If you like receiving SPAM emails, book here - The hotel is half decent but I have now received 24 SPAM emails from Greswolde Arms despite asking them on numerous occasions to sending them to me.

The room was very well presented with good facilities. Bed very comfortable. Excellent breakfast selection. Room a very good temperature.
There were a lot of stairs to the room and no lift. Luckily I do not have any mobility issues so it wasn't a problem and I didn't have heavy luggage. My room was on the front and appeared to be over the entrance to the restaurant so was a little noisy. The restaurant was very busy so service was a little slow.

The room was lovely and clean and the bed was very comfortable.
Booked to have a cot in the room for my 5 month old, however was placed on the second floor with no lift access and lots of heavy fire doors to navigate. No friendly to those who need pushchairs.

we had an excellent meal in the restaurant too
my husband and i booked 4 rooms in total one room for us and 3 others for friends. despite emailing the hotel and also having a lengthy discussion with someone at the hotel about the bookings ie who was staying in each room, there was still total confusion when one of our friends booked in. if it hadnt been for this it would have been 10 out of 10

Lovely English style guesthouse, super friendly staff, nice bar.
Contacting them is very difficult. The phone number they provide is a generic number for about 50 hotels in their chain, and you can't get through. Also, they respond very late to the messages in Booking.com (5 days or more)

Good sized, comfortable room with a big comfy bed. Evening meal and breakfast were both excellent. Very friendly, helpful and attentive staff. Choice of 3 real ales, plus craft beers. Ample free parking. Good location close to motorways and NEC.

Big room, centrally located and the food downstairs was yummy. It was far cheaper and better value than the Hogarth where we would have stayed for a wedding but I am glad we made the switch as we had a good walk around Knowle.
Breakfast was slow the first day and none existent the second - staff sickness /runninb out of ingredients etc. so we ended up going to Costa the second morning.
Room mood lighting made it hard to do my make up.

A superb stopover, a couple of minutes off the M42, great value for money, the room was comfortable and clean, and very quiet. The restaurant was also excellent value and of a high quality, and I couldn't fault the staff who were a credit to Green King.

Very noisy doors banging late at night and very early, need to fit soft closers.
Cold coffee at breakfast, asked if there was other coffee available and told there was at a charge?
Had to ask to order breakfast after waiting 10 mins at the table, then when my breakfast came the beans, black pudding and sausage were cold and the bacon was burnt. Due to the time I'd already waited I didn't have time to hang around so left without breakfast.

Too few staff to give a good service to customers. Staff are rushed off their feet trying to cope.
No staff behind the bar at times as they seem to be away covering other jobs. Breakfast was a constant problem asking for items like juices, hot water, coffee to be topped up. Cooked breakfast was often not hot, and took a while to arrive. This all appears to be down to insufficient staff numbers, as staff that are there are trying their best.

Comfortable bed, convenient and clean bathroom en suite, though the shower sprayed out over the floor despite precautions.

The hotel is attractive and well laid out. A lovely patio area which was a bonus in good weather.
It is very rigid in its systems - everything is pre-pay and it was not possible to charge anything to the hotel room. The staff all walk around with iPads plugging in orders which makes it all a little impersonal. The food was also disappointing, considering it was a well-thought-out menu. I stayed two nights and on the first breakfast, asked for crispy bacon - which was not crispy. On the second morning I stressed that I wanted crispy bacon and highlighted (to the same waitress) that it was not crispy the day before - again, it was not crispy.
