This quaint, detached cottage with garden makes an ideal romantic retreat for couples and is perfectly placed for exploring Suffolk and Essex.. 1 step to entrance.

Well-appointed and stylishly furnished, it has a pretty cottage garden (accessed by a stable door), ideal for enjoying breakfast in the summer, al fresco dining or unwinding after a days’ adventure with a glass of wine. The quintessential town of Southwold with its miles of unspoilt landscape is just waiting to be explored. The coach house was a perfect getaway for us and our 2dogs so close to Alton water which is a beautiful walk. The hosts Judy and Brian don’t bother you but are always at the end of the phone for any questions and query.

A lovely cottage in a sweet village beside the Alton Water and it's walks and cycle paths for those who, like me, don't like to cycle on roads. The cottage is ideally located - being close to the wonderful Flatford Mill for those who love the paintings of Constable but equally within a country drive to the picturesque Lavenham and Kersey and not forgetting the coast. There is a Tesco superstore that's not far for stocking up on food and fuel.
The cottage itself is ideal for one person or two and has everything you'd need for a stay. It was lovely to arrive with the radio softly playing and the lamp lights on - so welcoming and set the tone. Very clean and comfortable and the owners go to great lengths to ensure COVID-19 compliance in these times. The bathroom is modern and clean with plenty of hot water. The wifi is superb!
The cherry on the parfait is a large Smart TV which is ideal if, like me, you're a Netflix or Amazon Prime addict as well as all the Free channels and BBCiplayer etc. There is an outside courtyard to sit in when the weather allows - unfortunately I was dodging rain showers.
After scooting around during the day to various places it was a tranquil and welcoming sanctuary to return to in the afternoon/evening. The owners are very welcoming and have the wonderful knack of being there but not being there, if you know what I mean. All in all, can thoroughly recommend the Coach House if you want to just get away from the hustle and bustle and switch off.

The Coach House has clearly been well tended both inside and out. On arrival any fears of non Covid compliance simply vanished. The cleaning team do an amazing job and the whole cottage was spotless and great explanations of what they’ve done. The outside enclosed garden had just been replanted and it is perfect. When sat in the garden you are right next to the road, we weren’t expecting that, but it is not a problem. In fact it was pleasant sitting in the garden and talking to horse riders as they passed.
The bedroom was very large, well furnished and has the most comfortable of beds. The bathroom again was spacious and well furnished. The kitchen had a breakfast bar so you could talk to anyone on the comfy sofa or chair and it had a microwave, electric cooker, fridge and freezer. The TV has many channels you wouldn’t ordinarily expect when away from home.
The owners, Judy and Brian, were very friendly and welcoming. They have managed that perfect balance of being there but not being there if that makes sense. The surprise on arrival was much appreciated (we won’t say what it was as it’ll ruin it for others) as was the use of the Barbecue.
We will definitely be back as the cottage being dog friendly was a big part of our stay. Plenty to see and do in the local area and we only did about 25% of it in our 7 days.

The owners had made outstanding arrangements to ensure the cleanliness and safety of the cottage during the current crisis.
However, given that quite a bit of kitchen equipment, china and glass had been removed because of the situation, it is hard to comment on that aspect.
Excellent bed and bathroom. High standard of furniture and fittings. Very nice to have own small garden with good furniture.
Only comment would be that we would have welcomed more lighting in the sitting area for reading.

This is a really lovely, comfortable cottage. It is super clean and very well equipped. We enjoyed a lovely weekend here and spent some of our time sitting in the pretty courtyard garden enjoying the delicious cakes! Thank you. Judy and Brian are great hosts and are both very thoughtful. We hope to return again soon.

It was wonderful to escape to The Coach House for a few days - our first break since lockdown. It's a beautifully appointed cottage with a newly upgraded small garden. Judy and Brian were excellent hosts. I think we were the first guests they'd had since re-opening and everything felt very clean and safe.

Great location for walks around the reservoir, bird watching and rambling too. Judy and Brian are lovely hosts and provided sherry, scones jam and cream as well as a starter basket of tea and ground coffee, sugar and milk. The cottage is very nicely decorated with everything you could need. A local pub in walking distance offered a very friendly welcome and good pub food including a gluten-free menu. Otherwise good food and many attractions in the area, we can highly recommend Hall Farm near Dedham, Zaynab Indian Restaurant at Capel St Mary, Tiptree Tea Rooms (and museum), The Fox Inn at Newbourne for food. We visited Sutton Hoo, Orford and Woodbridge Tide Mill and can also recommend all three.

We so enjoyed our holiday in this beautiful property.
We so enjoyed our holiday in this beautiful property. Tastefully decorated and immaculately clean, it is equipped to an excellent standard and very comfortable. The owners Brain and Judy offer a very warm welcome and lovely cream scones to enjoy on arrival. It is one of the nicest properties we have stayed in and shows the effort the owners put into making it such a nice place to stay.
We found so much to do in the area, and look forward to our next visit.

We enjoyed our week at The Coach House, especially the welcome pack of lovely scones with jam and cream, plus a nice sherry to wash them down. The garden at the front of the house was small and only had the sun early in the morning, otherwise we would have given the house 10 out of 10. Lots to see and do in the area. Judy and Brian were very helpful and welcomed us when we arrived. We would definitely recommend it to our friends and a revisit is probable.
