Comfortable and characterful room with modern and well-maintained facilities. Continental breakfast options (so not Full English) but many options available, for meat eaters, vegetarians and vegans. Friendly and helpful staff.

Great location Close to the castle and cathedral in the old town and a short walk from the city centre shopping area and Brayford Wharf. Staff very friendly, rooms comfortable and well equipped. Quite a quirky building.
Very steep and narrow driveway and parking space is limited. Steep hills to get to and from Centre.

Room was good,clean, nicely done.shower was easy to use, good selection of teas and coffee. Mini fridge which we were supplied with fresh milk daily. B&B was quiet and well located. Breakfast was excellent with lots of choices. All the staff were brilliant.
There was one power point missing but mentioned to owner who supplied an extension cord as temporary measure and said he would put in another point in the near future. But this didn’t diminish our stay.

With key codes at least you don’t have to worry about losing a key. You can get in & out whenever you want. The lighting on the bathroom mirror is amazing. Clean. Quiet. Stylish. Didn’t notice the little bottle of milk in the fridge til the 2nd night, (not much of a hot drink in the summer kind of guy, even though it hasn’t been hot so far this year!) better than the little containers of uht milk in most hotels/b&bs. Intoxicating aromas from the fine tea bags, left the lid of the box up, it suits the boutique theme. Iron & ironing board were indispensable, not always available at every hotel/b&b, though they usually are, here they’re left out in the corner on the 1st floor.
Taxi driver said he couldn’t go up the driveway, it’s very steep, not what you want when you have a lot of baggage, there’ll be people walking up the hill to get that far too. Then the room was on the 3rd (top) floor, no lift. 1st time I’ve been asked to enter card details on a form, including security code, alarm bells were going off but couldn’t really refuse, it was non-refundable, had already paid on the app, it does seem odd. They’ve been around for years though so I figure they’re not gonna risk their reputation by stealing, it wouldn’t be smart, sometimes you just have to trust people not to do the wrong thing. I’m 6’ and the sloped ceiling in the bathroom was resting on my head when going no. 1, if you’re a taller guy in the same room (dunno about the others), you’d have to either bend your legs, stand with them wider apart than usual or sit down to pee like a lady, lol. The bathroom light stays on for 15-20 mins, you can’t turn it off, must be on a timer and not a motion sensor, it went off while I was in the shower and I’d closed the door so had I not left the light on the mirror on I would’ve been in total darkness.

The breakfast was inedible.the room wasn't cleaned.. every door had a key code, making it difficult to get in.No fire escapes.We were on the second floor and the fre exit was the entrance to the building.. There was an unpleasant smell in the room.The water in the sink wouldn't go down.Would not recommend or stay there again.Not worth the money

Feels like there could be slightly more planning with regards to parking. Guests necessarily have to block each other in due to the driveway, and it feels like there could be a better system to stacking parking or ensuring one can get out if needed

Our only downside was the parking, as you are on an very steep slope, a bit precarious on a motorcycle!

Large comfortable room with a lovely view out over Lincoln. Very close to the cathedral / castle area with plenty of eateries within walking distance if you are relatively fit. This property is on a hill. Be prepared for steps and stairs and quite steep uphills. Friendly, helpful staff and a very filling breakfast set us up for a lovely visit to the city.
The steep driveway and parking area would make manhandling large luggage a bit of a trial, but it's worth it for the views.

There was an extensive breakfast which was fresh and delicious. Espresso machine in the room with complimentary tea and coffee. Spotless hotel, in a fantastically central location. The staff were professional and friendly.

The room was OK but the breakfast arrangements weren't worth the money. A B as opposed to a B&B.
They ask you to book a time for breakfast, but the food arrives at least 20 to 30 minutes late. In our case we had to leave before getting it. If you book a breakfast for 8:30 then you should get your food at 8:30 and not some other unpredictable time

The location is superb
Nothing you can do about the parking I'm afraid. If you park within the property, it's a bit of nightmare getting out as it's so steep Likewise if you park in a street bay. There was a couple who got a parking ticket when we were there.

The en suite bathroom needed attention, good shower but the shower seals leaked leaving the floor wet. The decor also needed updating.
