Keys were readily available. Location is fine, just out of town and the cabin was clean and plesant.
A message or a sign for reception would have been useful. There was no milk in the fridge and being well out of town that was an issue after a long day's driving.. A couple of luggage stands would be useful.

This is such a cute place. It is a very comfortable place to stay and extremely quiet at night. It's a short drive into town.

I stayed for work and had to bring my dog. The owners and property were one of the few accepting both of us. I couldn't have asked for a better stay. The place is lovely and the owners are friendly. I am going to stay here regularly from now on. Thanks so much. Highly recommended.
I liked everything. No complains/

We loved this property! Great location close to town, but secluded and quiet as well. The cottage was cute and cozy. Heaps of room for our dog to walk around and explore as well.

Quite simply, one of the best self-contained accommodations I have stayed in for a long while. Sure, the building is over 100 years old and the floors are uneven, but that is part of the charm. The fixtures are modern and it's obvious the owners take pride in providing top-quality accommodation. Everything you might need for a comfortable stay seems to have been provided.
Communication with the owners was always prompt and informative. The semi-rural location just outside of Armidale makes for a relaxing stay.
These are simply things to be aware of - there is a studio apartment and cottage within the one building. You will hear your neighbours moving around, but you'll get that in almost every motel.
While there is a washing machine, there is no dryer or drying rack that I could find. There is an outdoor clothesline available (with pegs!), but if the weather is less than ideal there could be problems getting things dry.

Clean and cosy, nice location

Property was in a great location. Lovely outlook watching afternoon sun go down while sipping a beer on the deck. And early in the morning, seeing the kangaroos around the place was great. The studio at self is comfy and cozy, neat, clean and tidy.
The only flaw I could find with the property is that I couldn’t work out how to use the induction cooktop, even after reading the instructions.
I was only using it to have coffee in the morning, but luckily for me, there was a plunger there, so I was still able to have my morning coffee.

Loved the location, and that it was dog friendly.
The set up and layout of the studio was great, we loved the deck too.
Very clean: bathroom, kitchen and appliances, and the carpeted floors.
Very easy check-in and out.
Great written communication from the hosts.
Easy to find and although so close to town, was so quiet and peaceful.
Loved the little touches like the coffee machine, books to read, comprehensive information booklet, access to wifi, and tv streaming services.
Also loved that we were left to ourselves to enjoy the facility.
Not dislikes, just some honest feedback:
The blanket on the bed was covered in black hair, (my husband is bald and I am blonde), was a little off-putting.
The doona however was immaculate, I will say that.
The pillows were very uncomfortable, I ended up buying one at KMart (however I usually bring my own anyway, but forgot on this occasion)
The bed could have been more comfortable, perhaps the mattress needs updating?
The couch was VERY uncomfortable unfortunately, for us taller people it was painfully so, it felt like it had very little support, and was very low to the ground, maybe something else that could be updated?
The towels in the bathroom appeared to be clean but did not smell fresh.
Although we saw our hosts they did not once wave or say hi, which I guess doesn't bother me, (I prefer minimal to zero interaction), however if you do like to engage, you may be disappointed.
I will say though, the lady that appears to do the cleaning, was very friendly.

Clean, comfortable, peaceful with a lovely outlook from the Studio. We arrived late evening & had to leave very early so couldn’t really enjoy the setting however we loved the deep bath to relax in after our long drive.
Nothing really to not like just a comment that we did not realise the house & studio were attached, not a criticism at all & we probably didn’t read it thoroughly beforehand. Did not negatively effect our stay at all.

Great little studio cabin with beautiful views. Loved being able to have bath or shower whilst enjoying view through door onto veranda, large comfy bed with plenty of bedding for chilly nights, well equipped kitchenette with instructions for all, storage in baskets for dry goods in partition between living and bedroom area.
Would have liked just a little more worktop to prepare meal.

Absolutely loved this place. We're in a noisy city apartment right now, dreaming of our 4 days staying in this blissful country retreat at the edge of Armidale! The noisiest sounds were birds, and the only things rushing by were kangaroos! One night we were treated to the most gorgeous sunset, while we shared a simple dinner on the porch. Sigh. It was heaven, and I'd go back in a heartbeat.
I was disappointed in booking.com for not allowing us to extend our stay. There must have been a glitch in the system, because we were able to book it on another platform. Unfortunately, that meant that we paid the cleaning fee twice in four days. Nothing whatsoever disappointing about the place or the hosts, though!

Great location and the property has so much character and is extremely well equipped. The bonus of space for our dog to run around as well as a mob of kangaroos on our doorstep as the sun rose was wonderful!

Location was a convenient stopover on our way to QLD. The cottage was very comfortable and good to get settled in a very serene environment. Food delivery to the door, and Netflix - good combination for tired travellers!
Just a minor mixup with the studio vs cottage checkin but apart from that no issues.

A rural location but close to town. The studio room was comfortable and well equipped. A great bathroom and comfortable bedroom. Great place to stay with a dog. Kitchenette was good. The veranda was a pleasant place to sit and eat dinner while admiring the views.
