good location for your pick up on the outskirts of district 1
the apartment smelled strongly of a chemical that was very overpowering. we couldn’t open the cupboard doors as the smell was inside.
there was a nice little kitchen but no cookware. nothing to heat food and no eating utensils. the pictures portrayed a well equipped kitchen.

The location is convenient to visit other places in town. A lot of convenient stores at the first floor & open 24hours, easy to get personal items needed (toothbrush, shampoo, snack or water...)
1. You will live in the officetel building, not residence bulding. This is not described in the listing.
2. The room is not the same as listed on the website (See attached photo for real room that i got). Totally different from any pictures listed when booking.
3. The aircon was water leaked if you use it for long time (see attached photo). After a night and you would see much water on the floor.
4. The communication was not smooth. Have to wait 25 mins for the host to give the key and card to access. Actually there is a group of people who manage all leasing units here and they pass responsibilities to random person when you have issue. This causes confusion when you dont know who to reach out and wait for long time for their reaction.
5. You need to register for the gym with the building, not free access. And it's another process as the time to register is 9-11am, 2-4pm. You have to wait till someone coming to help you to register with fingerprint. The gym only opens from 6am till 9pm, not 24h.
6. The room is not soundproof. Easy to hear noise from other apartment.

The property is a 30 minute walk to central Ho Chi Minh.
Upon arrival, we had to wait out on the street as the front reception wouldn’t let us check in. We had to wait for someone who owns the property to come and collect us, in which we were then told we had to wait another hour for them to clean the property even though we arrived after check in time. To wait, we had to go and sit in a coffee shop round the corner.
Half way through our stay we were unexpectedly messaged to say we had to move to a different property, which entailed packing all of our stuff up and lugging it across to a completely different building. That evening, we were woke up at 12:30 in the evening to 10-15 Vietnamese Police Officers banging on our door asking for our passport details for an “investigation”. Still not 100% sure what this was about but it gave us quite the scare!
The property also advertised free gym and swimming pool facilities. This is not the case. We could access the pool but the gym was only for permanent residents of the building.
Generally, it was very difficult to get in contact with any of the hosts and eventually they just started ignoring us.

The place is a scam. Perfect word for it. There's nothing like the pictures. Took me to a different building to the opposite all together during check-in. Bed sheets were used. Floor unclean. Bathroom wet. Added me to a WhatsApp group and was unresponsive when approached on the free pool and gym. Contacted Booking.com to dispute and kept all proof with pictures.

Non c'era nessuno ad accoglierci. Senza tessere non si può neanche accedere alla reception, bisogna chiamare un numero che sollecita qualcuno ad aiutarci. Dopo mezz'ora arriva un ragazzo che ci accompagna in questo al monolocale. Ad accoglierci un odore che manco nelle segrete. Era evidente che qualcuno aveva appena finito di usare lo stesso posto ma nessuno è passato a pulirlo. Le lenzuola e il bagno erano evidentemente usati. Niente nella stanza é stato passato, almeno dalla polvere o dai capelli.
Il ragazzo ci ha detto di scrivere in caso di bisogno.noi ovviamente siamo scappati, stiamo ancora aspettando una risposta per il rimborso.
Di tutto questo la.parte peggiore é che si vendono diversamente da quello che sono. Le immagini di booking presentano un ambiente bello e nuovo

FALSE LISTING BEWARE SCAMMER
The host took me to a different room than the one that was advertised. i met up with the host at front of Rivergates apartment. The host then took me a a different building across the street and gave me a room on the 2nd FLOOR facing some really really old buildings . I did not get any city view as promised in the listing but instead a view of the slums. There was also a really bad sewer odor smell coming from the bathroom that stank the entire room ,and you could not air out the smell, which is pretty disgusting when you think that you're living beside all the human waste that is getting thrown there.
because you're on the 2nd floor next to the slums, it gets really noisy in the morning at 7am when all the dogs and chickens wake up and so be prepared to get woken up . All in all this was not worht the price, I did not get what I paid for, and instead got scammed. Didn't really expect anything more from this country and definitely did not expect to get scammed from something legit like bookings.com

Location was the main reason. Nice quiet place in night time, It was very easy to arrange transportation (I used Crab app)to anywhere I was going, (like Bui Vien is in 5 min drive by crabb, cost is 1-2 dollars debends using motorcycle or car).Also there was 7/eleven open 24/7, so you could get beverages easily. For food, just ordered from Crab app if your not in the mood for going outside, but there was many different food places price range 1-3 dollars just around the corner (like grilled pork with rice/Com Tam=1$).Whole street of snale/seafood restaurants are just about 300m away). Small gym but clean! And of course there is 24/7 laundry service, that I used by texting in watchapp.

