Situated in an up market area of Rotorua-Tihiotonga, overlooking the township to the lake. Situated 5 minutes away from Central Rotorua, and far enough from the unpleasant sulphur smells.

Recently refurbished tastefully throughout to meet the needs of the most discerning holiday makers, a spacious home that can accommodate that smaller family looking for quality and individual space, to that larger group such as sports clubs, corporate functions or weddings parties looking to stay together.
Nestled into a quiet residential street, the house has the facilities you would expect to find in a property of this size and style. Included at no additional charge:
6 bedrooms, 2.5 bathroom/toilette, 10 beds, 3 big gardens separated have all an expensive view of the whole city and Rotorua lake.
Fully equipped big kitchen with all cooking facilities and dinner service cutleries. family BBQ in the pavillon

Reserve with playground across the road, bus stop out the front, ample parking on the property.
Video surveillance (CCTV) outside the house to keep you property and cars secure.

For our neighborhood relationship, please don’t make unexpected noise and no party;
Check in after 4PM and check out before 11 AM.
Smoking outside only and no cigarette butts in the house or in the garden.

Pleasant stay, clean and tidy. Could do with a bit of maintenance and update but was fine for our stay. check in process bit unusual - ph one person day before to confirm, ph 2nd person half hour before arriving so they can physically give you the keys. Lock box would be way Easier! All in all, Happy with our stay. easier!

Whilst the hosts are lovely, unfortunately the property is in need of a great deal of maintenance and does not match the listing description. I have contacted Stayz and the owners and provided details of our concerns.

This property is big enough to accommodate our large family group without compromising our individual privacy. The kitchen/dining room allowed us enough space and seating to enjoy meals together. The lounge and balcony is the perfect place to relax and plan our adventures together while enjoying the amazing views of Rotorua.

Warm, lovely views, beds for everyone. A group of older adults (50+) stayed to participate in the half marathon and 10km events. We were joined by a young family which included a baby a 3 year old and a five year old, plus parents. The young family was self contained in the large bedroom downstairs, but also played nicely in the living area during the day. The older members found plenty of space to relax after their walks/runs, some of us went for a nice wind down walk down the road and through the tree garden. Would totally rebook in the future.

We enjoyed our stay here. It is difficult to find accomodation for 14 people. Emma was efficient and easy to deal with. The place has amazing views and easy access to attractions. The house is however old, and in need of repairs. E.g the living room roof needs attention, and the bean bags need way more beans. The house is just tired. In saying that we did enjoy our stay and would recommend it to other large families.

Our experience was awesome was a nice big home perfect for a big family like ours only thing that was bad it was very clean the toilet was dirty cupboards in the kitchen were stink there were mouse traps in visible places & the switch on the main flicked off twice & the vacuum was horrible but it's a very spacious home in a nice quite area & the games room was a hit for the kids.

Great location, slept 4 families well. Facilities rudimentary, and some aspects in serious need of repair. Great living and dining area that worked very well for a large group. Next time we stay please ensure there are plenty of tea towels and bench cloths and bbq cleaning equipment (if you expect the bbq to be left clean).

Showers were small especially for the bigger person. Bathrooms and kitchen could do with a makeover. Plenty of plates, cups etc. Lovely big table. Plenty of seating in lounge although abit lumpy. Beds were fantastic. Nice quiet neighborhood with lovely views over the city.

Great place for a large group. The dining table seats 10 so we were able to enjoy meals together. Spacious lounge & fun games room downstairs. Comfortable beds & plenty of room to spread out. Handy location. Kids enjoyed feeding the ponies down the road. Emma was very responsive to any queries.
