All the rooms have recently been equipped with a brand new, efficient and high-performing Daikin air conditioning system. The whole property, among other things, has been recently totally renewed! New floor, best comfort and brand new bathrooms.
Established in 2009 and located in the heart of Rome, just an easy five-minute walk from the magnificent surroundings of the Coliseum, you will find our large and newly developed property. The property, consists of two portions of the same apartment with two independent entrances but also communicating through an internal door (according with the privacy needed you can chose if keep the door locked). The property is on the ground floor of an antique and distinguished palace which can only be described as quiet and peaceful – with the benefit of a doorman at your service!
Some years ago, I had conceived of this idea to be able to offer two communicating apartments adjacent and united in the most splendid historical district of Rome just a hop, skip, and a jump away from the Coliseum and Roman Forum. I am so pleased to be able to say that now we can offer it you! This large and spacious vacation home has been built to make everyone feel at home and yet still have the sense of being in a different city buzzing with culture and history.
However, what makes this property unique isn’t just its size or location, but also its accessibility. Since the property is located on the ground floor it is great for the elderly or physically challenged. More importantly it is wheelchair accessible, which is very rare in Rome.
The two real-estate portions, while having separate entrances, are located next to one another being only divided by a wall and connected by an internal door! Although, they both share access to the same Roman courtyard which has an antique and traditional look. In total the property is about 180 meters (2000 square feet) in size and is equipped with a modern kitchen, high quality cookware, dining table (it is situated in the bigger portion, is extendable seating twelve), refrigerator with freezer, microwave, oven, high-quality steel cutlery, wine glasses, dishwasher, and even a washing machine.
Available for all of our guests a total of five bedrooms, two of which are accessible to those who are disabled, and one single bedroom(or according to your needs four double bedrooms and one triple), all equipped with lcd Tv, led lighting system, timed air extractors, air conditioning, high efficiency heating system with radiators and clean linen sheets and top-level comfortable and hypoallergenic mattresses for a good night’s sleep. At your disposal on your beds also hypoallergenic duvets of excellent italian quality.
Four bathrooms(one of which is large, 100% wheelchair accessible equipped with large flat shower, showerchair, grabrails) complete with toilets, sinks, four showers and environmentally-friendly gas boiler for hot water production. Also two modern sofa-beds are there and also available in the apartment a baby cot. All bedrooms and living rooms possess professional air conditioning system and timed air extractors, making it comfortable for all. Hygiene and cleanliness have always been of big importance to me and so I personally make sure that every room is immaculate
For your use would also be one living room with modern furniture designed in Italy. The room is equipped with an LCD TV, and even a well-stocked international library. You’ll also find LED lighting, timed air extractors, air-conditioning, heating system with radiators and most importantly WiFi.
As mentioned before there is a doorman located at the entrance of the property throughout the day and night who is able to provide assistance to guests as needed, accommodate daily reception, as well as ensuring security for the building. We pride ourselves in the peace of mind that this affords our guests – especially with the added benefit of being in such a historic district!
We invite families, couples, or groups to stay with us because between the two united portions we can accommodate up to 12 people. This unique location promises to make your stay both enjoyable and memorable. You won’t have to worry about transportation between two different metro (subway) stops, as well as bus stops, which are vary in distance from being right outside the building or a short walk through the neighborhood.

What a lovely apartment with the Colesseum in view of the building.

The location is close to the colosseum and walking distance to Metro. The rooms are as listed, but it should be known that you have to walk through two bedrooms to get to and from the 3rd bedroom. It's ok if everyone is going to bed and waking up at the same time but wouldn't work otherwise.
The apartment is very musty and smells bad. We got air fresheners and it helped with the smell but there is mold everywhere. My daughter has a mold allergy so she had severe hives immediately, so if anyone has any sensitivity to mold it's not a good place to stay. It was gross.

The best thing about this property was its location to the Colosseum and public transportation. We also appreciated the air conditioning in each room and the number of bathrooms. The towels and bed linens were clean.
We found the kitchen to be missing basics like sponge, dish soap, and paper towels. Four of the bedrooms are not private as you must walk through them all to get to the last one in the line. This wasn’t too big of deal for us as we were expecting that to be the case. Our chief complaint was the smell. The mildew that was growing on all the walls in the bathroom can not be safe. All four bathrooms could do with a good layer of bleach!!

My family of 11 loved the location so close to the colosseum that you could see it to the left of the front door. There were adequate sleeping rooms and 4 bathrooms. The kitchen was a regular home’s kitchen- very useable. The two issues we struggled with a damp bedroom wing where air did not circulate well and a bad odor from the shower drain in that same wing. Fix these issues and the housing would be very pleasant and functional.

One of the toilets in the property clogged up the first time we used it. After we got back from our trip we were notified we were being charged a fee for a toilet to be fixed that never worked the whole time we were there.

