The Lake Champlain House (LCH) is a "one of a kind", that comes with amenities that are just not matched/comparable, and can comfortably (3 king beds/2 Queen/2 Full beds with 3.5 baths) accommodate large families/groups up to fourteen (14) overnight guests in beds.
The LCH is available Year Round for weekly or daily rentals. You’ll love the “full-service” modern amenities and privacy of this rental property for its open spaces (waterfront Boat Shack/deck), and recently built large (12 x 14) outdoor covered cooking pavilion with both a grill for your burgers/steaks and dual burner outdoor stove for boiling lobsters/corn.
Invite the whole family to enjoy boating, swimming, fishing and just relaxing. You can enjoy sunrises over the Green Mountains of Vermont, breath taking views of Lake Champlain, sunsets over the Adirondacks, and evening campfires in the large family fire pit.
The Lake Champlain House or the 'Life is Good' house is located on the peninsula known as Point Au Fer, which is on New York's shore of Lake Champlain. It is an easy drive to Montreal, the Adirondacks/Lake Placid, and Burlington, Vermont.
The beautiful Lake Champlain House was newly constructed in 2008 with 100 feet of private shoreline and a private 70 foot dock. A large 20’ x 20’ deck with picnic tables, a covered cooking pavilion (gas grill and outdoor burners), a key west style Boat Shack/deck and large lawn area for kids to play games. Plenty of Adirondack chairs, and a large family fire pit (with fire wood) for everyone to fit around and enjoy nightly campfires.
In the water your family can enjoy a swim float, a mooring for your boat, or any of the boats provided: 6 sit on top kayaks, 2 canoes, and an aluminum row boat with oars.
Inside is a spacious kitchen/family room area with great views of the lake and mountains and a large fireplace. 4 bedrooms (can sleep up to 14 in real beds, see below) and a loft, 3 1/2 baths. All linens provided along with kitchen and bath towels. Central Air Conditioning so your family can sleep on those extremely hot, muggy summer nights.
The Champlain House will accommodate the following fourteen (14) guests:
· Master Bedroom 1- King Bed (sleeps 2)
· Master Bedroom 2- King Bed (sleeps 2)
· Guest Bedroom- King Bed(sleeps 2), with 2 Full Bunk Beds (sleeps 2)
· Fourth Bedroom- 2- Queen Bed (sleeps 4)
· Loft- sleeper chaIRS (sleeps 2)

FEES/QUOTES:
Standard fee quoted is for four (4) Guests: The rental rate/quote will be higher for larger groups. Therefore, a stay for 12 is going to be more than a stay of just 2 people. Similar to a hotel.
Additional Fees below may apply to any quote and are taxable

**MINIMUM RATES - PEAK SUMMER WEEKS (MID JUNE - AUGUST) GUESTS**
The 2024 peak summer weeks have a FIXED RATE of $5,500. This "minimum weekly rate" will apply for late peak June - August weeks . During all “other weeks” the fees are dependent on the total number of overnight guests. Unfortunately, the current VRBO fee quote system does not allow for fixed rates, and therefore may provide inaccurate initial quotes for peak summer weeks.
PET POLICY: Only acceptable Pets (dogs only) may be permitted and only with advance written (email) notice to the owner. Dogs must stay in the yard or be tied up. There is an additional $150 fee for any acceptable pet. Dogs must NOT be allowed on any furniture or beds and must be crated (if necessary) if left alone. Guest is responsible for cleaning all pet HAIR & WASTE and placing in garbage/bags during visit. Any pet WASTE or HAIR found on the property

What a wonderful house on the lake! Our family of 5 adults, plus my 84/85 year old parents for a few days, and our dog Kali had a spectacular time.
The house was super clean and comfy and had everything we needed. We loved all the different spaces where we could hang out and utilized all of them!
The property is very private even though the neighbors are close. Not a lot of boat activity and the bird’s sightings and sunsets are magnificent!
We hope to come back next year we had such a wonderful visit! 😊 💗

Beautiful property with a nice combination of relaxing at “home” away from it all and close to some amazing day trips to Lake Placid, Burlington and even Montreal. The house is great, well equipped, and Tom was great. Thanks again!

This is our 4th year coming to the property. It continues to be one of favorite ways to get away and start the summer. The house offers everything you could want and has direct access to the lake providing spectacular sunrises and sunsets. The beds are the only thing I would criticize. They need to be replaced, but that is minor compared to what else the house offers.

