The view from the Boathouse across the Broads was incredible.
Unfortunately, all of the other poor reviews for this property were correct. Property was very run down and in severe need of refurbishment. Bad points - key lock outside didn't lock. No latch on outer door, so you had to lock it from the inside to prevent it from swinging open. Poor bathroom, terrible smell coming up from the drain-hole every time you used the shower. Very poor internet and mobile connections, meaning it was virtually impossible to use any tablet. Couple of moderately breezy days and the entire boathouse 'rocked' which felt very unsafe and unnerving. Poor quality and uncomfortable chairs, both inside and on the veranda. Large parts of the front 'lawn' were submerged in water and the wooden bulkheads broken and falling apart. Parking for a normal size car extremely difficult given very tight entrance and a old wooden boat in the parking area making it very difficult to turn around. Good points - very private with incredible view across the Broads. Reasonably equipped kitchen area.

Beautiful location. Photos give you true indication of decor, furniture etc. Electric heaters in main room and bathroom kept us cozy (cost incl in price) despite below zero temps outside. Shower nice and hot.
Mini oven, hot plates and microwave all worked well. New crockery, glasses etc. Wi-Fi was good considering area and weather. As the destination implies, chill out and absorb the view.
Unfortunately due to current conditions garden was flooded and solid ice but didn't stop wildfowl visiting and pricing entertainment.
Getting car in and out of property tight but possible. Trees etc could do with a good coppice to enhance property and views. The pathway to the boathouse has very large woodchip which was very wet, but not underwater. Could do with some hardcore filling underneath.

It's all about the views also the location was good. We have had many boating holidays on the Broads and have boated past this boathouse many times without realising you could stay in it. We know that it could do with updating but it didn't really distract from our weeks stay. We would happily come again if it is available.
Probably the bathroom could do with some TLC as the shower does smell when you get in it but really we can live with this for a week. The stairs leading up have seen better days and could do with some maintenance, possibly boxing them in as I was paranoid that I would drop the keys into the water.

The location is amazing! wildlife, ducks, swans, cormorants and more just on your door step. We had a front seat view without even leaving the bed, very relaxing and romantic atmosphere. It was lovely having breakfast next to the river and watching the beautiful sunsets and clear starry skies from the balcony. Lovely quiet area and nice walks around.
The place has so much more potential as the location is second to none. Unfortunately, it needs bit of spending and TLC.
The mattress was cheap and very "springy" and we struggled to get a good night sleep, you can feel every movement of the other person. This needs replacing and was our main criticism.
There is a sewerage smell constantly coming from the shower when you use it, and the drainage needs looking at.
The flood light outside didn't work, Luckily, we had a flashlight and we used it every time we came back at night as you can hardly see anything outside.
There were a few essential items that you expect to have at any hospitality place that were missing: soap, shower gel, shampoo, milk (as tea and coffee were provided).

Terrific view. I did not even need to get out of bed. Birds and an otter on broad. Very peaceful warm and cosy .
They need to give more info on location of crockery, cutlery etc - to save hunting for it.
Both light switches for the dark stairs one at bottom one inside house, need to be clearly labelled.
Better signage on gate. It was getting dark when I arrived
