Our GOLD STANDARD 3 Bed/3 Bath condo is part of the up-and-coming Sunset Caribe Belize Resort. This listing includes a 1 Bedroom as well as a 2 Bedroom directly next to each other on the top/5th floor. (There is not an interior door.) You will have the comforts of both condos. Enjoy TWO thermostats, TWO full kitchens, TWO living areas, THREE master bedrooms and most importantly TWO relaxing balconies. You will have expansive views, overlooking the Cayes or Bayside of San Pedro, from EVERY room. The Sunset views are simply breathtaking.
LOCATION, LOCATION, LOCATION
We are an easy 1.5 mile golf cart ride North of San Pedro. Our resort, Sunset Caribe, is located nicely between the fun of downtown San Pedro and the popular attractions, beach vibes and luxury of Northern Ambergris Caye.
*Please note - The construction of our condo and building is finished. However, there may be construction noise North of our building as they complete the final construction phase in our complex. You may hear construction noise between the hours of 7:00am - 5:00pm. Thankfully, we haven't received any complaints but we want you to be aware. Thanks so much for understanding.
As part of the "Caribeville" community, you will have access to several services.
• The San Pedro Urgent Care building is a four story facility which includes the private clinic offering medical services to the public during regular business hours and 24 hour emergency care to owners and guests.
• The Spa and Salon is also located in the San Pedro Urgent Care building.
• Rain Restaurant (located at the top of the "Rain" building) is known for its outstanding Caribbean and American cuisine with seating in a covered yet open environment. Open for breakfast, lunch, and dinner.
• Aqua Restaurant (located inside on the 3rd floor of the "Rain" building) is known for sushi and seafood. Don't miss sushi night!
• Beach Basket Grocery (located on 1st floor of the "Rain" building) is the onsite small grocery store and includes beer, wine and liquor as well as provisioning services prior to your arrival.
• Sun Brew Cafe - serving specialty coffee, sandwiches, pastries and desserts! Located in the front lobby.
• Fitness Center - the largest gym on the island! Located above the front lobby with beautiful views!

- TWO Full Kitchens with quartz islands and countertops (Each kitchen has dining for 4 people)
- 1st Master Bedroom includes a closet, chest of drawers, safe, iron/ironing board, 42 inch smart TV, SONOS speaker and 2 luggage racks.
- 2nd Master Bedroom includes a closet, chest of drawers, safe, 42 inch smart TV, SONOS speaker and 2 luggage racks. This room has the option of 1 King size bed or two twins.

- 3rd Master Bedroom includes a closet, chest of drawers, safe, iron/ironing board, 42 inch smart TV, SONOS speaker and 2 luggage racks.
- ALL THREE Bathrooms have a large walk in shower, hair dryer, make-up mirror as well as travel size shampoo, conditioner, body wash and lotion.
- TWO Living rooms. Each include a queen sleeper sectional, 57 inch smart TV and a SONOS speaker
- TWO Patios with 5th Floor Bayside Sunset views; (Each patio has seating for 4 people)
- Added Bonus: This condo has Vitamix Blenders, Keurigs, 12-cup coffee makers, French Press, coffee grinders, waffle makers, electric skillets, hand held blenders, 2 quart pitchers to fill water/lemonade, spice rack, upgraded kitchen faucets, yoga matts, luggage scales, umbrellas, flashlights, binoculars, cards & dice in TV stand, USB outlets throughout for charging your devices and a Pack-N-Play (available upon request)
- Pool and beach toys: cooler beach bags, frisbees, footballs, floaties etc... in living room baskets

PAYMENT/CANCELLATION POLICY (JANUARY 3rd – DECEMBER 20th):
• A deposit equal to 40% plus tax is required at the time of booking.
• Remaining balance is due 21 days prior to arrival date.
• Full payment is required if reservation is made within 21 days of arrival date.
• Full refund if cancelled 15+ days prior to arrival date.
• 50% refund if cancelled 14 days or less prior to arrival date.
• No refund if cancelled within 2 days prior to arrival date.
PAYMENT/CANCELLATION POLICY (DECEMBER 21st - JANUARY 2nd):
• A deposit equal to 40% plus tax is required at the time of booking.
• Remaining balance is due 21 days prior to arrival date.
• Full payment is required if reservation is made within 21 days of arrival date.
• Full refund if canceled 30+ days prior to arrival date.
• There are no refunds for cancellations 29 days or fewer prior to arrival date.
• There are no refunds for no shows, late arrival or early departure including reasons such as medical emergencies, airline delays, strikes, or weather.
• 5 Night minimum stay required during this holiday timeframe.