Very misleading room images versus what I actually got. The room looks rundown and old. Water was dripping from the AC to the floor when I checked in the room. Recommend the management team to take care of the place.
Paid for 1 night since I already arrived passed the check-in time. Then I cancelled the rest of stay and moved to another place for my trip.
Cleaning service is provided after every 5 nights which is lesser than other places.

I think you can get better value for money elsewhere, and ideally would stay at a hotel in future, this accommodation is more like someone’s apartment that is rented out for short term rental.
I was required to pay 200k over the quoted price on booking.com as taxes at over 700k a night I think you can definitely find better value for money elsewhere.
I booked the location so I could use the gym but was told I would have to wait 24hrs to use the facilities, access needs to be applied for 24hrs prior to arrival when access could probably have already been granted on the card. The apartments was styled slightly different to the photos and the hot water didn’t work in the morning.
All up I doubt I’d return, best wishes for your traveling.

AC worked well. Beds were comfy compared to most of Vietnams choice of hard beds.

Apartment does not look like the pictures at all. We had a very standard plain room.
Kitchen doesn’t come equipped with dish soap or a cloth to wipe dry the utensils etc.
kitchen area and inside the fridge weren’t cleaned well enough as inside the fridge was dirty and had bugs.
There were far too many cockroaches.
The bathroom sink drain stopper doesn’t lift back up.
Small leak from AC if turned on all the time, which in summer it will be.

There is absolutely nothing I would recommend about this apartment, nor the owners. God knows where all the previous good reviews have come from because I've just had a week of hell here (they wouldn't cancel my booking without full charge).

Ok, we have been travelling for two months now and we have never felt so betrayed by a booking...
1) We booked this apartment and asked prior to arriving for a picture of the exact apartment we had booked (which we didn't receive) then we arrived to an apartment that was not on any of the pictures and for good reason (It looked like a uni kid’s apartment that they had borrowed for the weekend). It had a bad mouldy/ damp smell too, the walls were filthy, paint work peeled off etc.
2) Day 2, we moved to a new apartment and yes, it looked a little more like the pictures but equally as dirty, badly finished and to be quite honest, the owner should be ashamed of how bad these apartments are vs the reality.
3) The gym is not included as you have to be a resident in the building. The security guard polices this daily and physically chucks you out. Apartment owner disagrees with this comment and says we are allowed to use the gym, but never shows up to get finger print scanned.
4) The washing machine was not plumbed in correctly and flooded the whole room (like I mean a river running through the apartment). We still had to stay in that room and we were offered yet another room that looked very similar to the first (Bad wiring, dangerous plug sockets etc) so we passed.
5) Overpriced and underwhelming all around. We asked them to cancel our booking the second we walked into the first apartment and they said they would still charge the full amount. I lost trust very quickly with the owners which is not a nice feeling when you have booked a weeks accommodation with them.

The place was very dirty. Dishes were not clean, windows were very dirty, showers smelled and were full with bugs, hair all over the place from ?? The sound of the tv in the master bedroom did not work. The place stank like bad food. We could not use the pool all day. Not worth the price we paid

- the room smelled like cigarettes
- the room did not look as on the pictures
- the first day we could not enter the 7th floor (pool & gym) as the card we were given did not allow entrance
- we had to cancel some of our plans in the evening to come back to the hotel to have the entrance card fixed
- the second day we find out the pool is closed, this was never mentioned. Had we known this during our stay we had selected another hotel
and worst, some of our stuff was missing and when we asked about it we have not received any reply whatsoever. All communication stopped and they cancelled our booking (not sure why?) on the last day we were there.
We’re unhappy with our stay here. It was not worth the money we spent.
Very rude to stop communication after we asked about where some of our stuff went as this was missing.
