Excellent apartment. One bedroom with en suite half bath upstairs with its own a/c unit--my daughter took that room and kept it nice and cold, and two bedrooms sharing full bath downstairs, with kitchen/dining/sitting in one big room. Loved the big, beautiful windows downstairs you could open and let the cross-breeze through. There is an a/c unit for downstairs, but you'd have to ask owner to change the setting if temp was not comfortable--I was totally fine and I'm someone who hates the heat and loves a/c. There is a TON of good storage in the apartment, useful for those staying longer than a weekend (bathroom had great storage!).
The entire property is bordered by honeysuckle and the fragrance is so sweet and refreshing. Setting is very bucolic, and yet you're only a 5 minute walk to the transport hub of Punto Sabbioni (taxi, bus, waterbus, etc., plus a couple of restaurants). You can get to Venice in less than 30 minutes on the "A" (or was it "B"?) line of the waterbus service from Sabbioni. Very convenient and relaxing way to travel the lagoon. The owner lets you borrow a bike to explore the countryside; my daughter used it to pick up groceries at a nearby store. I would rent a car next time; airport taxi is expensive ($110 one-way).
A few things to be aware of: (1) If you're staying for longer than a weekend, bring your own towels (you may be able to get more from owner-I would ask in advance), paper goods (paper towels, toilet paper, etc.), and food storage bags or containers (kitchen is largely stocked, but not with food storage items); (2) whoever stays upstairs needs to be nimble (stairs have tight turns); and (3) if you need white noise at night to sleep, bring it with you--it's very, very quiet in the apartment at night.
Owner speaks some English and was such a great help in conversing with our taxi driver. Was a relaxing place to end our time in Europe! Would be happy to go back.

It was very nice because it was quite and in the nature! Lots of plants and flowers and birds in the morning! Near the house is a boot station to Venice!
The price could have been a bit better, but everything around Venice has his price!

Very comfortable apartment. Outside areas for eating. Tranquil after the crush of tourists in Venice. Private parking on site.

Would have been helpful if there had been information at the property about beaches near the property that we could use, because as we did not know what was available we could not use that aspect of the property location

Our accommodation was in a row of attached two-storey houses, situated just 500m from the Vaporetto stop for Punta Sabbioni, a lovely 45 minute ride to San Marco. The boats run until at least midnight, once every half hour until 10 o’clock, so it is an ideal compromise solution for visiting Venice. It is down a quiet lane, practically deserted (in early October when we were there). This is unlit, which could be a bit scary if you’re on your own. It would be an ideal place in summer for a family with small children, with bunk beds and room to play in the fenced-in forecourt.
The furnishing is a bit basic, and not very cosy, which doesn’t matter if you are only crashing out there at night. There is a fully equipped kitchen but no coffee, tea, milk, oil or suchlike. Breakfast is not available (but there are cafés at the vaporetto stop). We weren’t even supplied with an extra toilet roll ...

Clean, tidy, well equipped. Convenient to ferry terminal to Venice
Difficult to locate owners, language barrier, poor or at times no wifi, only one bathroom, upstairs bedroom only accessible by steep spiral staircase. Impossible to go outside from late afternoon to mid morning due large number of mosquitos.

Very near the ferry to Venice
Lovely rural location
