The only thing good about this place is the beach were it’s located. It’s very long and has lots of good restaurants.
When we arrived the room wasn’t even cleaned, and when they eventually cleaned the room, the towels were dirty. The breakfast was not good and the staff was rude from the beginning of our stay.

The beach is very pretty.
Oh my god where do I even start?? When we arrived at reception we were ignored for ages by two women who were trying to look busy. We had two nights booked, only to be told that they had overbooked for the first night of our stay. The staff did not seem bothered, and did not try to help us find anywhere else to stay. While they did offer us a bed in the staff dorm for the first night of our stay, we felt uncomfortable sharing such close quarters with strangers. After finding alternative accomodation, I called to double check that our reservation would still be valid for the second night. The woman who answered the phone sounded high as a kite, just kept saying "yeeeaaahhh..." over and over again, didn't fill me with confidence. The next morning we went back, and luckily the room was ready. It's a good job we are relatively young and able-bodied, as the room was up a very steep hill and lots of stairs, next to what I think is a car park. Lots of very loud motorbike engines early in the morning! Our room was on the end of a row, we had to squeeze past some overgrown plants and the tiling on the floor outside was very cracked and sharp. The room itself was ok, not amazing but it had a bed and air con. The walls had a few squashed mosquitoes on them. We had lunch in the hotel restaurant, the food was nice when it arrived, though one of us had long finished their food by the time the rest of us got a meal. Very slow service even by Thailand's relaxed standards. We paid at the bar in the end as all the staff seemed to have disappeared. When we left the next day, we asked reception to book us a taxi to our next destination, they asked for 1250 THB to haad rin, which is expensive compared to other long-ish journeys we had taken. When one of our group quibbled over the price, the woman at the desk said "ok fine no taxi" and turned her back to us. At this point we didn't care, we just wanted to get out of there. Overall, TERRIBLE hotel.

Once upon a time there was this lovely resort…
When you arrive at the resort from a certain safe distance you think this is so lovely. But then after speaking to the lovely lady (not!!) behind the reception reality kicks in. This lady is extremely grumpy. There was no excuse whatsoever from there side. Apparently we were overbooked she said. At first she was telling us there was something wrong with my creditcard and that they couldn’t charge my creditcard. Which is weird because everything is working fine. This was an absolute lie. The only option they gave us was sleeping in a dorm or one of there guests houses because all the other options were fully booked. We had a terrible night sleep at this place. It was extremely moldy, and electricity was not working properly. The next day we could finally check in at the resort and go to our superior bungalow with sea view. We definitely had sea view, no doubt about that. But the superior part was missing completely. Also it was not even a bungalow. We had no privacy at all. I can go in to extreme bad details about the room and the resort, but just believe me if I say this. It’s way overpriced for what you get. It’s not maintained at all for many years. From the bottom of my heart, please don’t spend your money here, you will certainly regret it! This place has two options, either they shut it down and completely renovate the resort, or they have to lower the prices drastically. And the staff needs to be replaced, or work wise they somehow need to find joy again.

Don´t use your credit card to reserve rooms here. The lady at the front desk (Ole) double-charged my credit card without authorization, confirmed the fact that they did so, promised to refund the sum and I then never did - even after several reminders. Even Booking.com appears to have given up communicating with the hotel and went silent on the matter. Looks like I now have to contact my credit card company to get a refund. This place is run down and has dishonest management. Avoid at all costs. If the hotel does resolve this matter, I will update this review.

the stuff could be nicer. one of the members was really insisting me to pay the breakfast while I was eating there everyday and staying for 8 days. I said I will pay after eating (he catches me while the food on my mouth) and he said you must pay Now) . anyways was all good besides the attention wasnt stunning also at the reception it seems when you ask something that you are bothering them

The room I stayed in had a wonderful view over the sea. The bed was exceptionally comfortable and the room was spacious.
It sounds petty but the music played in the evenings was dreadful. Maybe it was a way of getting the restaurant and bar closed by 10pm!

Nothing at all. This was a terrible experience.
Koh phangan is a beautiful island, highly recommend coming but if there is any certain advice I can give you it is to never book here. We were told to book accommodation well in advance when visiting this island as it is very busy so we booked this place 2 weeks before to ensure there was no hassle. We arrived at the front desk to check in and there was a line up of upset customers saying their rooms had been overbooked and they no longer had the room that was confirmed by the hotel. We were then told the same thing by a very unapologetic lady at the front desk, after a while she told us she had figured out a different place for us to stay. We originally felt bad and didn’t want the whole thing to ruin our trip so we agreed, only to be shuttled to an absolute dump of a place. We ended up spending way more then our budget at a different place due to the last minute booking and it was only available for 1 night. We spent the following 9 hours consumed in trying to find a place so we could stay in koh phangan for a week like we had planned. Not only did this ruin our accommodation plans it ruined our entire trip to koh Phangan as we had to book a boat to koh tao and leave the next day. Luckily me and my boyfriend had an open ended flight and weren’t strapped for time. I can’t say the same for the other family’s who were there for their 2 week vacation that was ruined by the hotels blatant overbooking of rooms for profit. Wishing I had read a review like this before choosing to book this place over so many other places that were available when we were first looking. Don’t let this hotels photos deceive you, there are so many better places to stay on the island.

lovely view from the pool/restaurant, amazing sunsets with comfortable lounge area
room smelled very damp as there is no extractor fan in the bathroom. AC didn’t work properly and was barely blowing (buttons weren’t working properly either) so the room was super stuffy

I handed in some clothes for the laundry service and made my departure without picking up these clothes again ... I realized not earlier than my arrival in Germany... I then send the hotel a message, and they sent the package of clothes all way to Germany!! I am so excited.
The hotel itself is beautiful and the rooms are a very special experience especially those with a view...!
Absolut recommendation!

Good location right next to one of the best beaches on Phangan. Clean, decent resort but could be much better considering its position and layout. Overall it was a good value since the choice of accomodation on Phangan at the moment was terrible.
The basic rooms are a little dark, seaview rooms and bungalows are better. The staff was ok but could be more professional. Poor wifi

just right to the beach, the view. the lady at the desk was very nice
our room was not ready when we arrived at 8pm (but the nice lady proposed a late check out for the next day.) nevertheless, the room was not the clean, the bin was not changed from the last guests and it seemed that the room was barely cleaned. moreover, the guy from the staff who bring us to the room was drunk, smelling alcohol and full of injuries on him, like a junky. we took diner at the hotel and it was a disaster. at 9pm, the staff announced One hour of wait for 3 dishes of Thai food… finally ot came early but it was uneatable. worst Thai food I ate In one month around Thaïlande…. (and expensive). the next day, the drunk guy was still here at breakfast. the facilities to chill at the hotel are almost inexistant. no sunbed by the pool
and 6 sun beds for all the customers near the beach…

The room was wonderful. I was upgraded for free. The restaurant looking onto the beach was beautifully placed and the staff were really friendly. The beach bar cocktails were also fantastic.
When I got into the room part of the plaster from the bathroom ceiling had fallen down. The staff came and cleaned it quickly though!

The largest resort on the beach, this place has everything you need. Nice rooms, right on the beach, a scooter rental place, a convenience store that's open till late, and a restaurant and attached massage place. My room was in the building up near the back road -- my shower was fantastic. And being able to drive up there and park right at the room was super convenient. The staff were super friendly, too.
