Reasonably clean, new facilities. It was well located for the reason of our visit.
No meet and greet. Parking issues. No key to open windows. Bathroom door did not shut properly. Poor reception on TV.

The room had everything I needed for my stay and was clean and had a modern layout.
Also the bed was very comfortable, plus the room was quiet throughout the night.
I was very happy with my stay.
Nothing, it was perfect for my needs, checking in was straight forward and hassel free.

hotel name board was fairly visible from road. so had to find it difficult

Very very comfortable, very clean and tidy, owner very helpful in regards to self check in.
Very very good shower, great tea and coffee facilities, lovely big screen tv.

Not much really although I Didn’t like the look of broken fence outside but I wasn’t there to look at that it’s just first impression

The room itself was OK though felt rather like a dorm room at a student hall of residence. Grey and impersonal. Bed was comfy. There were tea and coffee making facilities and supposedly free WiFi though I couldn’t find the code anywhere? Accommodation was near to Boston town centre but located in the middle of an industrial estate.
My room (no 3) did not have an external window, but had an internal window facing onto a disused room full of old furniture! The accommodation was hard to find - I did not expect to find the hotel in the middle of an industrial estate arriving late at night! There were bin bags of gravel against the entrance, and the surroundings gave the impression that the hotel was still in the process of being finished. It was more like a truckers motel - certainly would not call it a hotel! There was a very impersonal feel about the place - the owner was absent on check in and I had to phone up to be provided with the number to a key safe to open my door. I thought it was overpriced and would not have booked had I known the surrounding area in advance. iIt was a disappointing last night to an otherwise lovely holiday previously spent in Norfolk.

The owners were really friendly and always on hand to help. Everything was clean and in good condition. My room came with a microwave and fridge which was really helpful.

This was a lovely hotel the owners phoned me on way to them because I was late booking in to see if everything was OK then when I got they meet me for quick chat lovely couple will go again 😊

The owner was very friendly and accommodating. The room was clean, comfortable, cosy and quiet. Overall a pleasant stay in a newly extended hotel, who are just about to also open a restaurant. Would stay again!

The building is unfinished so from the outside looks bad but the room was lovely

It’s fantastic little place all brand new with mod cons clean and very well presented and the staff are very welcoming we would definitely stay again
