The lake is beautiful, but it is not a constant-level lake. If you are looking to bring a boat, we highly suggest checking the lake levels through the LCRA for Lake Travis (Mansfield). Boat Ramps are open when the level is below 679' msl (mean sea level) and Boat Parking is open when lake levels are below 675' msl.
Note: The indoor pool is currently closed due to being resurfaced, but will be reopening soon.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded
*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.
RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.
ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.
11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY
IN THE EVENT EVENTS BEYOND THE CONTROL OF THE LANDLORD INCLUDING BUT NOT LIMITED WEATHER SUCH AS HURRICANE, BLIZZARD, SNOWFALL OR FREEZING RAINS, EXCESSIVE RAINFALL, FLOODING OR DAMAGE OCCASIONED THEREBY MAKING EITHER ACCESS TO OR OCCUPATION BY GUEST IMPOSSIBLE OR UNDESIRABLE, NO REFUNDS WILL BE MADE. Had a lovely stay. Great views, clean and charming space. Loved the pools and property. Had some troubles with the entry gate, but the hosts solved it immediately.

The condo was extremely clean and well maintained. It had a nice view. The indoor pool has issues but we were aware of this from a prior review. The coating on the pool was coming off but we still swam. We liked the area because we had boat club access but if we didn’t have boating as an activity our kids would have been bored as there is not much to do if the outdoor pool is cold. We had a great time because the reviews online were accurate. I would return to the condo as it was spacious.

We loved everything about Lakeside Sernity with the exception of the patio furnitue. It is such a beautiful place to enjoy the view or read however the outside furniture is very hard and uncomfortable. Too bad!

Beautiful condo! Well decorated. Everything you need is there with a well stocked kitchen. Comfortable beds.
But we came with the grandkids to swim in the heated pool. We specifically asked for the heated pool and arrived to find it had been out of commission for over two weeks. A flood and broken gas line to the heater. The “resort” in general was looking old and in need of repairs. There is nothing for kids to do there except swim in the heated pool. So we asked for a refund on the remaining days and we’re denied. We left early and found other accommodations.

The Condo was beautiful just like the pictures, great Lake view from the Balcony. There are deer everywhere on the property that you can feed, they come right up to you. It was a very relaxing stay.
There is a small town about 15 min away with grocery stores and a few restaurants. Marble Falls which we enjoyed visiting is about 45 min away, Cedar Park which has more restaurants, shopping and store options is about 25 min away.

We had a wonderful stay at this beautiful, updated condo. Everything was clean and organized when we arrived. Kitchen was well stocked, the beds were comfy, and the balcony and view of the lake were fantastic. The only negative was the noise, although I don't think any of these noise issues are within the VRBO owner's control. The A/C unit makes very loud noise in the kitchen, we could hear all of the running/walking of the occupants above our unit, and we could hear the plumbing/flushing in our master bathroom every time someone flushed toilets. The electricity was also glitchy (lights turning on and off in the kitchen and front bedroom), but I think the VRBO owner will be addressing that issue. We used the community outdoor pool and hot tub, which were both clean and a lot of fun. We were hoping to use the indoor community pool, but it was very dirty and looked like it hadn't been cleaned in a while. We enjoyed walking around the island (not really an island anymore due to the drought), seeing all the deer, and playing tennis/pickleball. There weren't a lot of people around during the weekend we were there, and we felt like we had the entire place to ourselves at times. We would definitely recommend it to others and stay in this condo again!

Great view (even with a VERY low lake) and the condo was super comfy with everything we needed. We usually stay in houses for vacations and this one was very well equipped with things like: good toilet paper, extra towels for the pool, ziplocks, lots of extra appliances, quality bedding, tennis rackets in the closet.
Very easy to relax here. If I had to guess, it had one of the best balconies on the property considering the view, size and location. Highly recommend!

My family and I very much enjoyed our stay. Furnishings were comfortable and the unit was spacious. The covered parking is nice on a hot summer weekend. We liked the wildlife around the property, lots of deer. Access to the lake was close by. We would definitely be happy to return.

Enjoyed everything about this place and the view! The check in and check out process was easy. We had a minor issue with the washer, but it was resolved immediately! The lady that helped us over the phone was very nice and helpful. Definitely no complaints and would love to stay here again in the future.

