The staff is what makes this hotel. Everybody seemed to be in a naturally good mood, and not one that was forced. They went above and beyond the call of duty in helping me acquire transport around Penzance and to Lands End. I opted for the Continental Breakfast, and was pleased by the fresh breads and fruits. The hotel also has a nice sea view too! If I ever stay again, I'd get a room overlooking the waterfront.
Stairs in my room.......But that was just a minor inconvenience.

Although the windows appeared to be double glazing, it was still quite noisy at the front until around 11 ish & then all quiet

Clean hotel, catered for vegan (though had to ask), friendly staff.
No key fob for front door issued for late evening access as previous guest had lost it. Had to phone shift manager to be let in at 10.30pm.
No automatic choice of plant-based spread or milk for breakfast - had to request it.

The manager was super friendly and helpful. Really made us feel welcome. Indoor car park was very convenient. Rooms were freshly updated, although they were small and a bit awkward due to what I am sure were existing conditions in old building, but that also added to the charm. View to bay was amazing. Really enjoyed our stay here.
Bathroom was a bit awkward, but clean and new remodeled, so no problem.

The hotel is in an excellent beachfront location. The staff were friendly and the rooms were warm and comfortable, if rather small. There is paid covered parking right next to the hotel which was handy
The billing was poor with a variation between the quotation and the invoice, duplicated charges for parking, and some puzzling (if small) 'service charges'.

The location. The man at reception was very friendly and helpful but unfortunately the hotel needs serious work.
I booked a "cosy double" room 15 and it was very poor. The window had been screwed shut (is this a fire hazard?) and it is a tiny room on 2 levels. The window in the bathroom area opens so wide it is dangerous as there is a big unguarded drop and there was a lot of noisy music. The decor is 1970s and grotty. The manager showed me a second room which smelt very strongly of gloss paint, and the third room had dirty sheets and an unmade bed. The hotel smells of paint, polish, disinfectant and damp. It is not pleasant. It has been poorly decorated to a low standard and I could not stay and left having paid in full. The outside looks good and it is in a fantastic position. They have made a good effort with the public rooms on the ground floor, but the stairways, corridors, and the 3 bedrooms that I saw were unpleasant. I would not stay in any of the 3 rooms that I was shown. The full rate for this room was £138 - I paid £90 and just had a shower and left. Really disappointed. Penzance needs something better than this.

This seaside hotel is really lovely. It's at the north end of town, a short walk to the center, but nicely located.
Our room was small, but very workable. It did not have a view of anything wonderful, but it was quite and cozy.
The bed and pillows were comfortable. The bathroom is updated and has nice amenities.
Parking is available in a secured garage with prior arrangements.
Breakfast was buffet style.

The food menu could be laid out better, i.e. there wasn't much choice for starter. When I asked for a ceasar salad, I received it as a main course, supplimenting the pasta dish I had selected. Making the menu clearer would be helpful.

Nice room, comfy bed, pleasant and helpful staff.
lots of minor issues—toilet was broken (my husband fixed it) and shower curtain rod fell down on me. There was a bright street lamp right outside our bedroom window that made the room be like daylight all nice. Wifi only worked in lobby. Restaurant was odd, inconsistent. Location was okay— across from beach and walking distance to shops but not in the heart of things, neighborhood a bit rundown.

Downstairs was nicely decorated
Glass of Prosecco on arrival and a few goodies in the room was a nice touch.
No lift was a problem for me as a solo traveller staying on the top floor, struggling down the stairs with a case and a couple of bags was not easy when there is nobody to help, I feel sorry for older travellers having to make their way down the stairs.
The single room I stayed in smelt musty and was quite dark with just a small window overlooking what I think was the Thai takeaway roof, the bedsheets didn’t smell fresh which left me wondering when they had last been changed? ( I did ask that they were changed on the second night)
The bathroom was very dark & dingy and very 1970’s and definitely needs updating and the showers water supply was very temperamental.
Whoever serviced my room kept leaving me a dirty cup which wasn’t nice.

The front desk officer was very friendly and let us check in 1 hour early.
The pictures of the hotel and rooms look really inviting and modern, but you can tell that the hotel is old and cheaply renovated. The room was tiny and shabby - stains on carpet, broken windows (we were even warned by staff that they could fall out), smelly hallways. Only one light/nightstand. Bathroom clean, but unappealing.
The worst was the "view" - fire exits/stairs and a huge exhaust that was both loud and smelly. We complained and after some back and forth (the manager claimed they were fully booked even though there did not seem to be many people around) were offered another room - basically the same, one level below, with the same problem, but it was slightly quieter so we accepted because we only stayed for 1 night.
Generally an unpleasant experience. Heads-up for visitors with walking impairments - there were stairs within the tiny room up to the bed, and no elevators to the rooms.

No lift for wheelchair access. It would have been handy for my Mother in law who needed both hip replaced and accessible for wheelchair.
