About this villa rental
Looking for fresh air, no cars and very limited people? We have two cottages set on 30 acres on an island on Lake Winnipesaukee, NH.
This is a true island property accessible only by boat. Approximately 5 acres is fenced, so the only people you will have contact with are those you wish to be with. This vacation property features a three-bedroom home and an additional two-bedroom home.

There is a private dock capable of handling a 35-foot boat, a waterfront sun deck with newer 8-person hot tub surrounded by privacy screening, a gym with newer treadmill, bow flex, elliptical, rowing machine, weights and other equipment, in addition to a private clay tennis court. There is a cutting garden for your decorative skills along with an herb garden to improve your culinary skills. There is shore side free parking for 2 cars and a boat trailer. Both homes have electric heat and the three-bedroom house has a central fireplace and air circulator. You have access to a gas grill on your deck. Three of the five bedrooms have TV's.

There is Wi-Fi but can be very spotty given this home is on an island. Some guests will use cell phone hot spots for better service.
In the three-bedroom home there are two under counter fridges and a freezer. In the two-bedroom home there is a full-sized side by side refrigerator/freezer and a full-size range.

Property had everything including a great host!

The manager went MIA 1 day before check in . I had to reachout to the host from the dock to meet him for parking passes. His name is Irwen. Although it took some time for me to undergo a constructive conversion with him, we figured eachother out over the week . Theres confusion with bringing your own boat to property. The parking dosnt allow trailers. We had 2 skis and had to separate and park at different locations. After we arrived we found being rushed to time-lines to shuttle gear and people to the island. Irwen didnt have help to do this, mind you hes 87 and has a walker. I was taken back by his adversity and willing to accommodate. So of course we did everything we could to help. The property was unique and challenging for getting around . Not for everyone. There was no AC and 2 fans. The property is shared and the long routes through the woods and around the tennis court to get to gym and boat house were not great. The wifi or cable was not working, sheets and bedding was missing in the small cabin . No toiletries but bar soap and 2 rolls. Cobbwebbs and bird droppings coved deck areas. That was the first night . The second day Irwin explained the cleaning crew didnt show..and had someone come through with leaf blower, new sheets were brought , his son showed up in our living room at 10am shoeless ,hungover asking if the cable worked. Let himself in. Never fixed it. Irwin would be pleasant then abrupt wite could to make it easy on him . The property was unique and

We had a wonderful time at the property. Very unique, with all the structures and buildings and so much land and space to explore. In the center of this island we found a wiffle ball field that the kids loved. Hot tub and outdoor shower in the bigger home was really nice. Smaller home was perfect for guests that came throughout the week. Having parking passes at the nearby boat launch parking was helpful. If bringing your own boat and need to store a trailer Fays will do for nightly charge of $10/night, which is close by where the launch is. Owner is close by in a nearby house, however you wont even know hes there unless you reach out to him. His son and staff is also very friendly and helpful.

We have stayed here 3 times and love it more than ever! We have adult children that always want to come back here. The hosts are wonderful and very accommodating! The views and water activities are spectacular. We will always love and appreciate the times we get to spend as a family on this beautiful property!!

Irwin's property is truly one of a kind. We planned this trip for our small wedding ceremony, just my fiance & me and our immediate familes. There was 9 of us plus an infant. The two separate houses made for the perfect set up for two families with plenty of space. The dock has 180 views with shots of the sunrise AND sunset. We had a pontoon and two jet skiis and there was plenty of room on our side of the dock. The owner lives right next door & was available for our every need, but kept to himself for the rest of the stay. Would stay there again in a heartbeat!

We just returned from an exquisite week on Welch Island. The two building rental was spectacular and impeccably clean upon arrival. My 20 year old son loved having the Bunk House to himself with its deck right over the water. The rest of us fit perfectly into the beautiful main house with wonderful views of the water, gorgeous land and woods. Island air is just different from the mainland and we really lucked out with the weather.
Be aware that this is not your typical vacation rental. You will be on a 30 acre property with the owner's home right next to yours. This was never an issue for us but it does create a different sort of feeling than renting an independent vacation home. We were so impressed with how well the land is being maintained and not over-developed. The owner is clearly committed to preserving the natural beauty of this island property that has been in the family for generations.
Finally, to have the most autonomy and fun, I think it is really important to have your own boat for the entire duration of your stay. If you can't manage that, be aware that the owner is more than happy to bring you to shore at times that work within his schedule. This makes perfect sense but this isn't the impression we got from the rental agent he has managing the VRBO account. We needed rides at 3 specific times other than pick up and drop off. I gave these to the agent 3 months in advance. Upon our arrival, it was clear that the owner was unaware of these specific dates. It all completely worked out in the end but it was unexpected. If you bring your own boat, you would have no issues, and be able to enjoy this magnificent island retreat with absolutely no stress. We have traveled to many places over the years and this one was particularly special. Enjoy!

