The location is next to the metro, which is convenient. The room itself was simply and okay for a few nights away. Relatively clean.
It is very far away from central Rome, even despite the metro (which we thought would have sped up the journey), to get into central rome youre looking at a 45+ min journey everyday, which when trying to get to monuments and tourist attractions early made it very difficult. The room itself is very very simple, and our room lacked natural lighting which made it depressing. The walls are very thin and as young women travelling it made us very anxious when hearing people up and down every night, with only a door to separate us from everybody else, and most nights there was stomping from upstairs being heard, and as you do share the main area, at one point we went to leave the house in the morning and found the door wide open, which is unsettling when you have to sleep the night knowing that other guests were carelessly leaving the door open. Furthermore, communication with the owner was exceptionally poor, whilst we did arrive early, we received no directions or information from the owner on how to enter the property, so we were left essentially abandoned in the heat for an hour and a half- a very uncomfortable experience in a location of which to be honest is not the greatest and seems rundown and dodgy. Even more annoyingly, the cleaner (after finally letting us in) allowed us to leave our bags in the room whilst she cleaned it, my friend left her jumper under her bag, and when we returned the jumper was gone. I can only Hope it wasn’t taken intentionally, however when I did contact the owner I received a snarky reply that “surely you’ll find it soon”, we obviously did not as it had been removed from the room entirely. Very shocking experience and when I replied saying we had looked everywhere and it was there when we had left I was left with no reply. Do NOT leave your stuff here alone; we will not make the same mistake.

Terrible customer experience. A employee or owner called Davine threatened me. I felt insecure there. Horrible service. He left me on the street the first night and turn off his phone. Don’t stay at this place.

It was clean and comfortable. Everything was as told. It has a regular hotel comfort despite it being a guest house. Also, it's next to the metro and bus stations, so you do not have to walk to reach the transportation.
I will not stay in this place again because it's too far from the city. To go to the downtime you need to travel like 1 hour with transfers because there is a metro which comes in 15 minutes intervals. Also, I could not reach out contact number immediately. They called back 90 minutes later and we could not find any cafes or restaurants nearby.

Of the "pluses" only comfortable beds and a working air conditioner. The metro is nearby, but unfortunately, it often runs with delays.
The description of the property says "Free PRIVATE parking on site", which was the main criterion for choosing a hotel, since we are traveling by car. Actually there is NO parking.
The place that was called "private parking" is in the same square as the car dealer and the bar, but this place was busy all the time.
In addition, employees of the car dealership, cafes, permanent tenants are unhappy with the fact that “guests” park their cars there. What is extremely rude and talking about. And in general, this "square" does not fit the definition of "private secure parking", even if you have cameras.
A car dealership uses underground parking, they don’t want to let other people’s cars in either for money or for free.
Paid parking, located next to the metro, proved to be extremely unsafe. In our car on the first day, the windows in the trunk and in the back door were broken. Items were stolen from the trunk.
The local police even doesn't want to investigate anything in this parking lot.
There are no secure parking nearby. We found one just 5 metro stops away from the hotel to hide our wrecked car.
In general, the hotel does not have much of what is promised in the description. There is no terrace. There is no bidet in the room. No cleaning every day. There is not even an ordinary glass for toothbrushes.
The hotel representatives were never seen. Communication only online. Hospitality is dishonouring Italy.

It was clean, and the metro station is literally across the street. There is also a cafeteria/bar next to it where you can have delicious and very cheap breakfast.
The owner asked for more city tax than what is written on booking page, but for 3 euros more it wasn't worth arguing.

THE ROOM IS QUITE FAR AWAY FROM THE CENTER OF ROME BUT THERE IS A METRO STATION JUST OUTSIDE THE ROOM. YOU CAN ARRIVE IN THE CENTER OF ROME IN ABOUT 30 MINUTES. CLEAN AND QUIET ROOM.
YOU HAVE TO CALL THE OWNER IN ORDER TO GIVE YOU THE CODE OF THE ROOM. THERE IS NO KEY SO IF YOU DONT HAVE A PHONE THERE IS A PROBLEM TO COMMUNICATE WITH THE OWNER OF THE ROOM

The room was big and it even had a balcony. It also had a private bathroom which is good. The kitchen was fine to heat up some food. It was clean but we found two stains on the bedsheet and hair on the bathroom. The staff was kind.
The check in could be better, they could send you the code 5 minutes before check in time so you don't need to be texting them and rather just go inside to your room. Also it was a bit far but you have a direct metro line to the center right off the room

The rooms had private bathrooms, and a shared kitchen and were not too far outside of Rome to make them price competitive. Facilities were new, comfortable and private. The train station to the city was across the street which was perfect to just park the car and go.

The room is super clean, very comfortable, a wonderful receptionist that was there and there to help at any given time. She is such a lovely person. Infact best one could ask of. 50 meters to metro station. Close supermarket nearby. Good value of your money. I could on and on

The metro is close. The room has free coffee. No keys were necessary so you can't lose them.
Not enough kitchen supplies/cooking necessities like pepper and salt, or different type of pan's. The airco wasn't powerful enough to get the room cool with 38 degrees outside. The shower drain was full of hair causing a blockage of water. It wasn't clear where to park, cause all the parking spaces were taken by people in the bar next door.

It is close to the metro station. The interior is nice and clean. Air condition in the room.
We came by plane, so we didn't took toiletries because it says "Free toiletries" on the website and we got one little soap and two shampoos for one usage, no shower gel. Beds are uncomfortable for two - I could feel every movement of my husband. The booking page says that the price "includes taxes and charges", but we were asked to pay city tax 28€ and to leave it on the table, we didn't have exact amount and the owner said he won't give us back, because the cleaning lady will keep the rest. So yes I was stupid that I didn't check if it was already paid...but I really don't like this approach to tourists.

the room and the bathroom were tidy, clean, new. there is enough space and everything is so sweetly arranged. air conditioner and TV work great. we didn't meet the owner, but we arranged everything quickly and easily via text messages.
