The villa is so spacious and big.
All the staffs are friendly.
I love the cozy ambiance and it’s so beautiful!
The furnitures were a bit run down. In serious need for a refurbish. Some of the spaces in the villa were not cleaned enough, especially the bathroom.

Staff were very friendly.
When we checked in they told us we were being upgraded. We were put in a room which was not by any means an upgrade and ended up moving to our booked room half way through our trip due to faulty electrical in the first room.
In our next room the master toilet wouldn’t flush and the shower didn’t have any hot water. The rooms were not clean by any standard and smelt like sewage. Lusaka is a property that would have been nice once upon a time, but has had no upkeep over the years.

Massage and Floating breakfast is a must.
Paint for walls was bit old, as property was on the edge of valley there were few insects.

The staff is so nice in this hotel. Always friendly and very efficient. The breakfast was delicious and energetic enough to skip the lunch afterwards. We really enjoyed this tremendous two room apartment with a big swimming pool in the exotic garden. This is the perfect place to chill between two excursions in the surroundings. A special big thank you to Dodi, the always smiling receptionist who helped so many times ! :-)

Spacious rooms. The pools were quite nice, both the private and the shared one. Excellent location with easy access to Ubud centre as well as convenient for exploring north of Ubud, lots of landmarks within a short drive. The staff were super-helpful, actively trying to solve any of our problems. As an example, on the last day we asked them for a taxi to drive us to a waterfall nearby, come back and then drive us down to Nusa Dua. Instead they found someone who took us straight to the waterfall, waited for us there (for at least 3 hours) and then drove us to Nusa Dua, saving both time and money. Also, upon knowing we booked an early morning excursion, having to leave before breakfast, they offered to pack a breakfast box for us to take away. Super nice and helpful!
One of the two rooms didn't have an aircon (turned out OK for us as luckily it wasn't too hot during our stay). Rooms seemed quite dated and in dire need of maintenance here and there. E.g. in one of the bathrooms there was some mushrooms growing on the ceiling.
As some other reviews point out, there were all sorts of crawlies and creepies around the villa but that was definitely not unexpected and didn't bother us (in fact, kids loved it).

Very nice location, close to central Ubud, but much quieter with lots of dining and cafe options a short ride away.
Quite run down and in need of maintenance in many areas.
Wi-Fi was extremely weak, unusable sometimes.
Very large villa but not that usable, partly because lack of comfortable furniture

Great location directly into the jungle, villas with private pool and garden, open space bathroom, since we were on our honey moon we received as a present the flower arrangement bath tub which was very beautiful. The staff was very helpful. Shuttle available at location. Also a scooter rental nearby. Big villas with very nice set-ups.
There are a lot of frogs and lizards all over, even in the room/bathroom - so if you have a phobia about them, you should not consider an accommodation in Ubud. Also, consider taking an anti mosquitos spray.

The villa was spacious and we liked the lounge area and separate private pool, the hosts were very accommodating, friendly and we’re friendly Nd we appreciated their hospitality - so thank you.
Extremely noisy right on the roadside which barely stopped all night so we barely slept our whole stay! the villa is tired and needs updating, the sheets were not changed once in our 6 night stay, just extremely disappointing as it was our honeymoon and wanted somewhere luxurious and relaxing to spend it - sadly this was not the case and checked out 4 days early.

The breakfast was amazing. The staff were very accomodating and friendly. The villa was in a beautiful setting. If you like indoor, outdoor living this is a great option. In our villa the living/dining room was outside with a beautiful view . The staff were always willing to transport us to and from places a short distance from the villa around the Main Street in Ubud, although it was only short walk for those that prefer.
It’s difficult to say as we enjoyed everything about it.

The room was not the room that we saw in the picture. Badly in need of renovation. I understand renovation has commenced on the 3 bedroom villa but the overseas owner needs to complete the whole project or reduce his prices to suit.

Airport transfer no traffic at night was 70 minutes at $60 AUD. | All staff have really good English | We had breakfast, lunch & dinner here - everything was amazing. Meals can be delivered to your villa so you can eat in private | didn’t have any issues with wifi | you’re provided with a bath towel and pool towel | The room has AC and a fan so you won’t feel the humidity | Bathroom is huge | Dining area is really nice, outdoor sink and fridge also included. | They offer a free shuttle a few times a day that drops you off at ubud central. | Easy communication with reception and the driver via whatsapp.
They didn’t have all items on the menu avail. | Bed was a little stiff for me. | no easily accessible PowerPoint next to the bed - charged devices by the sinks
