About this cottage rental
Set in 70 acres of grounds, this detached barn conversion is set on a quiet farm, with lots of wildlife. Walking around the grounds, there are uninterrupted views of the outstanding countryside and wildlife at every turn, it is a perfect setting for a relaxing holiday. The property has been decorated and furnished to a good standard and is situated within the Exmoor National Park. Set in the owner’s grounds, it has a private garden area with fantastic views. Sometimes you are able to see red deer, foxes, badgers and an abundance of resident and migrant birds are often seen. This tranquil setting is an ideal base to explore the delights of this beautiful part of Devon. Dogs are welcome, but must be kept on a lead, as this is a farm. It is only a short drive from the towns of Dulverton and Tiverton. Bampton is just 5 miles and offers the ’Bampton Town Trail’ which is a walk that takes you around the town, and introduces you to historic sites and buildings. Lynton & Lynmouth are two adjacent villages with Lynton being a Victorian resort, 600ft above Lynmouth and being linked by a water powered cliff railway. Lynmouth lies at an estuary where the East and West Lyn meet. This is known as "England’s Little Switzerland" offering spectacular coastal and inland walks, being the Valley of the Rocks and the steeply wooded Glen Lyn Gorge, where you are constantly reminded of both the beauty and forces of nature. Whether you are looking for an invigorating walk, horse ride or cycle across the high moors and through wooded valleys, using the excellent path network, or if the gentler comforts of a local cream tea in one of Exmoor’s beautiful villages is more your thing - Exmoor National Park has something for everyone. Lovely double-height living area, enough room for a family of five for a week. Well-equipped kitchen, with slate floors throughout the downstairs. Nicely finished upstairs, although headroom is a bit tight in places. Good shower downstairs, but we did find the water was a bit too hot coming out of the taps, so we had to be careful, particularly with the kids, when washing hands etc.
Upon arrival we felt that much of the kitchen stuff needed a wash before use, as it was a bit greasy. The floors had been swept or vacuumed, but there was dust and grime in the gaps between furniture and corner behind the tv, which was unpleasant when retrieving an item which had slipped off a surface.
The property is right in the farmyard, and although the kids enjoyed the chickens and geese, unfortunately the farmyard itself was a bit dirty with mud / poo / feathers which did sometimes get walked into the property on our shoes. The chickens also made packing up a bit ‘fun’ as they hop into any open doors of the car.
There is a pig sty to the rear of the outside space, and you’re always aware that you’re on a farm due to the animal sounds, particularly in the early morning!
The double bed downstairs is actually 2 single mattresses put together, both of which were uncomfortable.
All in all we enjoyed our stay, and there’s loads to do within 30-45 mins drive, but it would have been improved hugely by being cleaned thoroughly, inside and out.

Lovely cottage on a working farm. The children loved the animals. They were very grateful for the seeds that were left for us in the cottage to feed the poultry on the farm. That was a big hit with the children as were the beautiful horses and the pigs.
The animals on the farm did not wake us early in the morning which was much appreciated.
The cottage was generally clean and tidy with basic provisions provided.
The matress in the master bedroom was very tired and could do with replacing.
All in all a very pleasant stay and the scones and cream was a lovely welcome treat.

Great place to stay for visiting North Devon.The comment about the sofa being too low was correct but everything else was very good.Very bright and airy with plenty of room.The owners dogs were very friendly and it was very nice to see all the other animals roaming around.The only downside (more of an observation than a complaint) the outdoor furniture could do with being replaced as it is very tattered as the space itself was very nice in the sunshine.Overall a very nice place in a good location.

This property is an absolute gem. The host is really friendly, helpful and very welcoming and provides lovely personal touches. The property is well equipped and away from it all on the heart of a working farm. You are allowed to explore the farm and our children absolutely loved feeding the animals and playing with the dogs. The property is very well placed to explore Somerset and Devon including some great coastline, Exmoor and Dartmoor. Thanks for a lovely stay.

Great week stay.
We had a lovely weeks stay on the farm. The house was lovely and had everything you could need. Lovely and clean with a welcoming cream tea and a bottle of wine on arrival. Offered the chance of farm own bacon, sausages, eggs, butter and bread for a small price and they where lovely.
Owners and dogs where very friendly, loved all the animals on the farm (including the naughty visiting fox). Personally great was getting to holding a 2 and a half week old piglet, made my week.
Only a little comment for people with disabilities is the sofa's are rather low but there is a higher wing back chair in the downstairs bedroom. Fantastic stay.

My daughter enjoyed her stay As i am partly disabled the ramp up to property was good However i found the choice of flooring very poor ie rivenstone slabs NOT very well laid which i often caught my toe when walking Also the bathroom was the other end of building from downstairs bedroom

Winter Bolthole

Avoid at all costs
Property owner gave directions to property that led us to a flooded ditch and we only just made our way through it. The route into the holiday let were extremely steep and muddy. Upon arrival, we were greeted by the father of the property owner and made our way into the house. We quickly established after using the downstairs bathroom that the place was filthy. The shower cubicle was dirty and laden with hairs. The bed linen was stained and had hairs on it as did the headboard.
The property owner did not answer or return our call and we took the decision to leave. The property owner and Vrbo have refused our claims for a refund and this has left us no option but to share our disasterous experience with you.

Peaceful
Lovely quiet restful break. Just what we were looking for. The cottage had everything we needed. Only downside was the sofa was a bit low and difficult for my elderly mother to use comfortably- my daughter and myself were able to sort of roll off it which caused a lot of laughter so it’s not all bad !

Great rural hideaway
A lovely farm retreat - it’s very isolated but great for exploring the local area and exmoor. Adrian is a great host and provided a warm welcome and great local advice . I rented this lovely property to take my elderly mum and disabled dad for a weeks break - we had a lovely time and it’s well equipped but as a word of warning - the lounge seating is low and soft and it was a real struggle to get my parents up and down from the sofa !

Lovely location
We all enjoyed our stay o the farm. The cottage was spacious and well equipped. The location was great for local walks and sightseeing. We loved all the animals on the farm and Adrian our host was very helpful, recommending places the visit. The cream tea welcome was a delight!

Christmas at home
The property was well presented and did what we need as we were visiting the UK over the Xmas break. Very pleasant owner of the property left us to our own just how we like it, the site is very quiet and great for people who love the great outdoors.
