty breads that Kati provided from Morning Glory Farms (I recommend the blueberry peach pie, Morning Glory is less than a 10 minute walk from the property).The upstairs balcony and ample natural lighting beaming in from the windows was my favorite part of the house. It just makes you feel like you are staying in a luxurious resort. The guest house is just as lovely as the main house and felt like a private retreat itself. Although I was leery about the outdoor shower at the guest house, it was a great experience!Kati quickly responded anytime we had a question or concern. When we told her we wanted to take a tour of the island, she volunteered to call some tour companies for us and recommended one that fit our interests perfectly. Hospitable should be Kati’s middle name!We left on a gloomy, rainy day and not only did Kati brave the weather to bid us farewell, but she picked up donuts on the way to send us off with a treat! What a perfect ending to a great stay at Sandy Feet. I hope that I have the opportunity to stay at Sandy Feet again!

Felt right at home!
I was on Martha's Vineyard with a group of friends for a wedding. The wedding was a wonderful occasion as is, but our stay was made even more special thanks to Kati's hospitality. She welcomed us with open arms to Sandy Feet, her beautiful, clean, spacious and private home. Kati was very friendly, communicative and quick to answer questions. She even left a pie and some banana bread for us! I would stay here again in a heartbeat. Thank you, Kati!

Perfect house for a weekend on Martha's Vineyard
Sandy Feet was everything we hoped for. Several couples were on MV for a weekend wedding and wanted a comfortable house to use as a home base. The kitchen and living areas are more than large enough for four couples or an extended family, and it was lovely having a fire ready to go in the fireplace when we arrived. The bedrooms are all large and immaculate, with comfortable mattresses and linens. Katie, the owner, was helpful at every point, even offering to pick some things up at the supermarket when bad weather delayed our ferry.
The house is on a pretty wooded lot at the end of a cul de sac about 3/4's of a mile from the center of Edgartown. There is a dedicated bike lane for walking or biking into town.

Perfect in every way!
I stayed at Sandy Feet Retreat with a group of friends who go on a girls getaway weekend every year. None of us had been to Martha's Vineyard before, and I was put in charge of our time while there. Finding lodging for our group was my first task. When I found Sandy Feet - and Kati's warm, helpful and very responsive spirit - I knew I had the perfect place for us. Sandy Feet was even better in person that it looks online! Kati's personal touches throughout the home, the comfortable rooms, spacious common areas, and well-equipped kitchen all helped to make it an inviting home to relax in after a day of sight-seeing. And Kati's helpful tips about sights to see and places to dine were spot-on. Each time I consulted her while planning our trip, she was quick to respond and offer great suggestions. Her love of the area is obvious and shines forth in this lovely home. From Sandy Feet, we walked to Morning Glory Farms to explore their fresh baked goods and produce. We had rented cars, so were able to drive to Aquinnah Beach- making stops along the way. On the way back, we enjoyed a seafood picnic while watching the sunset at Menemsha Beach. We also rode bikes to Oak Bluffs, did a sailing tour with Mad Max Sailing, had spa treatments, shopped and explored Edgartown. Before and after each outing we thoroughly enjoyed our time spent in the comfort of Sandy Feet Retreat. After our visit to Sandy Feet I think Martha's Vineyard has a whole group of new admirers who hope to return some time in the future!

Gem On The Vineyard!
Our family vacation at Sandy Feet Retreat on Martha's Vineyard is the highlight of our year! We have spent three vacations at this beautiful property and we can't wait to return next summer. When we found Kati and her beautiful home, my husband and I were already big fans of Martha's Vineyard, having visited each summer for the previous twenty nine years. We started our love affair with the island at the Charlotte Inn just the two of us, but as our lives changed and our children grew, married, and had children of their own, we began renting a house to accomodate our growing family. We have spent time in other lovely rental properties, but none can compare to this gem on The Vineyard!
The property and house have been lovingly designed, decorated, planted, and equipped to be both a feast for one's eyes and soul and an answer to all one's practical needs. From the well tended plantings and property, to the gorgeous wood floors throughout the house, to the abundance of quality linens provided, to the magnificent master bedroom suite and bath, to the enormous amount of storage space for guests, to the well equipped (nothing missing) kitchen to the outdoor porches and the wonderful porch swing and backyard hammock, every detail is perfect! The photos posted on the website are lovely, but the actual home, guesthouse and grounds are better when seen in person.
There are three other reasons that make Sandy Feet so special. The first is its location. It sits on a beautiful private piece of property with lots of space for outdoor family time or a quiet nap in the hammock. Its within walking distance of Morning Glory Farm where you can get fresh produce, wonderful baked goods or a bouquet of fresh flowers. The house is minutes away from a wonderful walking/ bicycle path. Several members of our family begin each day on that path! Its a quick drive to both South Beach and Town. The other two reasons are Kati, this property's owner, and Mark who is always available to answer any need or problem you might encounter about the property. We have had the good luck of spending a little time with Kati and Mark. They are the type of people anyone would be happy to call friends. Their love and respect for this beautiful home is the reason that
from the minute our family pulls away the last day of vacation our conversation turns to plans for next year's return.

