The location is perfect. Right next to the town and a short walk to the water. Also close by to pitch and putt and crazy golf.
Andy was welcoming and recommended a walk for our family that was just right for the kids.
Really clean and well appointed room.
Highly recommend Lakes Brunch Club for breakfast just around the corner. But get there early to avoid disappointment as they were queuing out the door on both days.
Andy also saved us a parking spot outside the door.

The accommodation is dogfriendly, the room spacious and well designed with good tea and coffee making facilities. A big comfy bed with lovely crisp bedlinen. The en suite was roomy and sparkling clean. The location in Keswick is central to the town and parks withthe the lake closeby. A great location.

Good for lake and town access.
Window blinds mean the sunlight wakes you up at 4 in the morning. The heating is one radiator in the room and the towel rail in the bathroom. Both were turned off when we arrived to a cold room and both were turned off again when the room was cleaned during the day. The radiator comes on at 7 in the morning for an hour and 9 at night! The room is painted white and has cold led lighting, very sterile. The TV is the smallest possible, on the far side of the room and only serves to tick the box in the listing. The parking outside is on single yellow lines from 16:00-10:00. Otherwise it's pot luck in the very full nearby street or the big, pay public parking. We only met the owner by chance.

The location of this property could not be better, and in busy Keswick on a bank holiday, I was delighted to be offered free off street parking. Our room had a superb view over Skiddaw and it was quiet and warm. The furniture is beautiful and bathroom modern.
In a B & B one would expect breakfast to be included but no breakfast is currently being served due to staff shortage??
The very small TV could be upgraded.
The cost on bank holidays is sadly not good value at £178 per night (without breakfast)

The Location was excellent and the bed was comfortable. The hotel was quiet at night and we were given some good hiking information.
It was a comfortable room but when we came back in the afternoon to rest after running around all day the room was cold and the heat was turned off until the evening. There is really no Breakfast offered because when you are asked to pay 30.00 pounds each you pretty much say no, there wasn't anyone eating breakfast at the hotel that we saw and we had a hard time finding breakfast cafes that opened before 11:00am which was a problem when you want to leave early on a hike. They also didn't put a top sheet on the bed which we found odd. The owner was very nice but he was only around 1st thing in the morning if you needed anything and you definitely didn't feel pampered.

Excellent location - 5 minutes from the beach, ferries or two minutes from great breakfast and dining options. If you're staying in the North - Keswick is the right place to stay at, and this property is the best located. The host Andy is awesome, great to talk to, and has helpful tips about the area, hikes, etc. He also enabled a really late checkin for us due to a road closure. Definitely would return.
It got a bit warm, but Andy gave us fans which helped a lot. The road nearby has morning noise (we are late sleepers) so it can be a problem if you're trying to sleep in, with the windows open. Close the windows and the noise becomes much less.

I appreciate most properties charge similar but just shy of £310 (2 nights) for 2 of us (and x1 dog) to not include a breakfast is very disappointing.

what is there not to like? beautiful property, bedroom a brilliant size, Egyptian cotton bedding, nice touches such as coffee machine with pods and biscuits, lovely natural product toiletries, all natural wood furniture, everything spotless.

Once we found the place (see below!) it was clean and tidy and, once we had negotiated a different room from the one at the top of the property we had been allocated (low beams and a long way up!) and had found out where to park our car (immediately outside the property) we very much enjoyed our stay because the location is ideal for town and/or to walks and to the lake.
We couldn't find the guest house in the first place! Directions were non-existent and when we tried calling the phone number given there was just a voicemail - on two occasions! It turns out that Lake Road is split by a road going straight across and it's not immediately obvious that the house numbers continue if you go via an underpass to the other side of the road! Also, if you arrive by car, the actual directions to the property mean taking The Heads off the B5289 rather than following the postcode which has you end up paying £3.50 to park in a central car park before walking around looking for the property! At first we were given room 7, right at the top of the property and for someone not able to climb so many stairs, it would not have been a good stay - fortunately we were able to relocate to room 2, on the first floor, a much better option (although a smaller room). Going back to room 7, another reason we had to move is because the beams either side of the bed were so low that when my wife or I would sit up in bed and perhaps try to go to the ensuite in the middle of the night we were BOUND to knock ourselves out on the beams! This should be made clear to anyone booking this guest house - if given room 7 make sure they explain that in the pre-booking notes. The landlord's daughter, Dakota, was very helpful in his absence but we didn't really see anyone after checking in until the night before we left! We had expected the consumables (tea, coffee, sugar, milk, biscuits etc.) would be topped up each day but that only happened for the first two days so we had to go in search of milk on the third day. All in all, the location was safe and the property was clean and comfortable although the price we paid did seem somewhat excessive bearing in mind the size of the room we ended up with and the fact that breakfast (if you take it in the guest hous) is an extra £15pp.
