The room was nice and big.
The hotel is close to a lovely neighbourhood and hiking trail to Kinnoull Hill (stunning views). It is also close to the city Center, botanical gardens and scone palace. It is well centred.
The only negative point for me was that the room is expensive and I had a room without breakfast.
It seems that this is for most of the hotels in the UK.

Just a lovely traditional hotel, from check in (we were late ) , the room, breakfast, and our host couldn't have been any better. Very tasteful decor and the situation was so handy for heading south in the morning, what a great find at such a reasonable price, will definitely be back. Thank you.

The wifi worked throughout the property. Breakfast was very good. This was the best bit. The porridge was superb and there was a good selection of cooked options to choose from, which you picked the day before. We certainly did not go hungry at breakfast. The food was freshly prepared and of a high standard. You were allocated a table and a time slot for breakfast, so did not need to worry about finding somewhere to sit. The location was just across the bridge from Perth Town Centre, where there are a few restaurants for evening meals and plenty of shops. Our favourite restaurant was an Italian called Broth3rs Restaurant. Despite being next to Dundee Road (A85), above the main entrance and next to the top of the stairs, the room we had was quiet. There was ample parking on site, which you access to the rear of the property, where the main entrance is located on Fairmount Road (not Dundee Road despite that being the advertised address). Just across the road from the hotel is Rodney Gardens, which is a wonderful place to walk and relax. It is immaculately looked after by volunteers. A short walk away, across the river, is a public park called North Inch, which is another pleasant area to explore
The hotel is old and tired looking. Its decor could do with a refresh but in the current economic climate that may have to wait. The room we were allocated was small for a double room, as was the television in it. To be able to view it from the bed (which was the only place to do so), you had to use the adjustable arm bracket above the desk, which was to the left of the bed, to move it out in front of the window and look at it sideways. This was not a very comfortable viewing position so we didn't watch it much. We asked for a room on the top floor away from the stairs. We were allocated a room next to the top of the stairs but at least it was on the quieter side of the hotel where the car park is and not the busy Dundee Road (A85). We had to live out of our suitcases. The bed mattress was not very comfortable. The en suite bathroom was very small and the shower was weak. Room housekeeping was hit and miss. It consisted of making the bed, emptying the bin and topping up the coffee and sugar sachets. The same wet towels were hung up again and not replaced. There was a cobweb near the ceiling when we arrived. The room was rather dark and the lighting in the room was poor. For what it was, this accommodation was expensive but everything is expensive these days. The hotel industry will have been hit hard by the pandemic and it will take time to recover.

Very well located for centre of Fife and also scone palace where we were attending a garden show. Property very freshly decorated, Room a good size and very comfortable. Breakfast was delicious.
Reception small and not a great first impression with clear visibility of back office & piles of laundry in process. Quick service though so really a small point.

The building and grounds were beautiful, the room was spacious and clean, the hosts were super friendly and attentive, and the breakfast was really good!
No complaints about the property, but it would have been nice if there was a bus from the hotel to the train station/city centre as the walk was pretty long.