Our family wanted to get together for Thanksgiving this year and our original plan fell apart early on. So I started to look for something else and found this wonderful house on Lake Champlain. Perfect location, perfect space, clean and well stocked in the kitchen. The weather was nice enough to embrace the beautiful lake and yard. Sunset was stunning as hundreds of snow geese gathered in the bay. I can't tell you how many times everyone mentioned the house and how much they loved their stay. It was very memorable to all of us. Also Tom was very easy to work with and takes good care of his lovely property.

The home is perfect has everything you need and is exactly as described in the listing but better. The lake is beautiful and the yard has a wonderful fire pit we enjoyed in the evenings. We highly recommend and would rent again.

We loved our week at this VRBO on Lake Champlain. The lake house has an open kitchen, dining, and living area that is perfect 2 families traveling together. The view of the lake was spectacular. There is ample amount of indoor and outdoor seating to gather and a number of kayaks, canoes… provided to explore the lake that has easy walk-in or dock access. This house was a home away from home that was truly relaxing. Loved it!

Once again, amazing stay! This our 3rd year renting what has to be one of the best VRBO's out there. There's a reason we keep coming back! The house has everything you could ever want or need, including an upgraded washer and dryer this year, and lake front access is like no other. Communication with Tom is easy. We look forward to booking again next year!

We were a group of 8 older men in town for 4 nights. We prefer staying in a house with comfortable living room and well equipped kitchen over the choice of an average hotel 20 minutes away in Plattsburg. This home sits on a quiet peninsula on the northern reaches of Lake Champlain. It was windy and cold during our mid March stay but this must be a wonderful place to stay during warmer months. The house is well equipped with boats, dock, etc. but we did not make use of the. The kitchen was able to accommodate those in the group who love to cook and the dining table was plenty big enough for 8 men and food. Living room is comfortable and the fireplace works well, plenty of wood. Bedrooms vary in size, some adults would not like climbing into an upper bunk bed or using a folding sleep chair but our group was fine with the sleeping arrangements. 3 full bathrooms with showers and one half bathroom in the loft area. Plenty of parking including the driveway across the road for our 6 vehicles. We would definitely stay here again if the occasion arises, hopefully! The owner was easy to contact and prompt/accurate in his replies.

My family and I stayed for a weekend visit to spend time with my son who is attending Plattsburgh University. We loved the home and all want to come back soon! We stayed in early October and the view of the lake was beautiful. The home was clean, bright and open. The rooms were perfectly spacious to fit our large family. I loved the oversized dining table. We had plenty of room to carve pumpkins after going to Bankers Orchard in Plattsburgh on our way up. The fall leaves were spectacular and the area around the lake with the farms and mountain vistas were perfect! I was hoping for warmer weather for the weekend so that we could use the kayaks and go fishing. Unfortunately it was only in the 50s and the lake affect wind was just too much. We did bundle up and we sat around the fire pit. There was plenty of wood provided for us to stay warm. We played horse shoe and we even hung a tree hammock in the corner of the property for enjoying the best views by the water. My daughter’s Silver Lab had a blast in the water. He didn’t mind the cold temps!! We walked around the neighborhood in a big loop that takes you around the block and enjoyed waving to the friendly neighbors. We cooked in the well appointed kitchen and also used the grill. We played some of the board games from the cabinet (we love Bolderdash!) and my sons played chess all weekend with the lovely chess set provided. We forgot to bring our own logs from home to use for their lovely fireplace. We were able to purchase a few bundles in the nearby town. I also forgot that you need to bring your own toilet paper from home.
I will always cherish the memories of sitting by the fire, feeling warm and cozy while looking out at the lake and spending time with my family at this wonderful home. It went way too fast- We are definitely coming back!!

The rental was great. Good size bedrooms and 3.5 bathrooms. The kitchen had every utensil you ever needed. The water is well water though… not real crazy about that feature but other than that the stay was great.

