Location good but there were major renovations in progress and not advised.

Visiting from New Zealand we were impressed with the well preserved older buildings in the town. Location of hotel with lovely views over Saltburn coastline. Delicious meals either in restaurant or bar area. Ambience of the hotel and individuality of the rooms.
Closeness of the hotel to both beach and town centre. Everywhere very clean.

No lift. Extremely tiny bathroom but large bedroom, didn’t make sense.

Easy access to the town centre, pubs, bars and eating.
Unfortunately, the property was being refurbished.
Bed uncomfortable.

All the staff are very friendly and cannot do enough for you. The location is by far the best in the whole of Saltburn. The terrace area with sea views and waiter service is excellent.

Nice big attic room, comfortable bed, good shower and good views over the beach and the binoculars in the room are a great touch.

Nice breakfast but extra cost
On arrival building work in progress, reception entrance shabby wall paper coming off on the ceiling, side entrance step Brocken, general not what you would expect for over £200 a night,which didn't include breakfast.
Got to our room, 1 very small window,the room smelt horrible, complaining to reception we were moved to a nice room. Not good enough

The bed was amazingly comfy .the shower was lovely and powerful .the view was amazing too .
Air con was broke and the tv was tiny and couldn’t get any channels ..£215 is very steep price would maybe included a treatment or breakfast in with that for the superior room.

Location within walking distance of front.Staff were friendly and room was clean
Bed was hard and out of shape and room was very noisy there was a room above and when they flushed toilet it was like a waterfall a few feet from your head shower did similar and walls were thin too.

Location, spectacular views, easy access to Middlesbrough and surrounding area. Spa facilities excellent, had a wonderful massage. Staff very friendly and helpful, food great and room beautifully decorated and immaculately clean. Other local restaurants along the seafront, great beach.
There was nothing I didn`t like, as a lone female traveling for work, this was a perfect chill out place after a long hard day, spa was great and next time, I will take a long walk along the beach and check out the other restaurants.

this property was extremely overpriced for the amenities and finishes of the hotel. it looks like it is undergoing upgrades and is in desperate need of them. The shower was extremely small.

Excellent breakfast with good selection and reasonable prices. Great location in Saltburn for all amenities and great views of the beach and coastline.

Didn't have breakfast
booked a double room for £99 only to discover an additional charge of£25 for my wife to stay in the room.
Had i realised on booking or before the time had lapsed before claiming a cancellation refund i would have cancelled.
I personally feel this way of operating between hotel and booking sites is quite misleading and a little under hand.
As a result i will only use booking.com to search for prices and then contact the business directly to speak to a person who can deal with my booking in the way i would expect.

Without exception the staff at the hotel were excellent. Friendly, helpful, couldn’t do too much for you.nA great asset.
The menu was quite varied and well prepared. Would stay again.

Great location, brilliant view close the saltburn highlights e.g pier and restaurants. Helpful staff and great spa. We would recommend the hot stones massage.
Shower was variable temperature.
