The room was a good size, clean and comfortable. We felt very secure in the room and the location. The host was excellent.

Unique set up where the bedrooms all lead off of the kitchen and common area. However, very clean a wide range of food and drink. We also had air conditioning and a balcony where we could drink coffee in the morning. Lovely location.
The facilities were on the second floor, but had a lift/elevator and was very convenient.
The owner met us personally and was a very friendly and welcoming host.
There wasn't anything that we didn't like, it was truly value for money, comfortable, and convenient, we'll definitely go again.

Very nice, very clean room. Very nice kitchen area. Very good bathroom and showering facilities. The host was helpful and drove gave us a private transfer to the airport the next morning (paid service to Ciampino).
The hosts speak broken English so communication at times was challenging as I don't speak a word of Italian (this is my fault too, sorry.) We also asked the host to collect us from Civitaveccia port, cruise terminal and this was very stressful as the man he sent was shouting at me, was very rude and this was a stressful experience. I am not sure where the line is drawn in terms of a difference in British and Italian culture but the taxi driver and host Massimo were a little "too direct" at times. I think this was due to being stressed and us all struggling to communicate but the overall experience was very good, this was only a small negative part of it.

Great location, excellent restaurant recommendation
This B&B is a bit low effort, the breakfast is self service with no fresh food except for some oranges - everything else is packaged and unclear how long it's been there. Little details of lack of cleanliness evident on things like dishes. It's clear they are trying to operate in the cheapest way possible - in some ways it's a bit run down. It was fine for one night but wouldn't stay any longer.

For the price this was an EXCELLENT accommodation. It was extremely clean and had ALL of necessities. A/C was PERFECT and easier to operate than rooms in fancier places
It was a lot smaller than I thought and I did not pay attention that there was a SHARED COMMON AREA. So, I can not blame them - I missed this info.

Very clean, stocked with essentials, nice balcony, elevator, continental breakfast included. Massimo and Carlotta were very helpful and nice and maintained excellent communications throughout; they arranged a car for us from airport to them, and also from there to cruise ship. When we had an issue with a delayed flight arrival they helped us figure it out. Large rooms with comfortable beds. Good location, close to many shops and restaurants. Photo was taken from top bunk bed.
Overhead shower handle was missing, soap dispenser spout was broken (but still functional if we were careful so minor). We would also suggest adding a few more hooks in the bathroom to hang towels and robes. There were a lot of hangers in the bedroom but nowhere to hang damp towels or clothes except in shower or out on back balcony clothesline (I was afraid I would drop something and it would float down 5 floors! 😄).

A perfect option arriving from the ferry. The place is fantastic, the rooms super clean and comfortable, The attention couldn't be better. My boat had a massive delay but they waited for me. All was solved with efficiency and a perfect politesse.I was very impressed.
I'd only suggest some improvents in the breakfast. More fresh and healthy products instead so much supermarket stuff. Fresh bread, for instance, butter, fruits....

Somehow when searching on Booking.com I thought I was booking a hotel, not a private room. Not a big deal. But directions of how to get to the room once arriving at the building were not clear. So had to make another international call on my phone, as we were not met at the main entrance as we expected. Also, insufficient coffee at the communal breakfast was a bummer.