We had a nice week at the start of September. Our favorite parts of the property were the kayaks/canoes available to guests and the boat house shed with a fun tiki bar atmosphere. My husband loved the grill area. The fire pit area was great and wood was provided (though it needed to be split).
We were disappointed that the water level was too low to use the dock or mooring with our powerboat (21ft bowrider) despite communication with the owners about boat use just a few weeks prior. The water level was two and a half feet or less at the mooring ball. The house was fairly clean, although the bedding smelled a bit musty in some rooms. The kitchen was well equipped for a large group.
We were a group of 6 adults and had enough bath towels, but would have needed more if the full 14 people on the listing had come. The towels also seemed well worn. We traveled with our parents and they would highly recommend adding non-slip grippers to the master shower floor and guest bathtub floor.
All in all, it was a great week and we'd stay there again when the water levels are higher.

Staying here has become a family tradition! This rental continues to be one of the best VRBO's we've stayed in. Everything you could possibly need or want is at the house. This lakefront home was perfect for a winter getaway with the extended family. There were enough rooms for everyone to feel they had their space, and great gathering areas both indoors and outdoors to allow us all to reconnect and make some family memories. Although I visited in March, it is clear this venue would be amazing to visit in the summer. Nevertheless, I would totally recommend it for a winter visit as well - there were opportunities to go sledding in town, snowshoeing closeby, and sitting by the fire in the backyard.

We had a lovely weekend looking out at the frozen lake and enjoying being inside the cozy house. We loved everything about the house and everything was very well appointed. The kitchen had everything we needed for a long weekend, and our two labs loved lying on the floor in front of the fireplace. There were plenty of bedrooms, each with its own space heater, rv, and plenty of extra blankets and pillows. We had a great weekend!

This is a lovely home with modern updates and an open floor plan on the first floor. It is fully equipped for cooking, entertaining and hanging out with family. Communication and information flow from the owners was excellent, and we had all the information we needed to seamlessly enter the home and have a relaxing weekend over the holiday. We were ther ein the winter, but it is obviously a gem of a spot in the warmer weather. The sleeping space is perfect for adults and teens, and our expectations were met for this rental. So grateful for the clarity and depth of information about the house so that we could feel confident about being in the home.

This beautiful home has plenty of great spots to enjoy the view and hang out with each other. Back yard has a great view and tons of chairs. Kayaks were fun. Kitchen is well equipped and they had lots of spices so you didn’t have to buy all that stuff. Owner was super responsive and helpful.
Don’t miss this great house. Many of the pics for rentals are fake news. These pics were the real deal.

My friends& I all turned 50yo this year and went on this trip to celebrate. The property lived up to all our expectations. The amenities are great; the "Boat House," fire pit, the grill area, the watercrafts, great outdoor seating areas, long dock, large kitchen/ living room area, etc.
We ran into a plumbing issue that the owner resolved quickly. Couldn't be happier with how it was handled.
Thank you to the Robinson's. They are doing it right.

The property is beautiful and just as described. We had an awesome time. Even though the weather wasn’t great the guys still got some fishing in. Had some evening fires and the sunsets are beautiful. Tom is amazing to work with.

A great house. Our family and friends had a wonderful time enjoying the lake everyday. House comes with everything we needed. The boathouse and outdoor cooking area was a nice bonus. Many kayaks and canoes provided by owner. Dock is nice and in good shape. House was clean at arrival and check in/check out was a breeze. Great communication by owner. No issues. Will hope to return one day !

It was a pleasure to work with Tom to set up our stay at his house on Lake Champlain. The setting of the house is spectacular. You have a great view of the lake, distant mountains and beautiful sunsets. The house is gorgeous and perfectly set up for a multi generational family gathering. The chefs in the family loved the well equipped kitchen and the huge wooden dining table. We all loved the fireplace with its surround of nap worthy furnishings. There’s plenty of room for gathering and plenty of space for privacy. Thank you, Tom, for creating such a beautiful, comfortable space.

We had an amazing week at this home- the house itself is beautiful and well-stocked- better than any other home I have stayed at as far as kitchen appliances/tools. The downstairs open plan kitchen/dining/living room was the perfect space for us to all be together with plenty of room for everyone to be comfortable and relax, cook, play cards, read, etc. The boat shack was awesome, as well as the deck in front of it for coffee and dinners. We used the kayaks and canoes, it was so great to be able to just head into the water for an hour or two so quickly! We had fires every night at the firepit and it was great to have firewood provided. Tom was very receptive to any questions or needs we had, and we are so glad we had the chance to stay at this property! We were all heartbroken to leave at the end of the week, and hope to come back again in the future.
