About this cottage rental
* LISTING DESCRIPTION:
The accommodation is perfect if you want to be centrally located in Tunbridge Wells for visiting and/or working. It is detached, fully self-contained and has the advantage of having a pretty secluded private courtyard garden for relaxing and alfresco eating.
It is excellent accommodation if you are attending a wedding in the area e.g. The Spa Hotel, Salomons or The Beacon. Longer stays str also welcome.
* THE SPACE:
The historic town of Tunbridge Wells is situated on the outskirts of Kent near the borders of East Sussex. Surrounding countryside is full of exciting places to visit.
The Stables has recently been renovated. Whilst keeping all of the original features of this detached property, including beams and stone walls it has a contemporary feel but is also cosy. Quality materials have been used throughout such as: solid oak doors with pewter door furniture, oak flooring downstairs, hand-painted kitchen units.
KITCHEN: The kitchen is fully equipped with, Bosch microwave/conventional oven with grill (electric), three ringed gas hob, SMEG toaster and kettle, fridge with small freezer box, Bosch dish washer, extractor fan and full use of pots and pans should you wish to cook. Please help yourself to tea and coffee, jams and any sauces you may see in the cupboards.
UTILITY: In the small utility room by the back door, there is an iron and ironing board along with a Miele washing machine (please use with care). Hairdryer is also provided kept under the chest of drawers in master bedroom.
TOWELS: One set of towels per person is provided for stays of a week and less. Two sets will be provided for stays of over a week.
If washing towels, most of these are from The White Company and are white, so please only wash with white items to avoid discolouration. Thank you.
BED LINEN: all bed linen is Egyptian Cotton from The White Company. One set of linen will be provided (on the beds) for stays of two weeks or less.
For stays of over two weeks fresh laundered linen can be provided free of charge every two weeks. However, should you wish this to be more often there will be a charge of £12 per set per bed.
Bed linen for travel cot can be provided upon request, but this is at the guests own risk.
PLEASE NOTE: I would kindly request that guests do NOT wash bed linen.
MEDIA: There is a smart television in the lounge which has access to Netflix, and full wifi is included. If using Netflix please only use the “Guest” account (frog icon).
There is also a sound system on the bottom shelf of the sideboard. This Megaboom system works off your bluetooth.
DINING AREA/OFFICE SPACE: There is a dining table in the kitchen area which can seat up to x4 guests. This table can also be used as an office space - extra extension leads can be provided for PC/laptop connection
BEDROOM SPACE: The accommodation can sleep up to 5 guests which will be cosy. This is arranged as follows:
- Master bedroom - kingsize bed - x2 guests
- Second bedroom - single bed - x1 guest (I do have a travel cot available for a child up to x3 years)
- Lounge - double sofa bed x2 guests
The second bedroom is small so it is possibly better only used as single occupancy - however, it is possible to put a mattress on the floor in the room for a child - but it would be very cramped. Should you wish to use the single bed and the sofa bed in the lounge, advance notice would need to be given and an additional charge of £12 pp per night would be charged.
CLEANING: Washing of additional towels and linen during your stay can be made available upon request, but will incur an extra cost as advised above. I do ask, for health, hygiene and safety reasons (because of COVID) that you strip your own beds and place dirty linen and towels in the laundry bag provided hanging on the back of the bathroom door. Please place this down in the kitchen upon vacating the property.
* GUEST ACCESS:
Guests will have full access to the entire property. As this is my own home, please be mindful that some of my personal things will be in situ. I will of course make available space for guests' clothes.
Please keep garden gate shut at all times as this acts as extra security for the property. Keys will be provided in a secure key safe on the outside wall of courtyard garden (behind hanging basket) if I do not hand these to you personally at check-in.
PARTIES: Please be mindful of noise at all times but especially in the evenings and at night. As the property is small and within a close community, PLEASE DO NOT invite parties of guests either inside or outside the property in the courtyard garden. Thank you
* GUEST INTERACTION:
I hope to be there to greet guests, but sometimes I might be away in France. If the latter is the case, I will have someone be available for check-in/check-outs if required and to be on hand in the event of any questions.
* OTHER THINGS TO NOTE:
CANCELLATION:
- Full refund for cancellations made within 48 hours of booking, if the checkin date is at least 14 days away.
- 50% refund for cancellations made at least 7 days before checkin.
- No refunds for cancellations made within 7 days of checkin.
- I will however, honour any refunds should government restrictions for Covid change in any way.
PARKING: Frog Lane is a narrow cobbled street on a hill, so there is NO parking outside the property. There are however, paying carparks within walking distance and there is free parking about 10 minute walk away. Full details are under “accessibility” and can be sent after booking.
Please DO NOT park in front of any driveways or garage doors. You may drop your luggage off by parking outside my grey double garage doors only.
COURTYARD GARDEN: I do have a lovely pretty courtyard garden, which if the weather is hot (especially in the summer months), as it faces south, I would ask that you please water the plants at the end of the day so that the garden stays healthy. It takes less than 10 minutes, which is a short period of time for the huge amount of pleasure it gives. I can show you how to do it upon check-in. If this is too much of a problem, I can ask a neighbour to do this - it will not disrupt your time as the hose is on the outside/street side of the property.
SMOKING: There is a strict policy of "no smoking" within the property and courtyard garden.
STAIRGATE/CHILD BED LINEN:
Whilst my house is not officially child proof, I do have a stair gate and bed linen for small children (up to 3 years) for use upon request, but these are used at the guests own risk. I cannot accept any responsibility for their safety.
SUSTAINABILITY:
In an effort to be as sustainable, echo friendly as possible and reduce our carbon footprint, please see below the main areas I have concentrated on.
- Full roof insulation
- Full cavity wall insulation
- NEST has been installed to control the heating - set at a maximum of 20 degrees
- Insulation under floors and fitted carpet with extra thick underlay throughout
- Extra bedding for warmth can be provided upon request
- Rugs for lounge and hot water bottles available
We would love you to also help us be mindful of the fuel situation - switch off appliances and lights when out of the room
RECYCLING:
- Please see instructions on bins, wall above bins and in the guide book. Place all waste in separate bags in red bin outside the property on a Sunday evening for collection on Monday
- As I’m situated in the middle of town, I do encourage you to shop locally - bags for life are provided for shopping - kept in utility room
CLEANING - COVID-19:
It is important to note that through these difficult times we have revisited our cleaning routine to make sure we’re doing what we can to protect ourselves and our guests. We have taken advice from Airbnb who have had insight and recommendations from the Centres for Disease Control and Prevention (CDC). A copy of this document can be viewed upon request.
SANITISING:
There are bacterial disinfectants, paper towels, microfibre clothes, bacterial wipes and hand sanitisers available for use by guests, but please do not remove from the property.
GUIDE TO THE STABLES:
I have a small guide in a folder with a picture of the house on the front which gives you instructions on where things are and how to use certain appliances
This can be found on the dining table.