We enjoyed our stay. Only snag was rental wasn’t clean when we arrived, but the property management was very quick to arrange for housekeepers to come out and change sheets and clean. Unit had update decor, cable/Netflix, beds were comfortable, kitchen was well stocked with dishes/cookware/coffee maker and balcony had a nice view of the lake. The complex was very quiet since there weren’t that many people staying there, but units do have very thin walls so heard every step and shower of tenants above us. Pool, hot tub, fitness center were all well maintained although the complex does show a bit of wear and tear. The lake level was very low, so lost some of the visual appeal since for one side of the complex, the lake is completely dried up ( and seems to have been this was for quite some time. Location was a nice getaway, but probably too far from good restaurants if that’s important to you.

We just loved this condo property. Everything about this place met our expectations and more. It was just the perfect place for us to get away from the hustle and bustle of city living, it’s want we desperately needed. The hostess was very easy to communicate with and relayed all the information of the property very well.

The property will not disappoint! It was just as the pictures show, and very ckean and confortable. The beds were like sleeping at home and the master bathroom was soacious and gorgeous. The prooerty owners were responsive within minutes and kept in contact with us the entire stay to provide instructions. I will definitely stay at this property if in the area or others this company manages.

We can’t say enough great things about this Condo unit on Lake Travis. The view overlooking the lake was spectacular, so much so that the large balcony almost completely overhung the water below.
The property itself was beautifully decorated and well maintained. The kitchen and bathrooms were all updated. I must say that the biggest stand out was the quality and comfort of the two king sized beds in the rooms! We felt like we were in a 5 star hotel with the sleeping arrangements. We did not use it but the condo also had a convertible sofa bed in the living room area.
We came down from Dallas for the weekend and brought our parents to visit our grown children in Austin, while enjoying the surrounding Hill Country attractions. This was the perfect getaway place to enjoy the beautiful view and explore the area. We would love to come back again in the summer to spend time on the lake.
Finally, property management was really great with booking, communication and expectations. We would give our experience overall top ratings!

We had a relaxing time at this wonderful lakeside condo with a view. It was very clean and we loved the decor and all the personal touches. Our favorite thing to do was enjoy the balcony views, especially at sunset! We hope to visit again, and highly recommend it!

The apartment Is really beautiful. The views are probably the best in the complex. The pool is calm and relaxing with no one else there midweek. My only issue was I felt like I spent A LOT of time cleaning the place. I recommend if you go there you bring slippers because the floors will leave your feet and socks completely black (I noticed another person complained of this in the past as well). The pots/pans/cutlery were also dirty and I had to clean everything before use; this is likely because at check out they ask the people staying there to clean and put away all dishes. For the high cleaning charge you pay to stay there the place should be super clean and clearly you should be asking people to run the dish washer and putting it away yourselves to ensure it’s clean.

The property is lovely, clean and serene. Watching the sunset nightly was super relaxing! The pools are amazing. Kayaking was made easy with access right on the property! And the above and beyond was as I was leaving, my car battery was dead. The team jumped on that and had me on my way in no time!!! Thanks for a gorgeous condo and a team that made communication a breeze!

This place was just as pictured. The condo grounds are really great. There was nobody there in the middle of the week so the pools were fairly empty. We enjoyed our stay. The only problem was the floors that had not been cleaned in a long time - my feet turned black instantly and we never wore our shoes inside. The floors need to be mopped in between guests but that's clearly not happening. The countertops and bathrooms looked good and linens appeared to be washed. After I complained to the host they offered to clean the floors, but we weren't staying long enough to bother having someone come in at that point. Communication and payment was simple last minute.

We had a wonderful time staying here!! The condo was immaculate with great attention to detail. We have stayed at many condos in many other cities and states and this one… we had no issues, concerns etc.
We would highly recommend this condo for anyone wanting a break from reality.
We also rented a boat from Lago Vista boat rentals and couldn’t say more about that experience!!!

The property was clean and in a beautiful location! The moment we entered, my family became extremely excited! The drive in were welcome by a family of deer which was a plus because my wife and kids love deers. The decor was beautiful and the property was extremely maintained. I loved that they also provided a binder with attractions and dining options! Which we ended up using a lot! I would highly recommend this property! 10 out of 10! Never a dull moment, relaxing and fun spot! We will be coming back to this spot in the future! I also liked that they provided small things like beach towels, kitchenware, dishware, detergent, etc. Make our life easier in case we forgot anything at home.