A Relaxing Oasis
I stayed at Sandy Feet Retreat with family and friends and there was plenty of room for us all to relax and have fun together, or find quiet time alone. The main house has a very large living room, a dining area with a beautiful, large table, and a very functional kitchen with everything you could need to cook meals together as well as a gas grill outside. There is a screened in porch with couches and chairs as well as an open porch with a double swing overlooking the back yard. There is also a wonderful, large hammock which turned out to be a great spot for an afternoon nap. Back inside the house, there are two bedrooms on the first floor: one with a queen bed and one with 2 single beds and a bunk bed. There is also a full bathroom on the first floor with a fantastic walk in shower. The upstairs has a laundry room, a master bedroom/bathroom that is quite large and wonderfully designed. There is also a queen bedroom also with its own bathroom upstairs. The guest house is very close to the main house so you have privacy, but yet do not feel removed from the the main house. It has an outdoor shower which I used every day, a living room and eat in kitchen on the first floor along with a half bath, and the entire second floor is the bedroom! Both houses are very well appointed, decorated with interesting artwork and items the owner has brought back from her travels, and very clean. I looked at the photos on this site many times in anticipation of my stay, and the houses and yard are even more beautiful in person!! It was wonderful to meet the owner and care taker in person as they are wonderful, friendly people. I can't say enough about how happy we were to stay here, and it is clear that Kati put a lot of thought into the design and decoration of the homes. The location is removed from the main road, but still close enough to walk to Morning Glory Farm or to hop the bus, ride your bike, or even walk to downtown Edgartown. Thank you for a wonderful stay and I will definitely be back!!!

Wonderful place!
This is our fourth time renting this property but the first time we've written a review. The house and guest house of Sandy Feet Retreat are quintessentially Martha's Vineyard - with the added benefit of four-star hotel amenities.
You can easily walk or bike into Edgartown and the fabulous Morning Glory Farm is minutes away. The property is equipped with everything you need to create a memorable island vacation: super efficient air-conditioning!, clear cell phone and WiFi signals, quality bed linens, down pillows, thick fluffy towels, a screened porch to enjoy your morning coffee or evening gin and tonic, a very private, quiet environment, lovely gardens, a well equipped kitchen and a large outdoor shower with plenty of water pressure and hot water.
There is a "Best of the Vineyard" list put together by the owner with all of her favorite places - a list that could only have been put together by someone who knows the island well.
We have stayed at a number of island hotels (the Harborview Hotel and the Charlotte Inn are our favorites), but when we started bringing family and friends with us we needed to find a house. The owner and caretaker of Sandy Feet Retreat are both so accommodating and go out of their way to make sure everything is perfect. No need for us to look elsewhere - we will be back again for two weeks next year!

Best Week on MV Ever!!!!!
My husband and I have been vacationing on Martha's Vineyard for twenty nine years. We first visited the island for a romantic getaway and stayed at the beautiful Charlotte Inn. As the summers passed our vacations changed from romantic getaways to family vacations which included adult children and our grandchildren and my brother and sister-in law. We call ourselves "The Lucky Thirteen." My husband and I would rent the same home in Edgartown and invite everyone to come and enjoy a week on our favorite island. For the past ten summers we rented the same home, but this year due to complicated circumstances, we needed to find a new house. We feel so lucky that we were forced to change locations because Kati's beautiful home, Sandy Feet Retreat, (the name of Kati's magnificent home) provided us with everything we needed to make this the best summer we have ever had on The Vineyard.
The house and guest house, provided more than enough space for our thirteen member family. The house itself sits on lovely, large and well kept grounds. Before we even walked through the door to explore the interior, we were impressed with the covered porches, the screened in porch and the porch swing which turned out to be a favorite place for both the adults and the children. The interior was tastefully and artfully decorated. We were impressed by the gorgeous wood floors, the well stocked kitchen and dining area with adequate room for the whole family to gather together, the amazing, more than adequate, storage space throughout the entire house, the french doors that led off the living areas to the porches, the wonderful high, high ceilings, the magnificent master bedroom/bathroom suite, the balcony areas, the best outdoor shower ever, and on and on. We had plenty of hot water. The air conditioning was great when we needed it. Everything was perfect!
Mark, our caretaker, was responsive and capable and the nicest person ever! Thanks, Mark for making our stay so delightful. On the day we arrived, Kati provided us with a warm welcome by providing goodies from nearby Morning Glory farm and a magnificent bouquet of flowers that brightened each day throughout our visit. We already are looking forward to next year on MV in Kati's magical home.

Quaint, artistic home in a serene setting
My husband, young son and I recently stayed here for our yearly vacation. The house was gorgeous! Open, spacious, clean with many interesting pieces of art and woodwork. We felt very at home and the house had just about everything we could need for our vacation. The soaking tub overlooked a gorgeous wooded lot and swinging on our porch swing is one of our favorite memories. Many heartfelt thanks to Kati and Mark for their graciousness and kindness to us. We highly recommend this to others!

Fantastic Weekend Retreat
We came to Sandy Feet Retreat for a girls weekend last June and had a wonderful time (worth mentioning is that our time there is still brought up regularly as a highlight of last summer). Kati got us all set up in the big house and we spread out and relaxed for a four day retreat from the chaos of our daily lives in NYC.
Her home is beautiful, tastefully decorated, well-equipped and in a great location, with close proximity to the highlight of our trip, the Morning Glory Farm (all fresh and organic products, they sell raw milk on Thursdays!). We cooked every night using both the kitchen supplies (homemade clam bake!) and the grill (cheeseburgers) and loved hanging out on the deck reading in the hammock chair and on the lawn. The house is about a 10 minute bike ride from the center of Edgartown and about a 20-25 minute bikeride to South Beach, which was beautiful and not overly crowded, so having a car or renting bikes is ideal (though it's easy to get around using one of the taxi services if it's in the budget). Definitely a must if you can find availability.
