If you want a property that smells of cigarettes, is full of mould and has hosts that lie and then refuse to respond to your messages then this is a perfect property!
The property was very dirty, there was lots of mould in the bathrooms and a leak in the on-suite that had clearly been there a while as the skirting boards were all damaged from it. In the main bathroom one of the taps is corroded and sharp which led to my kid cousin cutting her finger quite badly! The wardrobe door in the twin room was broken and unusable. The bed in the main bedroom was lumpy and uncomfortable. In the kitchen the tea towel was stained and frayed, the pots all had to be washed as they were grimy, some were too dirty to even consider using! The dish drying rack was rusty, the top of the washing machine was filthy, two of the chairs were broken, the net in the kitchen was held on by staples and falling down. In the living room the sofa covers needed washing as they were dirty and there was rubbish and crumbs under the sofas. The property smelt of cigarettes and there were cigarette butts in the garden despite it being a non-smoking property. Spoke to the host who initially agreed to refund some money, told us he spoke to booking to issue the refund but lied. Booking confirmed he did not respond to any of the messages or call! Reported to trading standards. Would share more pictures but booking limits it to 4!

Close to the town centre and well equipped
There is an overall fusty smell, needs a thorough clean. Upstairs bathroom needs a lot of work, flooring, side of bath held on with sticky tape. Beds are uncomfortable. It does not look like the photos!

Nothing really. If I could give this rating a zero I would.
If i could give this place a zero i would. The house smelled so bad of cigarettes that we never sat in the living room for the whole time we were there. We aired it out and it was still there. 2 of us have several asthma so this was affected by it. Host kept saying the previous people didn't smoke or the cleaner but he was in France so I don't know how he'd know that. The curtain pole broke off the second it was touched and hit my friend on the head, cutting her. The house was not cleaned. There were spiders and webs everywhere. The bathrooms looked like they were from a derelict building. The grout was black, the floor lining was coming up, the bath tub was taped up, the floor lining had brown marks and water marks throughout. The pits and pans were filthy we never used so we went and bought our own. It was disgusting. The curtains for the kitchen were just a mesh piece stapled to the wall. It was so disappointing. The mattresses are probably 20 years old. You can feel every spring. The wardrobes are broken. It was disgusting.

Close to the city, shops.A lot of space .
The house needs significant renovation. The boiler isn't working, so there's no hot water. Many things are broken, such as the built-in wardrobe and the bathroom hose.

What a find this is. Right central to everything (in walking distance) as well as being such spacious accommodation to stay in.
Have to say, the communication from the hosts was second to none. Will absolutely be staying here again.

location and size
Having to clean the kitchen before it was usable was not our idea of a holiday. The bedding was of poor quality and smelt unclean. The mattresses were very used and uncomfortable. There was a leak coming through the light fitting in the downstairs toilet which was very dangerous. The owner of the property was informed and pictures were sent to him but he failed to do anything about our issues. He promised a refund for our discomfort which I still await. Stay was Dec 22 and I have put off doing the review until now, awaiting some form of compensation.

it was so handy for our work in the city centre and Matt was super-helpful
The bush outside needs pruning - it was raining and I got quite wet trying to get past with cases and putting the key back!
Also both of us who stayed commented on the sheets as polyester mix is a bit itchy.

Very clean, comfy beds, very easy communication with owner, deposit back after stay without any problems. Fresh and clean bedding and towels on arrival. Basic kitchen equipment. Ground floor and top floor on separate heating thermostats.

The location was decent.
We stayed at 3 The Spinny, Wolverhampton as we got told closer to the time of arrival that The Royal House Wolverhampton accommodation had been flooded. On arrival the home looked decent. To the general eye it looks fine, but as you moved around the property & started using the furniture & rooms - unfortunately you start to see the build up of little problems appearing. This includes wear/tear, damaged or broken parts to the facilities provided/things that were unfinished eg wardrobe with no doors/open kitchen cabinet, broken locks in both toilet&bathroom, small tiny shower in the darkest end of the bathroom - light not working above the shower so we couldn’t shower at night. Getting into the tiny shower seemed like a task in itself. Some lamps in the bedrooms were not working. In 2 of the double bedrooms, the bed linen did not seem to be washed. One had hair on the sheets and the other had stains on the sheets - both beds did not smell fresh at all. So sadly, 2 of my friends did not sleep much the 1st night. No hand towels were provided but bath towels were. The only bin in the property is in the kitchen. Nothing in the bathrooms/bedrooms upstairs. The dinning room chairs are useable but flimsy. However, the living & dinning area does look good in general in the living space downstairs. It is just a shame that once you use the furniture, you can tell they are of poor, uncomfortable quality. But we didn’t mind so much as we were only there for 2 nights stay.
On our 1st night there, the water in the toilet sink was slow to drain.
The next morning, we saw the sink was clogged up with water completely, after we washed the bed linen in the washing machine in the same room. The whole of the bathroom floor was flooded with water.
We contacted the owner Matt right away & he told us by text he was out of town for the whole day & could not get any access to a plumber or send anyone over.