The Stables was such a great place to stay while visiting Tunbridge Wells. It was so clean and the beds were comfortable. It is such a beautiful place, and the location is perfect! You can easily walk anywhere in Tunbridge Wells, or walk a few minutes away to the train station for day trips. I would highly recommend it!

The cottage is very cosy with everything you need. It's close to all amenities and the train station but quiet and private. Communication with the host Claire was excellent and clear and she was very attentive to make sure I had everything I needed. I had a really relaxing stay here recharging my batteries after Xmas!

This property was perfect for our three nights in Tunbridge Wells to visit family.
Everything was a short stroll away and we loved sitting out in the courtyard enjoying the indian summer.
The cottage is very quiet and is well fitted out for a comfortable stay.
Can definitely recommend this gem.

Loved every single thing about staying here: wonderful accommodating host, PERFECT location right next to high street and The Pantiles, gorgeous garden to sit in, extremely comfortable bed and couches, gorgeous bathtub, adorable little lane to walk on, and just the most beautiful view over Tunbridge Wells. Would stay here again in a heartbeat, in fact, I fully plan to in the future!

I rented this property for myself and bridal party and my new husbands and my honeymoon suite. The cottage was clean and cosy perfect for our relaxed vibe. Claire was extreamly accommodating and easy to contact if i had any questions. We all had a great time and would definitely recommend. Xx

This is a true gem. Decorated and furnished to a high standard. Close to restaurants, pubs, shopping, train station, and parks. Paid parking available nearby, or at Pantilles (about a six or seven minute walk) if the nearby lot is full.

We could not fault either the cottage or the location, both were perfect. Just a 1 minute walk down pretty Frog Lane to the nicer end of the High Street and from there just another minute to the Pantiles. The cottage was comfortable, well equipped, and everything worked.

The Stables
Lovely property, located in the old part of town with a 'village' feel (pubs and restaurants nearby and The Pantiles a short walk) with everything we wanted and in the perfect location for us to explore Tunbridge Wells. Claire made us feel very welcome and made every effort to ensure that we enjoyed our stay. We will hope to stay there again.
