Friendly staff at check-in and plenty of coffee and tea making within the room. Plentiful complimentary continental breakfast and the location only a minutes walk from the sea front was ideal.
The room was on the top floor and without a lift meant a steep climb up a number of flights of stairs - although this was highlighted at time of booking. Beds were a little on the hard side

How close it was to the beach, shops and car park
There is no lift and we were on the top floor. At least 6 flights of stairs. If you have mobility issues this is not the hotel for you. The shower was tiny, we had trouble turning in it let alone washing my hair. The water was also hot, cold, hot,cold. My partner gave up. Breakfast is only continental so no cooked breakfast and check out time is 11am rather than 12 noon like most hotels I've been. This meant we had to rush back from our morning activity to be out.

Didn’t stay for breakfast I’m afraid
Room was small - curtains were hanging off frame. En-suit was small and shower tray filled with water. Had to stop shower to let water drain. Dirty shower tray to edges

The continental breakfast was good, the bedroom was spacious and had everything you needed for an overnight stay.
The water pressure in the shower wasn’t very good and the shower gel and shampoo were in sachets that you needed scissors to open.

The location for visiting Brighton was really good, parked at the NCP car park which was the next road along. The triple room was large enough for the 3 of us, it was clean and had everything you needed for a night's stay. Breakfast was continental and was included in the price which was good. The staff we met were friendly & pleasant.

good location and room was clean, beds were comfy and the linen used was nice
keep in mind it is an old building and no lift we were in room 6 which was nearly at the top, for my mother who has had two hip replacements and struggles walking more so now this was too much for her. it’s also tricky getting your luggage up and down. so when booking keep in mind if you do not want to take on so many steps or have a lot of luggage ask for a room lower down.
sadly for my the breakfast was very poor as a vegan, the only option was fruit (bananas and apples) there was no vegan butter to have with the toast, no vegan alternative cheese or meats I was rather upset about the offering seeing as they said they cater for different diets and I messaged them well in advance to inform them of my dietary requirements for breakfast, luckily the room was cheap that I didn’t feel I had ‘paid for the beeaksfast’ so I walked down to the beach front and had a lovely vegan brekkie there instead.

Noisy Wall between my room and adjacent too thin. Listened to two fellas next door talking all night from 11 to 5am when I got back up for work.

Really helpful and nice staff and the hotel is beautiful. The breakfast was alright, not to much to choose from but the food they had was really good
My bed was extremely uncomfortable, it was hard to get any sleep in. The cleaning was not great, my teakettle was moldy. Although the house is beautiful, there is no lift, so not ideal for people with children

The location by the beach
Smallest triple Room and bathroom I've ever seen. It was hard to move around - 2 people had to sit on the bed to let the 3rd one pass.

The complimentary continental breakfast was excellent. The staff were exceptionally helpful.
The room could do with redecorating- some of the paper was peeling.
