The room was very clean.
We arrived at 6.30pm and our room wasn't ready. We waited 45 minutes to discover they had made up the wrong room - single instead of twin. Waited another 30 minutes for the correct room.
Room was on the ground floor right on a very busy road. Needed to have the window slightly open for some air but that meant that people walking along the narrow footpath could see straight in and the noise of big trucks passing only a metre from the window, meant that it was very noisy all night.
Shower in the morning was totally cold. Could not get any hot water at all from the shower or the basin.

nothing!! when we got to the property at 12,45 am they didn’t have our room. we had been earlier in the day to check in and we were told our room was not ready but they said they were open til 1am so not to worry

We arrived to find that they had double booked the room and we then had nowhere to stay for the night and had to travel 2.5 hours back home. They said they had recently acquired the property and blamed that for the double booking. They offered no alternative.

Great location. lovely building (far better than the photos). Room was small but perfectly formed. extremely comfortable mattress and duvet, super shower.
Don’t arrive at 4.30! There was no one there and when the young member of staff arrived she was not happy that we’d got there before 5.00 despite 4.30 being the earliest arrival time. Despite that, the very worst aspect was the fitted sheet which was too small for the bed. A double sheet doesn’t fit a bed which is 2 singles zipped together (King size). This made for a very uncomfortable night’s sleep. The only reason we didn’t complain was that by the time we found out about the sheet it was late.

All rooms are brand new with very comfortable and and massive bed and beddings. Bathroom, besides small, is decent and very cosy. Nice TV with smart enabled (which is rare in most of the hotels I have stayed).
Room is quite small for the massive bed which doesn't leave much space to walk around. Bathroom can stay very hot, specially because there's no ventilation besides the extractor that only works with the lights on. Also, there's NO restaurant available. So be prepared to order food (there's a local delivery available with a 6 pounds delivery fee) or driver the nearest town (Selby) to look for something.

If I'm honest, and this did not effect us in anyway, but I know there are stupid people out there...there was road noise...that isn't the hotels fault, it just so happens to be close to it....

very clean, good location, lovely staff. When we got back The pub was closing but the lad behind the bar let us have a drink and a game of pool before closing. Great take away delivered from a place called la Bella if you want food.
It is next a busy road but unless your a very light sleeper this won’t bother you, it didn’t us. Note when travelling to type in the post code rather than the Booking.com address as this took us 20 mins in the wrong direction. when Rang the hotel the lady kindly directed us.

The staff were very friendly and helpful, the bed was comfy and the room was spotlessly clean. It was great for our overnight stay.
It was very difficult to contact the owner in order to arrange an early check-in/key collection time. The phone number on their website has been discontinued and no-one was answering on the mobile number.

it was very clean ,we were pleasantly surprised and had everything we needed . was just as advertised .would defiantly book again
it was situated on a main road so there was quit a bit of traffic .Didn’t take anything away from the accommodation ,would still go back

We were having a day out in York but didn't want to stay in the centre. This place was only a short drive away which was perfect for us.
Staff were so friendly. Rooms were clean and bigger than we expected for the price. Bathroom was lovely and clean. Really comfortable bed. The bar was really good too.
