Nice size room, clean and nice natural light
Everything was very nice, bathroom mirror needs replacement otherwise everything fine
2.5
Breakfast and location. Room was quiet and attractive.
Several niggling things eg tv did not work properly and specifics within the room that needed maintenance.
It was reported to the staff who were friendly . Chose hotel mainly because of the private parking which is paid for separately.
4.5
Cosy, clean. Helpful staff and breakfast was excellent. Enjoyed my stay. Walking distance to the town although it was a bit far.
There were no lifts and it was difficult to have to carry luggage up long flight of stairs but Terry was very helpful and she allowed us to pack what we needed for the night n leave our bags at the lounge.

Staff were very friendly and helpful nice décor and spacious room.
The first room they gave us was really noisy with traffic noise so we didn't have a good night sleep. There could have been a mini fridge in the room. I thought as it was 5 star hotel it would have a gym and a swimming pool, so not sure how this is rated as a 5 star hotel. I didn't know that i would be charged for parking until i got there it wasn't clear on your website.

Excellent location and breakfast
3.5
Proximity to popular sites and central city area within east walking distance.
Small but adequate off road car parking.
Delightful helpful and friendly staff.
Very good breakfast though slow service
Housekeeping failed to refresh our room, we were there for 2 nights leaving a small basket of clean items immediately outside the door as a trip hazard. Despite the door notice requesting them to make up the room from mid morning it remained untouched on our return at 17:00.
We needed to complain about the flow breakfast service which I believe needed an organisational ‘rethink’ .

Excellent location, room had an exceptional view. Very quiet location. Good quality breakfast. Parking was extra but published and very fair.
Nothing as everything was as advertised.

Warm greeting and help with bags. Very pretty room with a lovely view and beautiful rear garden. Bathroom is large and very clean. Breakfast was delicious, especially the salmon with scrambled eggs.
We felt a little rushed at breakfast but understand that others needed to be seated.

Location and the staff of the guesthouse were very good. We booked two rooms, the double room we had was a good size, but the twin room was tiny. The garden view from both our rooms was very good, especially from the higher floor. it was quiet around the guesthouse at night, which is good considering that it’s only a short walk from the town centre.
The twin room was very small, not even enough room to open the suitcase without tripping over it. Both rooms we booked looked a little tired, especially the bathrooms. There were stains on the carpet and the shower head in the double room was really scaly and looked black. It really wasn’t a 5 star property.

Would have preferred the parking be included in the room price.

Excellent breakfast and friendly staff.
The room we stayed in is looking a little tired, a few things broken and all at bit worn out.

Staff were very friendly and helpful. Breakfast was good.

Wonderful, friendly welcome on arrival, location was great. Very clean, bathroom was very nice and spacious with a good shower. We had a room on a lower floor which didn't have a view but it didn't bother us as we were out and about during the day anyway.
The beds were a little softer than I like but not a deal breaker... I would still stay here again if back in Bath.

Peaceful and quiet, away from the hustle and bustle of Bath. Very comfortable stay, a lovely view of the gardens and the city beyond. Amazing breakfasts, having sampled almost the whole menu. Top notch. We’ll be back.
Nothing comes to mind