We had such a wonderful stay at North Ledges during this first vacation on Lake Winnipesaukee The guesthouse was exactly what we were looking for - beautifully updated, clean, comfy and right on the water. Everything else I saw was either too big/expensive for a young family of four or a little TOO rustic/outdated.
Though the side effects of Tropical Storm Isaias made for a bit more of an adventure than we anticipated, Irwin (while recovering from surgery!) was in constant contact to help ensure we were safe and comfortable.
Before and after the storm, we did it all. Swam out by Table Rock or just off our dock, played tennis on the private court, kayaked, fished, boated around the gorgeous lake, sunbathed on the dock, relaxed in the hot tub, explored the large property..you name it! I’ve never experienced crystal clear water like that before and had a hard time staying out of it.
Would highly recommend and will definitely be back!

This spot cannot be beat. We really enjoyed our time on Welch Island. Water sports, hiking trails, hot tub, using the gym, and grilling dinners nightly were all highlights. Very comfortable accommodations. Host was very gracious and responsive.

Our family enjoyed the peaceful and beautiful stay at this home. We have two boys (9 and 5) and they had so much fun swimming, playing tennis, relaxing in the hot tub, walking the trails, fishing and riding in the boat. It was a fun week for everyone. The owner is very nice and all the staff on the island are super friendly.

We had a wonderful week with our grandsons here on the island. There were so many wonderful things to do! The property is in beautiful condition, with a tennis court, a flower garden, a gym with a concept to rower and a very new treadmill and other equipment, a dark area with two kayaks and a canoe, and a television system with lots of movies and activities. There are rafts for swimming in the lake and our dock area was nestled into a northern spot on the island. Irwin, the owner was very generous of his time and drove us back-and-forth once a day so that we could run errands or do other activities. There is a staff on the compound, so there are many people there to help out. The hot tub is for straight and right there on the deck with a view of the Lake. There are no long walking trails, since there are many homes, about 60, on the lake. We had a wonderful time!

Great spot and amazing property. Absolutely need a boat. It’s listed as a 4 bedroom, but it’s three rooms (one bed in each room, and additional “bunkhouse” is not right next to cottage) and is extra $$$ for the week. We have teens and I would not recommend this place unless the owner doesn’t have guests over since at times it’s very uncomfortable. He is a very nice guy, but his house is way to close to the cottage and whoever rents the cottage can’t go down certain paths if he has guests on property, which is beyond weird and makes you feel like a second class citizen at times. This is a perfect spot for a couple or really young kids that go to bed by 8 or 9 pm. There are two Kayaks for guest to use and two of the days the owners guests left his gear on one of them so my wife and I didn’t get to go until the third day we removed it ourselves. Also two nights out teens were outside and on two separate occasions someone asked who they were and told them they should not be outside (this was around 9 or -10 pm). They were not doing anything wrong and to pay that much they should have contacted me direct if they were being loud and I would have handled myself... again just an issue because the cottage is way to close to the main house.. to summarize ... good host for the right type of family... amazing lake and island...absolutely need a boat (thank god we have our own boat) ..main house is way to close to cottage.. I would recommend the owner pick up a few more kayaks and paddle board that guests can use so a family can go out and enjoy without giving them the feeling that they aren’t supposed be using everything . We really felt a lot of resentment with the owners family (and a couple of off comments from family and housekeeper) during our stay and would recommend the owner not rent it during family visits. He should also say something to his staff to make sure they make guests feel good about staying at the cottage..I wish the next visitor better timing since it has the potential of being amazing. Best of luck to the owner he really seemed like a nice guy.

-Took my family of 5 (3 Kids 14,12,11) for the week.
-Host stayed next door and gave us a tour of the land/building/history of the property. He was very gracious and kept to himself and we did the same. What we forgot to bring, he offered to us: Tennis rackets, balls, Life jackets, extra towls, a ride to the marina....He was great.
-The home is simply wonderful. Hot tub was a big success. Beds were very comfortable.
-The Dock was very protective if you are bringing your own boat.
-Walked the island which was fun. Took 45 minutes at a slow pace. No issues.
-Summary: Beautiful property, well maintained on an island that has stunning views and is cared for by an owner that takes great pride in the property and is more than happy to help out if needed.

We can’t say enough about the house and services in this rental. Clean linens and comfortable beds, along with beach towels and shampoo/soap kits all made this a wonderful place to stay. The dock we had was perfect for fishing and swimming for little ones. We used the 4 rafts provided and sadly didn’t get to use the canoe, Hobie, tennis court, or kayaks, as we preferred to just watch the sunset on the deck. Irwin (owner) lives in a house on the property and was a great host - always available to take us into shore. We parked our car for the week at the marina with a pass provided by Irwin. Everything was easy and peaceful - great for all ages, including our 5 yo twins.
