If you want to be in the heart of Rome with close access to everything, I highly recommend this location! The host is so sweet and helpful, and she has done an amazing job with this authentic flat. Very spacious and welcoming. We will definitely book again if we return to Rome.

Close to piazza spagna
Scaffolding and building work. So couldn't open windows and shutters. No natural light. Was very dark.Noise from building work from 8am. Banging and drilling. Workers smoking in lobby. Building permit showed work has been going on since November but owner never mentioned any of this..ripping off customers.Dangerous wiring in kitchen. Was burnt on old toaster. Old appliances. Kettle didn't turn off automatically. Opposite a noisy bar so woken up by drunk patrons. One of main showers was almost unusable. Lots of junk in apartment. Electrical leads on ground Such false advertising by owner. Paid in advance so couldn't cancel. Very disappointed.Have complained to booking.com. hope this warning helps someone.

Location is excellent and the apartment feels very authentic. It is spacious and had all that we needed as a family. It was clean and warm (we travelled in winter). Our host allowed us to checkin early and leave our luggage after checkout-these small things all contribute to an excellent experience.
The kitchen was small but we didn’t do much cooking apart from breakfast eggs and coffee.

IHuge amount of space with extra beds if needed. Two full baths with each having its own water heater. Can't beat the location! Last stayed here 9 years ago. Loved it so much I tracked it down to return to Rome this time with my daughter. Would return in a heartb!!
The only thing we did not like is that in order to put in air conditioning, part of the small balcony was now used. But now the apartment has air conditioning for hot Roman summers!

Gregoriana House is a place where the scent of ancient grandeur haunts. The moment you enter the apartment you can tell that the place was once a triumph of luxury. It must have been a monumental family house, very spacious with high ceilings and strategically located right in the heart of Rome, all the highlights within walking distance.
It needs filling up the cracks in the wall, it needs painting, it needs a warm and loving hand to restore the place back to its old grandeur. Taps are leaking and just changing the seal will improve the flow of the water. The matrasses are awful to lay on, in both bedrooms. The sofa’s are full of stains and the contents of kitchen equipment such as plates, glasses, knifes, forks, spoons are very meagre. There is a television only for choosing Italian programs, no international channels.
The Asian caretaker was very friendly, spoke a few neccessary words of English and arranged a taxi to take us back to the airport. She was so enthousiastic that 2 taxi drivers came up tot he front door, and unfortunately we had to dissapoint 1 of them.

The location is great, right next to Piazza di Spagna and at walking distance to everything. We were a group of 7 people and the apartment was perfect for us. We had everything we needed in the center of Rome. The apartment is as pictured. The young lady who gave us the keys was very friendly.
Some things in the apartment are very old, such as some of the sheets or blankets, but it was clean. One of the benches in the kitchen is about to break. Also, for some reason, every single morning (we stayed 7 nights), somebody would wake us up ringing the doorbell very early in the morning. I don't know if the owner could do anything about it? Other than that, our experience was great and I'd consider the same apartment if I come back to Rome.
