The hotel is clean, spacious, with an incredible view from the balcony to relax on, and a fabulous freshly cooked breakfast.
However, what sets it apart was the genuine hospitality shown by staff, both before arriving and once there. I was the only person staying at the hotel my first night, and was made to feel very welcome by all.
Beyene the manager had been incredible helpful prior to arriving, answering my many questions about both the local situation and organising airport pickup, tour guide for the churches, a coffee making ceremony for me, which all went as planned, as well as other things I was interested once I had arrived. Also my luggage didn’t arrive on my flight, however Beyene followed up for me with local airline staff, and kept me updated, which was greatly appreciated, as it arrived the next day
All the staff were very friendly, and it also had the benefit of a gift shop on site, which was great when time was short.
My guide for the churches Tadessa,was incredibly knowledgeable and answered all my questions, knew the best photo spots, when i explored for a day with him, being literally the only tourist, which was very special.
Lalibela doesn’t have many tourists at the moment, following the impacts of Covid and previous conflicts, which makes it special when visiting the churches with locals only. However, they need the tourism, it felt very safe at all times, and Top Twelve Hotel was a great choice.

Staff was very friendly and helpful, food was tasty and view from terrace stunning!
At the souvenir shop my dad was asked to trade in his iphone and staff asked us multiple times to pay in dollars which we didn't bring, so that became a bit annoying

I had an exceptional stay at Top Twelve Hotel. The room was very clean, the staff is kind, honest, attentive and met all my expectations (great guide named Melese, excursions, car rental...). I highly recommend this hotel to anyone who wants to visit Lalibela

Everything! Great cute hotel in hilltop with great view, with spacious and confortable rooms with local ethiopian decoration. The staff is very professional, attentative and friendly. Easy transfer from/to airport. Also they serve delicious local food and drinks inside the hotel and they offer tours.
Not the fault of the hotel, but in Lalibela children begging and some annoying teenagers close to the hotel (trying scams like to buy shoes or ask for clothes) and following continuosly tourists is an annoying issue that should be properly addressed. The adults however are all very respectful towards tourists.

The view is astonishing ! this is the major reason to stay there. the staff is adorable and make sure that we have the best time in Lalibela. they are another good reason to choose that place. The souvenir shop is full of treasures that you can't find elsewhere !
The room was very tiny. We barely had place for our luggage. only 1 towel for the shower when we were 3. I had to ask 2 more towels everyday. The only trash can was broken (the lid didn't close) so the smell of the diapers of my baby was very strong in the room. the bay window was broken so flying bugs was coming inside at night because they were attracted by the light. the hotel is nice and clean but it needs to be better maintained to fit the standards of booking

Awesome views, clean place, great staff. They connected me with Mesfin, an excellent guide for the churches, and he went above and beyond with helping me out. Great price.

First off, the staff was extremely friendly and attentive. They helped us with our room, meals, recommending a bar and restaurant to go to, etc.
The view from the rooms as well as the outdoor area is unbeatable. It is incredible to have beers or meals from the outdoor seating area. Highly recommend this property!
Lastly, they helped us organize a tour of Lalibela with Tade (Tadesse Tenaw). He has to be the best guide in Lalibela! He was the main reason our time was so enjoyable. Tade knew lots of people throughout the town, was able to answer every and any question about the town, churches, and Ethiopian culture. He also helped organize random requests such as having traditional coffee, substituting the car for a Tuk Tuk/rickshaw, adding/subtracting things we were interested in. He also seemed to take us to more places other tourists were not going to be able to attend the Sunday mass or see more of the churches, tunnels, etc. Highly recommend Tade as well!

Lovely small owner-managed hotel! Amazing view,comfortable and beautiful rooms,very clean,all worked well(water, electricity,internet),staff and owner super friendly and food nice! Location is perfect,walking distance to the churches. Highly, highly recommended!

Top Twelve Hotel is located in a privileged place in Lalibela. We were the first guests after a long time of difficulties for Lakibela (pandemic, civil war). We were received and treated very kindly by Beyene, as well as by all the pardon, whose names I cannot remember and to whom I am enormously grateful. They have made my stay even more pleasant. We have had all the meals in the hotel, very simple but good. The hotel also organized the transfer, the tickets and the guide to the churches. The guide is called Tade to whom I am immensely grateful for his knowledge and human quality. I strongly acknowledge it. From the hotel we also walked to the market, enjoying the surroundings and its people. The hotel room was very spacious, with a balcony with an unparalleled view, in perfect maintenance, with good hot water. Our only limitation was not having internet, but for reasons unrelated to the hotel. I recall again the difficulties of Lalibela due to its civil war in Tigray and that it is my wish that it be only history from the peace treaty signed hours ago in Kenya. In short, I highly recommend Top Twelve Hotel. My best wishes to all your staff.

Truly a 10/10 experience. The view from the room brought me to tears — what an absolutely magical place. The host was supremely kind, welcoming, and accommodating and was a pleasure to chat with. Both breakfast and dinner were delicious, as was the coffee....obviously! I wish I could have stayed longer, just so I could spend more time reading a book in the garden, sipping tea, watching the sun set over the valley....I'll be back!!!

We had a very smooth experience from pick up to check out. The view from our room was spectacular, the staff was very friendly and cooperative even though electricity wasn't abundantly available in the city, The staff made sure we got warm water, fully charged solar lights, and other amenities we needed. We were served an amazing breakfast of our choice I would definitely recommend staying at the top twelve hotel.

The people were so nice and attentive. I would start there again.
Only three hours of power per day and no hot water. But given the circumstances I understood what was going on. I think the should turn the generator on from 7AM to 9AM also. People need to charge the phones in the morning.

Nice hotel, well put back together considering the occupation.
Fasting, no food excepts eggs innthe morning (becuase the hotel had been occupied for 6 months by TPLF). They weren't too keen to switch on generator so we could charge devices becuase of the fuel shortage.
Generally good, but the whole town was not ready for guests.
