Bright, large, lovely decorated room with all nessecary items. Very generous on coffee and tea with added extra of tasty biscuits. Very clean and tidy. Quiet area as it was away from the main pier on sea front, free on road parking. Had a great night's sleep, very comfortable bed (as I suffer with hip/back pain). They offered breakfast but I didn't opt in (as I like a lie in) but breakfast room looked lovely. There was a separate room provided for guests to take hot food back. Lovely friendly helpful host's.

Lovely hosts, we felt like home. Very clean room.Delicious breakfasts. Great location. No problem with parking close to the guest house. Sea across the road, shops behind the corner. Deffinitly recommend. Hopefully comeback next year :-)

We had room 10 which had a lovely seating area by the bay window looking out over the sea where on one occasion I saw a dolphin close to shore going pass. The guesthouse was in a quieter part of the town and you could either walk about 15 minutes or get the bus where the main attractions were. You had a good variety of breakfast items on your own personal tray on the table. A lovely gesture from them was getting a birthday card for my partner.
The breakfast was good but would have preferred some fried food as well.

You can’t eat in your room so I was hoping to eat in the front room ( breakfast room ) looking over the ocean but not allowed . Strange as many other properties you could see them sitting in the front room enjoying themselves, was put in a small room to eat . I didn’t have any hot water for my last 36 hours so no shower and no apology

The proprietors are really welcoming and attentive, couldn’t do enough for you. The whole place was spotless and well maintained with the bedroom being a really good size.
The breakfast was really well cooked and presented.
The hosts were very informative of restaurants nearby and what was going off in the area.

Beautiful sea view from a very comfortable room. We were made very welcome. The property was spotlessly clean and at the quiet end of the seafront.
The breakfast felt a bit regimented and a little early for a Sunday morning. That said it was good.

Beautiful hotel, well maintained, good shower, breakfasts were delicious and expertly cooked, (lovely fruit salad!). The owners were lovely and helpful in pointing out places of interest and local amenities.

A little bit further from the centre than I thought but that was my bad really for not checking properly. We also thought that the bed wasn’t the most comfortable but that’s probably a bit of personal preference.

The breakfast we had was really nice, the food was well cooked and really tasty, plenty of options and a cold buffet to choose from too which was great. Breakfast was well organised into time slots so the breakfast room was never overcrowded or rushed. Our room was very clean, cosy and comfortable, the best sleep we've ever had away from home (maybe even comfier than home too). The room was breathtaking and just outstanding, beautiful views. Everything you'd need in a room. We felt very safe on the premises, with the front door being locked. Paul and Laurie were amazing hosts, very friendly and helpful. Couldn't rate this b&b highly enough. Will never book anywhere else in Llanudno. It's clear that Paul and Laurie take the highest pride in what they do, everything is well thought out and organised. They take the time to get to know each guest. Free parking was amazing.

Laurie and Paul couldn't have been more welcoming and their guest house is perfectly situated on the promenade which gives you a lovely walk into the town.
Breakfast was excellent every day and there was a wide range of cooked and cold options available. We felt very well looked after during our stay and it truly did feel like a home from home.
The twin, inland facing room we had was very comfortable and clean and the room was serviced every morning with attention and thought.

The hosts Laurie and Paul are wonderful, hotel spotless and very comfortable, and the breakfast was outstanding amazing view over Llandudno Bay. About a 20 minute walk into the town along the promenade snow on the mountains just stunning.
If your not to good on your legs it may not be the place for you.parking right outside hotel a few steps upto the door .our room was at the top which was 4 flights of stairs .or maybe call ahead see if they have a more accessible room .it's a fabulous place and wouldn't want anyone to miss out on this little gem ..

Laurie and Paul are fantastic hosts. Friendly, welcoming and a great source of local knowledge from best restaurants to walks to see the seals. A wonderful place to stay.