So this was the worst of my 4 stays. It is advertised as a place for 12 people with air conditioning, but owner has you sign a contract upon arrival with many more details… like not using air hardly at all and 12 adults only get 1 key. Additionally, they claim it super clean, but it wasn’t.
The straw that broke the camels back was that on the second night, we couldn’t get the door opened, even though unlocked. Things break, and he might have not been able to help it, but his attitude was horrible. I called him @ 11pm on Friday night as we were stuck inside and all he did was yell at me for calling so late. He said it wasn’t an emergency and don’t call him. He said that he would look at it Monday( this was Friday) I told him that I could call the fire department. He told me one on the bedrooms had a door to the courtyard and to use that. ( I had forgotten there was a door there) again only one key which I mentioned to him and he told me that I had to ‘learn to read all the contract that I signed’ and 1 key is all we get per contract. 1 key is inconvenient for this many guests.
He did call back and sent someone out the next morning. I believe part of the frame hardware and screws had worked out of the top of door jam and wedged it so it would not open. Also it’s good to note that 4 of the bedrooms can only be reached by walking through each of them to get to the next bedroom, which allows for little privacy and people walking through your room a lot.

We loved our stay here. Great space very near the coliseum. We didn't expect rooms to be so spacious in this location! Comfortable beds & great AC (a unit in every room) made this property the most comfortable of our stay! The layout is a bit awkward as two units were converted to one at some point. However, this wasn't an issue for us and was a very small inconvenience to have as much useful space as we had! Would definitely stay here again.

This was the perfect for our extended family of 10 to spend two nights in Rome. Great location, spacious apartment and very easy communications with the owners and their representatives. Nothing could have been better. There are great restaurants within close walking distance and the easy access to the Metro (7-10 min.), as well as the bus stop right outside the door, makes all of Rome easily accessible. There is something pretty magical about looking down the street and seeing the Colosseum! We would happily return.

We landed in Rome for the start of a multigenerational family vacation for 8. Salvatore and his team provided concierge-style service from the moment we booked the trip. Before we left the states, his team reached out to help plan our trip. They met us on arrival and oriented us to the apartment, the neighborhood and the city. The apartment (in a doorman building) exceeded our expectations. It is perfectly (and centrally) located to access all of Rome's treasures and conveniences [mini markets and pasticceria] (with bonus views of the Colosseum every day!). The central kitchen / dining and living area were bigger than suggested by pictures. We had enough space for everyone with the bonus of a washing machine (helpful in the Roman heat). We are thankful to Salvatore and his team for helping make this a trip of lifetime.

We travelled to Rome as the first stop in a big family vacation. We were 9 adults. The property was just a couple of blocks from the Colloseum. It had ample beds and four bathrooms.
The check in process was excellent and Sara was helpful with local suggestions. It was a beautiful space that served our large family well.

We absolutely loved this apartment. It had 5 large bedrooms and 1 room with just a single bed. Be aware that you have to walk through some bedrooms to get to others but still great property. 2 private bedrooms on one side of the house with 2 bathrooms and then 4 bedrooms on the other side where you walk through the bedrooms to get to each one with 2 bathrooms. It was very clean with plenty of amenities. It was so close to the colosseum. Very easy to walk to everything. The host has a concierge Susanna who was unbelievable. She can arrange tours transportation, check in etc. she was so helpful throughout our stay. I would absolutely rent here again on our next stay

Everything about this stay was fantastic. We had a group of 11 (4 adults, 7 kids) and this apartment fit us with plenty of room. The check in process with Susanna was super easy and she went out of her way to meet us even after several delays and arriving 4 hours later than we expected. The location is incredible, a short walk to the Colossuem and walkable to Termini Station. Would definitely stay here again!

It is a very good choice if you have to stay at Roma with a large family. We were 4 adults, 2 tennagers, and 2 kids. Every body have liked the flat. Very spacious. Morevover, it is very near to the Coliseum, so easy to visit Roma, and to find various restaurants and shops. Thanks to the owner!

We enjoyed 2 days at this property. Communication with Salvatore was always fast and efficient. Check in with Ilaria was also extremely efficient, she even helped to arrange our departure transportation to the airport for us. We had plenty of room for all 12 people (6 adults and 6 kids). The apartment is exactly as described and you can see the Colleseum from the front door! We had an excellent stay.

Perfect for a large group. There were 11 of us. Conveniently located a short walk away from the Colosseum. Salvatore the owner was brilliant to communicate with and showed great flexibility around our arrival times etc. It was great to get some local recommendations. There is also a great little baggage place nearby if you have to check out early and have a late flight. The apartment was very clean and was large enough though to get to two of the bedrooms you have to walk through another. That should not be a problem though. Overall a great place!

