Located 1/2 block from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within easy reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:
LIVING/DINING AREA:
- Leather sofa and loveseat
- Streaming cable TV
- Sliding glass door to front patio
- Dining table with seating for 6-8
FRONT PATIO:
- Outdoor dining table w/ seating for 6-8
- Market umbrella
- Propane gas bbq/grill
- Ocean view
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Primary Bedroom: King bed, streaming cable TV, en suite bathroom
Bedroom #2: Queen bed

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

Primary Bedroom's Bathroom: Step-in shower
Hallway Bathroom: Tub/shower combo; Exit/entry door to outside walkway
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

- Tile flooring throughout w/ carpet in all bedrooms
- Hair dryer
- Iron/ironing board
- Central air & heating
- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83" H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).
LAUNDRY:
Shared coin-operated laundry facilities are located along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.
ALSO:
The upper 4 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
OFF-SEASON OPTIONS:
During the Winter Off-Season, this unit can be rented as a 3, 2, or 1 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded) Restrictions apply. Contact our office for a detailed quote.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Our beach house was clean, comfortable, and spacious! It had everything we needed. We also rented 2 bikes. BeachView delivered them and picked them up all for a comparable price. Thank you!

Amazing host with clear communication! The home was very clean, comfortable, we wanted for nothing. The location of the house was perfect for me to work from while highschoolers enjoyed spring break. I was able to work from the patio and catch glimpses of the beach/ocean/families having fun. We will for sure stay at this property again! The proximity to the beach and boardwalk is perfect. Close enough to everything without being on top of passerby’s. We also felt very safe in this location.

Cozy beach house right by the beach! Beachview Realty is quick to respond and more than helpful if you ever need to reach out. The house also has some great food options nearby, so definitely take the chance to explore and enjoy the sights and sounds of beach city California.

The location is amazing - a block from the beach and a few blocks from a grocery store and restaurants. Even though the surrounding area can be busy, this gem is on a quiet side street. The carport is handy and there is some street parking. The patio is a great place to gather. Everything was super clean and included the basics. You'll need to bring your own spices, soap, paper towels, etc. The kitchen had all the basic pots, pans, and utensils. The bedrooms were perfectly fine, especially the master bedroom. There can be some upstairs noise when people are in the upstairs unit. Be prepared for the cleaning/linens fee. Communication with Beachview Realty was fast and reliable. We will be back!

This was a nice, clean place that was steps away from the beach. Walking distance to the pier, great food and the grocery store. I would stay here again!

We had a great stay, the house was great and very convenient. You can see the beach from the front patio.

We felt right at home at the beach house with its main floor living, comfortable furnishings, sunny patio, and less than 100 steps from the beach. We went on multiple walks daily. After listening to the surf and being amazed by the surfers, we found coffee shops, ice cream and donut shops, grocery, places to eat and drink as well as people to watch, all along the paved walk/bike path along the shore. The beach house was also an easy drive to golf courses, John Wayne airport and spectacular seafood.

This property was everything we wanted and needed. Half a block from the sand. Great amenities. Clean functional. Couldn’t be happier.

We were looking for a central location to gather with our adult children over Thanksgiving. We needed a place where we could cook a meal for 10. This place exceeded our expectations. Even nicer than it looks in the pix. We BBQ'd the turkey and sat on the patio. Walked down to the beach for sunset. Played board games on the dining room table. Parking can be a challenge, but we were able to make it work. There is plenty to do in walking distance.
I would definitely stay here again.

From Oklahoma to Newport Beach
My impression of the property is exactly what I thought it would be. In other words, it was what it was advertised. That's why we booked it. It was our first weekly rental experience in CA, and we would do it again. Our two fourteen year old nieces loved the place. It was their first beach experience, as they had not ever been out of Oklahoma before.

Better than the pictures
Location, Location, Location. You are steps from the beach. Short 15 min walk to the pier, restaurants and shoping. Spent most of the time on the patio talking and listening to the crashing waves. The unit its shelf is better than the pictures. Full kitchen were we cooked most of our meals. Tip get up early (530am) to go the open air fresh fish market. Outstanding low prices on the best tasting fish. We had 4 fishes cooked 4 different ways for our family reunion. We are different coming back.

Perfect location
Steps from the beach, and walking distance to many restaurants and a grocery store, it’s off the main streets in a very convenient location. The flat is better equipped than most places, the kitchen had almost everything you could possibly need. The realty company, Beachview had fantastic customer service, responding to our needs in a timely manner. I’d rent this place again, and if it weren’t available, I would choose properties Beachview managed because of the service.

House was very comfortable and supplied with everything you need. Like other reviews the only downfall was hearing the upstairs neighbors moving furniture … maybe some cushioned sliders would help that…it is to be expected and was not enough to not stay here again! So close to the sand and very convenient to everything else as well. Beds were comfy and the fact that there is an Air conditioner was an absolute bonus for this A/C snob..lol

Wedding Weekend
We were in town for a wedding and wanted a place to stay where we could also host guests for dinner. This is the cleanest place we've ever stayed. The kitchen was fully stocked and I was able to create a memorable meal. The patio was perfect for cocktails before dinner. The beds were so comfortable! The decorations really made you feel like you were on a beach vacation. We plan to come back and explore the area more.

Was great! The only issue was the unit upstairs can get noisy you can hear the toilet flush running toddlers at 7 am other then that perfect weekend !

The home was in an excellent location for a family with awesome beach access as well as access to the grocery store and family restaurants. The patio is large and very useable with additional seating. Overall very clean with all the necessities covered. We would definitely pick this home again for future visits to Balboa.

2020 at the BEACH
This is the second continuous year we’ve stayed here and it was as we remembered it last year. Despite the COVID-19 issues we had a wonderful time. Hope to make 3 in a row next year.