This was a very enjoyable stay. The property is as advertised. While the layout is unique, it is very spacious, and the location is perfect - just a few minutes walk to the Colosseum.Salvatore was very responsive, and accommodated us for an early check-in due to the timing of our arrival. Ilaria, who checked us in, was very helpful, and gave us a referral to a driver who was able to bring us to the airport after our stay. Everyone involved communicated very effectively with us, which made our stay stress free.We would highly recommend this apartment for anyone staying in Rome, particularly for large groups, which can be easily accommodated with this property.

Very well appointed property, ( including an impressive collection of books!) ideal for large groups of family or friends. Excellently placed for travelling around Rome, main tram stop 50 metres away and less than 10 minutes walk to a stop on each of the main metro lines. Lots of good eating places close by. We rented both apartments for 6 adults and 4 children. Our host was very nice and the rooms were great. The kids wanted a “sleep over” and converted the largest room into their “hide away”. We found a fabulous restaurant close by and we were all pleased with the accommodations.
When we had to rush out due to changes in our flight, our host was very understanding and we really appreciated it as we were not able to clean as well as we would have liked. Would definitely recommend

We were a party of 6 people. The space is super huge that I believe could fit 10 -12 people easily. Salvatore is a FANTASTIC owner who had everything arranged so when we got there, all was ready. A quick 4 minutes walk to colosseum and all attractions within a easy walk. Highly recommend for large groups.

The property was perfect for my mom who uses a motorized scooter. We were a group of 7 which included 5 adults and 2 teens. The apartment was a short 10 minute walk to the Colosseum as well as many restaurants and bars. We walked to dinner every evening and were able to catch a taxi when needed. The area felt safe. The apartment was large and clean. It had a lot of the conveniences of home. The washing machine was very nice to have. No dryer, but there was a drying rack that we used without any problems. My mom especially appreciated the handicap seat that was provided in the shower. Our flight arrived early on a Saturday, thus we rented the apartment the night before so we could ensure an early check-in. The owner, Salvatore, was attentive to all of the questions and concerns we had. He was prompt in responding to all of my emails. Would recommend this apartment to anyone traveling with a disabled family member.

The property is actually far better than the pictures. Salvatore is a great host and his staff is friendly, efficent and available. We were a party of 10 and had spent a great time in it, enjoying our privacy and the comfort of that huge property in the very centre of Rome. It’s spacious, well setted and clean and the location, 5 minutes walking from the Coliseum, is unbeatable! The owner responsed to our questions quickly and had done a very good job accommodating our needs. We stayed 4 nights but would have stayed longer if possible… We will surely stay here again next time in Rome and for sure will recommend to others!

Thank you Salvatore for the hospitality. Location couldn’t have been any better. Clean, large and very safe. We stayed at the apartment with a group of 9 others and it comfortably accommodated all of us in the six bedrooms. The four bathrooms and showers are very handy (no waiting!); water pressure is excellent and the towels provided are good quality. We visited in december, quite cold in Rome, and a good warming shower is what we needed after a long day sightseeing and shopping! And then we cooked our dinner in a very well equiped kitchen and ate our italian pasta around a table capable to sit all of us.

With short walks to the Coliseum itself and to the two metro stations(Rome has two main metro lines), taxi stand, tour bus sales and pickup locations, good coffee bars, "pasticcerie", pizzeria, restaurants and small shops, the apartment has a great location. Staff is polite and available, especially the doorman who booked us transport and cabs!

This is a spacious and comfortably apartment, within 5 minutes walk of the Coliseum. As it is so central, we were able to walk to most of the main attractions. It is very easy to get the metro to the Vatican and the tram to Trastevere.
We were a party of 2 families, with 4 adults and 5 children. There was plenty of space and the apartment was well equipped. We were easily able to cook meals for everyone.
Salvatore was very helpful before we arrived, giving clear instructions about getting from the airport. We were met on time and given a detailed explanation of the apartment and local area. On the day we checked out we were able to leave our bags at the apartment and come back for them at lunchtime, which really helped with our arrangements.
The layout is unusual, with three inter-connecting bedrooms. This was made clear beforehand and you can see the layout from the floor plan. It wasn't a problem for us at all but it wouldn't suit all groups who want more privacy.

Very large four women traveling each had own large bed with four bathrooms . Twin bedroom we did not use . Could easily several more if sharing beds . Very close to Coloseium , grocery store , bakery and restaurants. Staff who greeted us very nice and helpful . Only wish was to have had another bath towel only one for three nights . . A tram stop is located in front of the property which we took to the Metro to go to the Vatican. Very easy. The tram was free, only paid for the Metro 1.50 E.

The location is absolutely amazing, just a 3 minutes walking from the Coliseum, visible from the front door. The place is clean, well furnished with 4 bathrooms. Comfortable beds, a table capable to accommodate up to 13/14 people. Supermarkets, grocery stores, restaurants and bar sourround the building. kitchen is fully equiped with a dishwasher(when on holiday you just LOVE a dishwasher). the owner was available, kind and nice exactly as the doorman at our service during our stay. Air conditioning worked very well, especially considering the heat of last summer. We all loved this place and its location.
